    I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

      Most people find it difficult to handle a fall since they are used to bull markets, but if you know where to look and how to maneuver, you can make a size-able profit. Depending on how you intend to enter and exit, yes.

      I agree. Based on personal experience working with an investment advlsor, I currently have $985k in a well-diversified portfollo that has experienced exponential growth. It's not only about having money to invest in st0cks, but you also need to be knowledgeable.

      There are several independent advisors you could research. However, I have been working with “Amber Dawn Brummit for almost four years, and we get along great. If she appeals to your judgement, you could continue with her. I support her.

    I’m working on my first 1031 Exchange right now!
    Selling a property I have in CA and buying 2-Condos with Garages that have low HOA’s!
    I couldn’t be happier to not have to worry about outdoor maintenance!

    I wonder what advice I might get on what to do with my commercial property. I own a gym, two buildings in a neighborhood that’s going downhill. New gyms
    to compete with in my small community of 5000 people. Five gyms now. I was the first. Established in 1991 . Would love to sell the business as it is And someone take over the gym but I thought would have better luck selling the buildings. Tried that for year and no offers so far. My gym business is still open just not making a profit. I would love for it to do well and stay open, but I am tired of doing it and ready to move on.

    great conversation and I agree completely. I and my wife own single home family rentals. we have $200,000 left on mortgages. We are now the possibility of maintaining $70,000 annual income by selling and investing in stocks and bonds. How does this work out?

      Real estate is a solid investment but demands effort and lacks liquidity compared to stocks and bonds. Long-term market trends should guide decisions.

    Real estate investment can be one of the worst investments / headaches u ever get yourself into. Watch it out there this is when the sharks go for the kill, u the small investor is the kill

    In general RE is a horrible investment for the simple reason they never include carrying costs in the ROI. RE investing makes the broker rich at everyone elses expense.
    The days of buy, borrow, and die are gone. Being a landlord is not a passive job. Passive income is putting money in the S&P500, reinvesting dividends and letting it grow. Which it as done at 11% on avg for the last 90 years.

    1. No one is refinancing right now because rates are high and their current rates are low.
    2. You can only buy a 1 million dollar property with $100k down payment if you have financials showing you can afford a $900k mortgage.
    3. This dude talks nothing about risk in real estate

      You forget that Comercial properties such as apartments depend on the property income, NOT your credit, the variable is how much down they will require.

      You don't get people to buy your books and go to your conferences by telling them the realities, no one wants to hear anything about risk.
