    Gentlmen, would you do a video for real estate investors please? Not for short term air bnb types, but for folks wanting to buy a building with a few apartments for rent on a long term basis. Covering a few of the pitfalls, some of the potential upsides in terms of profits and the some of the bureaucratic red tape that all comes along with being a landlord in Italy would be some great topics. Also, could you mention if the Italian Real Estate Lawyers firm can help handle the finding of tenants, and managing the property for the investors please? Thanks very kindly. -Joe

      What makes someone investing in long term rentals any more qualified than other investing in short-term? You can make a much faster turnaround with short-terms

    Just came across this video and found the information to be useful - thanks. While it was briefly mentioned, it would be helpful to further elaborate on the classification of properties (A1, C1, etc) and what can and cannot be converted to use as Airbnb, and a more detailed description of the process.

    Anyone know the restrictions for renting out a cadastral category of C/2 (warehouse storage) on AirBnb. The current owners are definitely doing it now but I'm not sure what the conditions are.

    Hi there! This was very informative thank you! I have a question…what if you are based in another country as a primary resident but own a home in Italy and want to put it up for Airbnb , what are the requirements regarding taxes? If income would be listed and coming into bank account of primary residence and not Italy?

    Is there a limit on how often you can rent out your rental? I remember hearing that after a certain number of days, you have to register your rental as a business, as if it were a hotel. Is that still the case?

    Some bad advice, the association can stop the renting for many reasons ex. damage to the building, staircases etc. plus increase in insurance because of people in and out dangers/hotel.

    Thank you both for your very informative videos! If a person is looking to obtain citizenship in Italy, would having an Airbnb room &/or an Airbnb separate unit on same property that I would reside on, would that qualify for a Self-Employed Visa? I am not referring to a condominium. Thank you in advance!

    Short Term Rentals are considered for 30 days but beyond that Rental Contracts are for 4 Years according to Your Videos.
    But what if someone wants to stay in Italy for the Full 90 Days which is allowed for the Tourist Visa?
    How can a Person or People Rent for More than 30 Days without having to be a Hotel which most likely will be in just a Tourist Location?

      4 Years contracts are typical for italian citizens, as a tourist you can easily rent a property for 1-3 months with a "Transitorio" contract

      @@mirkooo I'm in the process of obtaining Recognition as an Italian Citizen and long afterwards I will then Retire and then want to go to Italy for a Full Month and then come back to the US and If I like it there, then go again but for up to 3 Months and then come back to the US again and then decide If I want to go back for 6 months or permanently. Then I will have to decide what exactly to do with My House Here in the US bsfgoing for the 3rd and maybe final time.

      you can also do 29 day bookings, in consecutive order to circumvent this. With the "cleaning day" gifted

    Thanks for the video BUT it didn't really explain what's needed to start an airbnb for example, what licenses do you need to obtain and what's required to do that? I'm sure this being Italy it's going to be a bit of a nightmare....

      Can confirm, it is. The questura's web registration with tourists and whatnot is mentioned here but getting the "code" or link in and of itself requires a line of paperwork. Sure, once you get it all done and can log into the questura's portal, it may be easy; but ohoho dear god the paperwork to get there is difficult.

    Why does Italy make it so difficult to retire there? It seems much more difficult to get a residence visa, with stringent minimum income requirements and higher income taxes than neighboring France.

    If I buy property via my Singaporean company in Italy and run it as an Airbnb I will be paying company tax in Singapore and not in Italy correct? I would only pay property taxes and local municipal taxes correct? (I’ll send this same question via your emails)

      no, money is made in Italy hence you'll pay tax there

    You seem to have to make two big financial unprotected payments to the owner of the property while you still may have the owner bail out at the last minute with no chance of getting your money back

    This guy keeps saying to get your neighbors agreement to you running an airbnb. That seems like a very tenuous situation, your neighbors could change their mind at any time.

      A verbal agreement, not a legal agreement. Letting them know is respectful and if someone is really against it, it could be trouble later on so you might want to know what issues they might have with it so you can try to avoid the issues in advance. You do not want an air bnb in a condo or housing that’s butted up against others where neighbors don’t want you to do it.
