2% for sturgeon heights... I bet even most people from St Albert don't know that's what the S's are called haha weird bonus, all of our street lights are wooden poles! don't know why, but that's a thing
I live in Sturgeon, we have nice bungalows, which I prefer, bigger yards and a huge Dutch elm tree canopy over our streets. Plus quick and easy access to amenities and the Henday/Yellowhead.
I was told by quite a few people that Akinsdale is the armpit of St.Albert. Not sure why. I think the median year most of those homes were built was 1976. There are apartments and townhomes there that are fairly affordable. I also don’t hear good things about Grandin but again, it was established in 1959, and I love the character in those older homes and I love the history of that neighbourhood. Again, apartments and townhomes like Grandin Village that are also fairly affordable. I agree with your favourite neighbourhood Lacombe Park, the old one (1974 median age) I would move there in a heartbeat 💓 if I could afford it!
I wouldn't listen to the people who talk bad about Akinsdale or Grandin. Both are absolutely great options for people looking to buy affordable homes in St. Albert, they are safe, and the yards are generously sized. I would 100% live in either one myself.
Grandin is beautiful. My street has trees everywhere, middle class homes, & is in great proximity to the plazas/shopping. If you're looking for modern, bougee houses, then you may disagree.
@@MrTrevorg18 I LOVE Grandin! I will be doing another video on my top 5 st. albert neighbourhoods in the summer and grandin is one of them. Stay tuned for that :)
I don’t agree with either of your neighbourhood comments. There are no bad or shoddy areas in St Albert. The older neighborhoods offer beautiful trees, neighbours who know each other, and great community.
@@SherridanGelmici I didn’t say they were MY OPINIONS I just simply said what I was told by some of the people where I work at. My coworker,a single mom told me she and her 14 year old daughter were moving to Deer ridge from Akinsdale and said, “oh mommy I’m so glad we are finally moving out of the poor side of town.” I said I never knew there were poor areas in St.Albert. Evan even said don’t listen to anyone saying anything bad about those older areas of St.Albert. I would move to any of those older neighbourhoods in a heartbeat if I could afford to live in St.Albert. It’s probably someone in oakmont or kingswood saying bad things about Akinsdale or grandin. Have a nice day.
I wouldn’t live in the north end of St Albert if you paid me. Believe it or not Grandin has my vote. Btw the amount of infills being built should tell you something.
Winter in St. Albert is identical to Edmonton because they are so close together. Calgary is also very similar however it usually doesn't get quite as cold because its farther south.

Thanks so much for posting this video! It will definitely help us in our decision.
I’m so glad to hear that!!
I live in Forest Lawn and I love it!
Forest Lawn is so beautiful! I LOVE those big trees in the summer time. They create that gorgeous green arch over the roads.
St.Albert seems well organized and clean
Yes it definitely is. I’ve got a summertime neighborhood guide coming out this week, stay tuned for that

Can you discuss winter in St. Albert compared to Edmonton and Calgary?
Winter in St. Albert is identical to Edmonton because they are so close together. Calgary is also very similar however it usually doesn't get quite as cold because its farther south.
Hi evan
Please make one video on furnished rented properties
Costing, amenities etc

Are there any in St Albert?
There is nothing under 400k in Deer Ridge anymore. At least not today (June 13th, 2024). The cheapest one I could find is 459k.
Great point, prices have increased since I recorded this. I am making a new neighbourhoods video for summer 2024. Stay tuned

st.albert property tax is 5600 a year
It's about 1.1% of your tax assessed home value, so if your home is tax assessed at $500K then property taxes will be approx. 5500

90% white people in St. Albert, just a heads up

Is the political culture of St. Albert conducive to traditional families who don't want to live in a Woke environment??
Alberta is often referred to as the Texas of Canada for the most part. Hopefully that answers your question.
@@Evan_Cochlin Sure. Only problem is the voters who put in Woke mayors in Edmonton and Calgary!
St Albert unfortunately is ground zero for Woke.
@@Evan_Cochlin Evan, so strangely enough, within the "Texas of Canada" you have cities run by nutty Woke mayors like Calgary and Edmonton....
