In these types of situations where you're renting a room in your house and there's immediate conflict, it's best to just let the tenant get out of the lease and leave peacefully. If the landlord was smart she would at least have a security deposit to keep, but you'll spend more money and time than it's worth trying to recover future rent for breach from someone who doesn't appear to have much.
How do you "hear" boxes being packed defendant is a total nut case should NEVER EVER be allowed to rent to ANYONE i can see the this is my house crap and she just started talking so no she should never have another tenant EVER and i bet you changed it all back after she called the police...
