    Great video Saurabh bhai. Thank you very much. One question, if the survey number falls within the hmda master plan limits we can check the zone but how do we check the land use if the dtcp layout is outside the current hmda master plan limits. Looking forward to your valuable inputs.

    Very nice.. You are becoming a star on youtube. I have collated some points. Maybe, you need to add these points as well to your checklist. Pl check.
    1. Pollution levels in the area.. air, water etc.
    2. Type of roads connecting the main road. Direct BT road or a zig-zag mud road.
    3. Is it a single lane main road or double or 4 lane.
    4. Availability of ground Water in bore wells. and how deep.
    5. Is it a dense area with lot of high rise apartments. This will have impact on the Traffic.
    6. Is the area flood prone.. i.e low lying area.
    7. Do you have good hospitals, schools, malls, night life around?
    8. Do you have any dirty lakes around that would cause mosquito problems.
    9. How are the internal roads with in the community and
    how much space is left between villas if it is a villa project.
    10. Are there any noisy surroundings like railway tracks, airport around?
    11. If you are from some other state, Do the people accept you?
    12. Is the house on a hilly terrain where there can be mud slides or rock slides.
    13. What is the type of soil? sandy or red soil etc.
    14. Are you one among them. i.e neighbours? region, religion, economics etc..
    15. Is it in a Gated community or individual plot
    16. What are the amenities?
    17. Is the area infested with Dogs, Pigs etc. like in Sangareddy.
    18. How far is your work location from the house or plot if you are a end user.
    19. E/W/N/S facing
    20. High tension wires over the layout
    21. How is the greenery inside the community

    Good checklist & very informative video, As you have shown a reference to a builder which satisfies the checklist, similarly it would be great if you can list out some HMDA+RERA Approved projects nearby while you explain any particular location ex. Maheshwaram, Kandukur, Yacharam, locations at South of hyd like wise in other directions of hyd.

    Regarding periurban zone, sometimes developers can convert the zone to residential and apply for hmda approval. We as investors should make sure to check for zone conversion approval from hmda before investing in periurban zone.

    Seems our presenter should know that HMDA doesnot guarantee title. We must check title though venture is HMDA/RERA approved

    Hi @Saurabh, I am about to buy an HMDA approved plot. It satisfies all 10 points in the check list. But, they had only DC letter and not final approval letter from HMDA. Can I buy that plot and register?? They have mortgaged 15% of land and my plot is NOT in their mortgaged list of plots

    is it still not risky to buy a plot with just hmda draft LP number? what if the hmda final approval is not obtained for the layout due to non compliance or deviations.

      Its more risky for the builder than us because he will loose his 20% mortgage land if he doesn't deliver the promised developments and if we wait for final approved layout for investment first of all we Maynot get plots even if we get we have to pay the premium price for it.
