I feel for you and the frustration of being both handy and having new owner management company and their doing things that aren't quite up to snuff. Lived here since 1996 as a renter so in the same boat but on a different lake.
I've had rental properties here in Costa Rica and finding folks to do a good job done right was a recurring nightmare! Also, it's a REALLY good practice to document everything regarding an issue. Just a quick email detailing the issue and steps to resolve it. As my dearly departed lawyer, Bear, used to say: preventative law is MUCH cheaper than curative law

You never get compinsated for TI's. I understand your gripe to a degree but the new owner calls the shots and if you want to better your own pad or help others it's pretty much on you unless you get a written agreement. The bottom line is the rent is above and beyond everything else. There's no doubt your a good guy and enjoy helping othersI wish you good luck.
Modern urban living in a large city where you share space with a lot of strangers. Management companies can be challenging in that they work for the owners/investors and are only interested in making a profit sometimes cutting corners to do so. In your camping video it sounds like you might be getting closer to going on the road on a more permanent basis. 🤔
