Okay, we’re looking at least 1.5 to 2 million. The kitchen (too small) and bathrooms (too many) are total gut rehabs. The balcony is not to code ( the brick railing is too low) and the house is in a historic neighborhood, so you would need a variance ( if you can get one) to raise it. From what I can tell there is no central ac. Probably the boiler will need to be upgraded. The electrical and junction box have to be updated. The carpeting has to go, and wall paper will have to be expertly removed from the plaster walls. The roof would have to be inspected given the ceiling in one of upstairs bathroom has fallen in one section. The landscaping is tired. The green house mulleins will have be replace if not completely rebuilt. The patio is way too small. And don’t get me started on the garage with the flat roof with possible water damage and rot. Being that this is NYC, we’re looking at a minimum another $500 -750k to bring this home to today’s standards. It’s a lot to think about.
It's a beautiful house but needs alot of updating and a kitchen demo. The forest hills board is particular and they must approve all changes, taking down a wall, exterior color etc. Alot of old wallpaper and bathroom fixtures, but alot of potential

This house has great bones and is good for a large family, great space but it needs gut renovations kitchen and baths and other parts of this house.
