Re expat families moving to Marjan Island and Siniya Island -- I have mixed views and reservations esp when compared to Dubai Hills. On the latter project, Emaar built world-class infrastructure including King's College Hospital London and schools to cater to expat families' needs. These families also relocated for job opportunities created via multinational companies and corporates. The part that seems to get tricky for Marjan Island and Siniya Island -- given these seem to be more like getaway locations as a gaming/casino hub or resort themed island to relax w/ privacy (that you also touch on), why would prospective families and who would these prospective families be who would move to Marjan Island and Siniya given there's a long way for schools, hospitals etc. to be built. While Real Estate is very location specific, and I understand Las Vegas isn't an ideal comparison -- given Marjan Island will share a casino and similarities to Las Vegas, with respect to the latter, many families or older couples who have moved to Vegas have done so for retirement and lower cost of living. Las Vegas has great entertainment and they've branched out from casinos to offer broader entertainment such as wrestling, circus shows and more...and given this, it's still not an ideal or top choice where families and folks move with children. Texas, Arizona and Florida continue to fare much better from the exodus of folks leaving Southern California due to job prospects, great housing in terms of size and price per sq. ft., and schools. It's on this similar line of thinking and understanding, I don't follow if we can expect families to move to Al-Marjan or Siniya Island. Against the backdrop of mangroves (btw, I also enjoyed the serenity and calm of Jubail's mangrove park and aqualife!), I think Siniya will also serve as a getaway destinations for the wealthy. This then leads me to ask, "What type of rentals and seasonality can we expect on villas and townhouses in Siniya and Marjan?" Would love more to hear your thoughts...perhaps a series?, on expats who may move to Al Marjan and Siniya and why, and moreso from you given your expertise and insights you have from having managed corporate clients and their relocation needs in Dubai.

Aqua Arc in Marjan Island is also a greater entry point on investment. If you prioritize immediate returns and a lower price per square foot, Aqua Arc is the better choice. If you value association with a global luxury brand and can wait for long-term returns, W Residences offers prestige and exclusivity. Both projects are on Al Marjan Island, benefiting from the area’s growth and increased tourism, so either option can yield strong returns. You are looking at the 2 products from the point of view of someone who has only been in Dubai Siniya Island is what? A pristine natural island in the middle of nowhere. After construction, the natural habitat and ecosystem will be destroyed. The only people that may be interested to go there are locals. Foreigners do not care about Sobha project in the middle of nowhere with nothing there What is Marjan? 4B invested by Wynn. The only casino in the Middle East. This will attract millions of foreigners. All the big developers have entered the market. Even RAK DAO is attracting businesses there. This is what will make this a hit. You cannot compare the 2 unless you've actually traveled outside of UAE and see what attracts tourists.

However, the entry point for properties like Address, JW Marriott, Nobu, or similar brands now exceeds 4M AED. Instead, I saw greater value in Ellington Cove for several reasons: 1. Market Liquidity: The Dubai market offers more liquidity, making it a more dynamic investment. 2. Private Beach Access: Ellington Cove provides exclusive amenities like a private beach, enhancing its appeal. 3. Competitive Price per Sq. Ft.: The cost per square foot was more attractive compared to similar projects. 4. Pre-Launch Opportunity: I was able to secure the specific units I wanted before the official launch.
