      Thank you for reaching out and engaging.
      Yea, we've been investing for cumulatively over 25 years in assets classes like Equities, Property, Precious Metals etc., and were sceptical or perhaps unsure of Bitcoin at first too, especially when you listen to the Media who vilify it. But when the media says one thing, it's generally an indication that the opposite is true 😅
      Now after years of learning about Bitcoin literally every day, we see it for what it is, the greatest opportunity for financial inclusion. 👏
      Bitcoin is a return to the old ways believe it or not, where Saving was enough. With Bitcoin all you need to do is Buy and Hold for 4-5 years. No fancy strategy is necessary.
      In the old days you didn't need to buy a property, become a landlord while still being full employed just to survive. You didn't need to be a part time asset manager over your investments because the money (the Rand) held its value relatively well. The USD was backed by Gold and was redeemable for Gold.
      Now all we hold is monopoly money with Mandela's face on it. It has zero actual value. And this is reflected in the weakness of the Rand, and the insane levels of inflation.🤯

      @moneyreimagined ahoy lads . So I think you are located in Cape Town. My next question is, where is the best? I grew up in Stellenbosch a Stellie. My thinking would be investing around this area posibly Strand to fit in the mid market. What's your advice? Cheers, I look forward to learning with you at hand.

      Yes it's often best to buy in an area that you're familiar with when starting out. And as you progress and become more experienced, you can start investing in other areas.
      Many people don't believe it's still possible to buy property in the R500 000 - R700 000 range in Cape Town, but we've got a video coming out soon on how to find exactly such deals in Cape Town.
      We have managed to find good deals in this price range in Kraaifontein (Buh-Rein), Gordon's Bay and Bellville (Oakglen).
      And the units have been beautiful with a good rental return.
      It would be a good starting point.

    Why invest in your own property if you can just invest into reits, a much larger property portfolio? Maybe if housing market goes down you dont get dividend payments?

      Great question.
      There are definitely pros and cons of each type of Property Investment.
      Also every investor has different goals, capabilities and time that they can dedicate to Investing.
      Investing in Reits for example is much easier and less time consuming.
      Here are some pros and cons off the top of my head.
      REITS:
      Pros:
      -Easy to invest
      -Low barrier to entry
      -Diversified
      -Liquid (can buy and sell quickly)
      -Can get offshore exposure (sometimes)
      -Dividend income
      -Capital appreciation
      Cons:
      -Can't use other peoples money to buy Reits (finance)
      -Can't leverage Reits (for example re-financing)
      -No real control over your investment (you can't do anything to directly increase returns)
      -No real tax advantages
      PHYSICAL PROPERTY:
      Pros:
      -You can use other people's money to buy a property.
      -Tenants pay for a large portion of the property cost.
      -Once the capital value of the property has grown, and you've made some progress with paying off the bond, there is equity in the Property. You can refinance the property (get another loan) and use this money to put a deposit down on a new property. You are essentially getting money tax free out of the property to use on another deal. Another way of looking at it is, if you had put a deposit down of R100 000 on a property, and after a few years you managed to refinance the house, you can get your R100 000 out tax free (it's another loan) and then because you essentially got your starting capital / money back, any return you make on this property is now an infinite return because it cost you RNil.
      -You learn many skills along the way.
      -if you own a property and you rent it out, you are now running a business. This means you get to claim all kinds of expenditure for tax purposes. Because you're managing the property, you can now dedicate a room in your personal residence as a "home office". And now a percentage of many costs that before you paid out of after tax income (salary) you can now claim through your property business (before tax) e.g. claim some of your WiFi, domestic cleaners wages, a new laptop for yourself, some travel expenses, furniture for your home office, airtime for your cellphone, levies on the property etc. This means you can make your property investment business run at a loss.
      Now if your investment property is in your own name, this loss you've generated in your Investing business can get you refunds from SARS. If the loss is offset against your salary, now suddenly you're getting money back from SARS. (Have a look at our Property Secrets Video)
      -If you use debt to finance an investment, your return on investment is much larger. (Because you used less of your own money)
      -There is a lot you can do to directly impact your return on investment e.g. renovate the property, partly furnish the property so you can charge higher rental, you can buy in a better part of the city, you can let out a granny flat on the property so you're earning two incomes, you can change from long term rentals to an Airbnb strategy thus generating more income, there are countless ways to increase your return.
      -You have control over your investment. No CEO of another company can impact your returns.
      Cons:
      -Can be time consuming
      -Steeper learning curve
      -Requires more money upfront
      -If you don't follow best practices, you can get bad tenants.
      -if you don't get agents to manage the property then you will have to manage tenants which isn't always fun.
      -More illiquid than Reits (selling takes time)
      -More likely to get audited by SARS (if you're making losses on your investment)
      I hope that gives some insight into the fact that each investment method has things going for it.
      It just depends on your goals and strategy.
      And you don't have to choose one or the other. You can do a bit of both.

      Good question!
      Based on years of research and being in this space, it is clear to us that any crypto other than Bitcoin is inferior - for many reasons.
      Yes one can potentially get good gains from putting your money into different cryptos, but it's similar to a lottery with no fundamental value. You probably have the same chance of winning the lottery. Or losing all your money.
      With Bitcoin you can be sure that:
      • The investment is decentralised (it has no owner who can control it)
      • It has the longest and best track record.
      • It is the scarcest asset in the world meaning no one can dilute your investment like our government dilutes the Rand and makes us poorer as a result.
      • It has been legitimised many times (the country of El Salvador has adopted it as legal currency)
      • Bitcoin is uncensorable and unconfiscatable.
      • Bitcoin is finite meaning it is very scarce. There can only ever be 21 million Bitcoin. Whereas with any other crypto, the owners can make unlimited more of the token which then makes it worth less and less.

      And then a helpful tip, if you aren't already aware, is that you can earn R23800 per year in interest before being taxed. So basically the first R23 800 of interest you earn is tax free.
      When it comes to your personal finances, it is always a good idea to think of the long term and what you're trying to achieve.
