Biggest issue is that you still left with the huge debt which unless you sell or payoff still impacts you..

Yes you are. However the tenant is repaying the bond every month.
And depending on which strategy you use to invest in Property (we have a Property Strategy video) there may or may not be a shortfall each month which you'll need to pay.
However, the shortfall you have monthly (difference between the rental income and your expenses) is tax deductible.
Meaning that you will be building a tax loss over the years, so when the property is cashflow positive, you don't pay tax for a few years because you're utilising the losses previously incurred.
Some professional investors seek losses. So each time their portfolio becomes cashflow positive, they refinance their bond so the debt is greater again. Then they use that new debt to put down a deposit on a new house and expand their property portfolio that way.

@@moneyreimagined agree there is just much better ways of using your 500k I had 15 properties and got rid of most of them cause of this issue, also handling tenants is a bit of a nightmare most are ok but over the years I've had my share of crazy 🤪 one even tried to burn the house down 🤣🤣🤣 luckily that didn't happen but still cost me big money to fix and yes it was covered by insurance and a tax write off but still the inconvenience put me off.

You mention many good points.
While one can avoid many issues with the right systems in place, the right screening criteria and a good team of property professionals, there are some issues that can surface despite the best planning and preparation.
Thank you for sharing your experience with us. You appear to have gone heavily into property.
Yes, there are definitely better returns you can earn with R500 000. But for those starting out who may not have R500 000 to invest, and who want to grow their portfolio of assets, property can be one profitable avenue.
And one can't deny the beauty and power of property. Getting access to returns on R500 000 with only a 5%/10%/20% deposit.
Property is so dynamic. You can refinance to grow your portfolio, you have access to many tax saving strategies, you can directly influence your return by refurbishing your property or changing property strategies etc for example multiple incomes from one property or perhaps an Airbnb strategy etc.
But as you mentioned, property investing requires involvement. Even if you have the best agent managing your property, it still requires your involvement even if it's every few months.
An asset like Bitcoin (not crypto) yields a far superior return over the long run with 1/100th of the effort. It is like a savings vehicle. You buy and hold for the long run.
