    This is a nightmare for the landlord! Now terrible tenants can abuse the landlord further. They already got free lawyers and favored by the law!

      But I've lived here 7 years Never late on rent. But landlord wants to double rent. So I have been EVICTED Now I need to find money to move my possessions

      @@brendamartin7280 You always have the right to rent elsewhere. And if you have a contract that leases from the tenant to a term date, then you can't be evicted unless you broke the terms of agreement.

      You got a surprise coming. You better go to your state regional center like the San Andreas Regional Center and rent to rapists and child molesters. In Salinas, there was a guy who rented rooms at 1350 per room/month to child molesters. He had a 20 room hotel and the state paid for each of those child molesters because they "have done their time". Rapists will get you, 20 years ago, 4k per month. You just need to pass the inspection as long as its "habitable" by law. Megan's law isn't even worth it. You look at any map in CA and you will find child molesters 5 miles from school. If the state is willing to pay , go for it these renters are better than the Sec 8 HUD subsidizers. Check with your attorney for ANY contract you give these people.

      @@lawyerinbluejeansSD Yeah but most of the ones coming in are illegal and won't contribute much to the state or it's GDP. Most likely more of deficit and strain on the system. That's not the kind of back fill you want when the others leave.

    It took at least 7 months for one landlord to remove his migrant, spend all her money on her hair and parking fines tenant. In the meantime, she was my neighbor, giving me the evil eye, screaming in the middle of the night (nightmares), and KNOCKING ON OUR ADJOINING WALL LATE AT NIGHT, SCARING THE PEE OUT OF ME.
    The city said they didn't have enough sheriffs to evict her. So I think he hired a third party. She resisted, so they brought in 2-3 police to ARREST her.
    I heard the city likely gave her low income housing for FREE, housing that is there for struggling CITIZENS. NOT DO NOTHING MIGRANTS.
    This is why CA is $45 BILLION IN DEBT, and behind in EDD payments! Robbing CITIZENS to pay for deadbeat migrants.

    More rights taken away from the property owners. No relief for the owners that still have to pay all the bills associated with the property on a timely basis. Owners don't get extra time on anything.

    Lawyers lobby in california has been destroying the state. Families like ours sold most of our properties and invested in other assets. There are good and bad people on both sides. But the ones are badly affected are family owned properties who have more than 1 or less than 8 properties, which are rented. There are activist tenants and lousy lawyers who are misusing law to damage reputation of small family "landlords". But I believe in Karma. Such lawyers and tenants will pay back one way or the other. That's for a fact. Whether they believe it or not.

    If you're a landlord you'll want to hire a dedicated landlord's attorney, not someone who sees both sides and represents tenants. Landlords need an attorney who will fight for them tenaciously, given the law is already skewed towards tenants.

    My landlord doesn't fix leaking roofs, and I'm paying for parking 😡 PLUS they want me to pay for maintenance 🤬 so I think that the LAW is giving me little time to move, and the city came over but they sided with the landlord ( bribe)

    The best defense, is to properly vet your incoming tenant. Frankly, I don’t think an additional 10 days is a big deal.

    From 5 to 10 days to respond is reasonable. Governor needs to find the right balance of tenant and landlord rights..

      @ not a bad idea but I’m sure there are limitations the state would enforce! They might be able to override certain provisions that are contrary to public policy or something like that.

    Landlords have been facing months to YEARS to evict tenants who disregard any efforts to get them out. Who does expect landlords to pay for the overhead including mortgages, taxes, insurance and maintenance and often ARE UNABLE TO SELL THEIR PROPERTY to get out from under the burden caused by the tenants and support from our government to keep them in.

    Does this apply to a month to month tenancy? People don't evict whimsically. Like the host said, there has been a history of not paying rent. You can post them at the door like "quit or pay" notice. So how long before you can get the sheriff to evict these renters? The renter's under Sec 8 HUD are notorious of destroying your property. My neighbor rented lease their house and the renter did a job like ripping the doors on the inside ripping a panel on the garage door. At the end they had 40k of damage and they found a lot of drug syringes in the closet. No wonder cops swarm almost every Thursday due to its "buy out drugs". I don't know if you can ask the renter's former landlord for references. I You can't even ask them, unless the renters are getting federal subsidy or assistance in their housing; their citizenship. Can you ask for their FICO score? How much of a cleaning fee can you ask; they are not the same as security deposit? In the bay area, an average 3 bedroom 2 bath is now renting more than 5k per month. I think I'd invest in storage spaces, at least inanimate objects do not destroy your property.

      Inflation goes up every year, property taxes go up every year, home insurance is now 1.5-2 times of what it was, cost to repair has doubled. Most owners (mom and pops) take a loan to purchase a rental property to give it out on rent and barely break even. How do they sustain. Rental homes are not charities they are a business. How about asking govt to pass a law against grocery stores increasing prices? How about govt not increasing property taxes? How about asking govt to pass a law to prevent repairman from charging 1.5 times? Why is there no talk about that?

    Make sure your landlord rental agreement states that the bedrooms are not private. That way you can legally move in a 500 pound gorilla to help them pay the rent if need be. Also include the right to lien their automobile for rent due in your rental agreement. If they leave owing you money, they should be walking.

      @@lawyerinbluejeansSD The landlord signed a contract to make a payment to the bank. If he fails to make that payment, the bank takes the building along with his equity away from him. If he thinks that's intrusive or over the top, he doesn't get to buy the building. Likewise if a want to be tenant isn't willing to put any skin in the game, don't rent to them. Betting your building on a tenants job or good will alone will likely cost a landlord much more than a tenant.

    Landlords pay property taxes to California. Californian politicians want landlords to resolve their housing shortage by punishing them. This is why business is leaving the state. Same goes for minimum wage increases where consumers pay $15-20 for burger 😢. California is becoming a socialist state.

    Not bad news the rental hell house monopolies on residential homes. Real estate market should never grow a system of wealth dependency on mass land grab abuse of residential real estate rental opportunity, DECIMATING first time single home buyer live-in opportunity. A one maybe 2 at most provisional exempt consideration should apply to the resource dependent elderly or middle/low income homeowner rental.
