Aero FPV even it’s made it harder on deaf people. They don’t make lot of money and most of them live on government money. They want to buy houses or land. They can’t afford it because government only gave them little money to live on. They have other bills to pay rent and car insurance n gas n food n medications too.
I'll tell you Joe, I am totally looking at land differently than I did prior to your info was posted. And I NOW see why you just out of the blue did the duck ponds. You are not just building stuff willy nilly. You are building up the deer population and habitat for that some day when you are going to be able to lease the hunting out, and the same is true for the duck ponds too. You will keep busy maintaining your hunt club while you count your investment returns and put them in the back to do it all over again. Man that is so smart. What a way to live the dream. You are my hero...
LOL, thanks Gary, you are onto me!!! Whether or not you are looking to lease a property, the more you improve it, the more it will be worth. If we decide (or NEED to..) to sell this farm, there are alot of options and it should bring in high end prices once I get done with it...
Yes, here in NH we have our land marked as "current use", otherwise you are taxed big time! We also have a view tax! If you have a great view start shelling out the dollars! We have a small step up to get into our barn, the wanted to tax it as a deck! You have to be vigilant and walk around with the individual tasked with evaluating your personal property! Every building small or large is taxed! Maybe the state should go to a sales tax....?
DANG!!!!! NH looks beautiful though, we just watched a Re hab show I think, but It was in NH. We just loved watching all the background scenery.... Yep, the taxes will keep coming! (Better hide our 'view' from the assessor! lol...)
Fingers are crossed for you and thank you so much for all of this invaluable information. Now I'm going to be looking at crp land for sale here in Michigan. Hopefully I can find a diamond in the rough. Thanks Joe.
This was good information I am glad that I found this information thank you for all the good stuff. I know that this was hard to do but still it was good for all the people looking for something like this.
Glad it was helpful! I've seen it over and over again, people get burned by huge tax increases when a piece of land gets sold and loses its farm or woodland/conservation status! Hate seeing that. Thanks.
What is the best type of land to hold for multiple years to gain the MOST profit. Looking to buy a land with ton of Acres alongside a massive amount of profit in the long run. Looking to hold land purchases for Atleast 10 years.
Taxes are the key. Raise the taxes you squeeze out the little man. The rich can only afford to hold for generations. If your a little man and dont have an entrepreneurial spitrit, you need more taxes to help you. Little man vs Little man
yeah they are taxing us out of everything these days!! So hard for an average worker to afford much nice stuff these days. And then even if you can scrape by to get a piece of land or a home they tax the SH#t out of you..
@@kapperoutdoors Thank you for the reply. I am looking for a 10 acres in Texas, so that I can get it under agriculture exempt. What are the various factors that causes taxes to go up down the years?
Contact your nearest Federal NRCS office, or just look up your state DNR and start backtracking it that way. There are both state and federal programs available in most States, good luck
Kapper Outdoors. Hi, this might seem like a weird question but, generally speaking when a person buys a piece of land and then decides to build a house on that land, how do the taxes work in that situation? Do you get taxed for the land and the house on top of the land? Or just one thing?
possible, but very unlikely. First off most programs are now strapped for cash, so new enrollments are halted, except for maybe some state programs. That is why property that is already enrolled are much higher value.
I am sick and tired of so many Taxes. It's hurtin so many Americans.

Very important information
Yes it sure is. A lot of people have their taxes go way up when they buy a property in IL and other states!! Thanks

I heard that if you build a off grid cabin inside the raw land it don't affect the taxes. Is that right?
I doubt it. Most states will still tax you. Things have gotten out of hand imo... on taxes..
Where can I find the list of the programs that the DNR offer?

If you have to pay property tax ,is it really your land or are you just renting it ?
Not only property tax, but huge mortgage payments too.... But I still have the keys to the gate :)

Really good advise thank you
You're welcome
I'm buying land it's in a forestry plan the taxes are cheap.
Good info Kapper, can you enroll your land in more than 1 income producing fed or state program?
possible, but very unlikely. First off most programs are now strapped for cash, so new enrollments are halted, except for maybe some state programs. That is why property that is already enrolled are much higher value.
Kapper Outdoors that makes sense good luck with this one!
What about New York upstate
Can't say for sure, but I say to get really educated on how the taxing works or they can really sock it to you... hard!!
Allodial Title
If you buy agriculture land, and you change the use, it will be taxed differently This is nothing new
No but for first time land buyers they need to be prepared and have a plan.
Good advice
