In Salinas, there was a guy who rented rooms at 1350 per room/month to child molesters. He had a 20 room hotel and the state paid for each of those child molesters because they "have done their time". Rapists will get you, 20 years ago, 4k per month. You just need to pass the inspection as long as its "habitable" by law. Megan's law isn't even worth it. You look at any map in CA and you will find child molesters 5 miles from school. If the state is willing to pay , go for it these renters are better than the Sec 8 HUD subsidizers. Check with your attorney for ANY contract you give these people.

This is why CA is $45 BILLION IN DEBT, and behind in EDD payments! Robbing CITIZENS to pay for deadbeat migrants.

Who does expect landlords to pay for the overhead including mortgages, taxes, insurance and maintenance and often ARE UNABLE TO SELL THEIR PROPERTY to get out from under the burden caused by the tenants and support from our government to keep them in.

So how long before you can get the sheriff to evict these renters? The renter's under Sec 8 HUD are notorious of destroying your property. My neighbor rented lease their house and the renter did a job like ripping the doors on the inside ripping a panel on the garage door. At the end they had 40k of damage and they found a lot of drug syringes in the closet. No wonder cops swarm almost every Thursday due to its "buy out drugs". I don't know if you can ask the renter's former landlord for references. I You can't even ask them, unless the renters are getting federal subsidy or assistance in their housing; their citizenship. Can you ask for their FICO score? How much of a cleaning fee can you ask; they are not the same as security deposit? In the bay area, an average 3 bedroom 2 bath is now renting more than 5k per month. I think I'd invest in storage spaces, at least inanimate objects do not destroy your property.
Inflation goes up every year, property taxes go up every year, home insurance is now 1.5-2 times of what it was, cost to repair has doubled. Most owners (mom and pops) take a loan to purchase a rental property to give it out on rent and barely break even. How do they sustain. Rental homes are not charities they are a business. How about asking govt to pass a law against grocery stores increasing prices? How about govt not increasing property taxes? How about asking govt to pass a law to prevent repairman from charging 1.5 times? Why is there no talk about that?

Make sure your landlord rental agreement states that the bedrooms are not private. That way you can legally move in a 500 pound gorilla to help them pay the rent if need be. Also include the right to lien their automobile for rent due in your rental agreement. If they leave owing you money, they should be walking.

If he thinks that's intrusive or over the top, he doesn't get to buy the building. Likewise if a want to be tenant isn't willing to put any skin in the game, don't rent to them. Betting your building on a tenants job or good will alone will likely cost a landlord much more than a tenant.

Its hard to say that the Governor is directly at fault here. The new law is created by the legislature.
The best defense, is to properly vet your incoming tenant. Frankly, I don’t think an additional 10 days is a big deal.
From 5 to 10 days to respond is reasonable. Governor needs to find the right balance of tenant and landlord rights..
Double the time to withhold rent, destroy property. Landlords are people in business with budgets too.
