      GP layout వేసినప్పుడు...
      ఆ గ్రామ GP అధికారి.... agricultural land నుండి commercial land గా convertion చేసుకునేందుకు అనుమతినిచ్చే అధికారం "మాత్రమే" కలిగి ఉంటాడని
      కలిగి ఉంటాడని చెప్తున్నారు...!!
      అప్పుడు convertionకి రైట్స్ పొందిన
      ఆ land oner...వాడికి లాభసాటిగా ఉండేలా.... ఆ lay out లో
      "Open place " వదలకుండా....
      "30" feets roads" లేకుండా....
      "Drainage & ఎలక్ట్రికల్ " lines కి
      ఖాళీలు వదలకుండా తక్కువ కొలతలతో roads వేసిన layouts చూపిస్తున్నారు. అవే మనలాంటి customers కొంటున్నాం.
      Layouts వేసినప్పుడే ఉండవలసిన open place ఉంచకపోవడం వలన...
      Govt. Penalty వేస్తోంది. అయితే అప్పటికే అన్ని plots devide అయిపోవడం వల్ల అక్కడ ఇంక open place కి ఖాళీ అంటూ ఏమీ ఉండదు!
      అప్పటికే Customers కోనేస్తారు కాబట్టి... మొత్తం layout కి ఆ layout వేసిన owner కట్టవలసిన
      open place penalty పెద్ద మొత్తాన్ని.... Plots కొన్న ప్రతి customers....ఆ Plot rate పై
      "% penalty " చెల్లించుకోవలసి వస్తోంది. Roads కూడా "30"feet లేకపోతే... మన plot కొలతల్లో కొన్ని అడుగులు కూడా మనం నష్టపోతాం.
      మనకున్న దరిద్రపు govt. Policy ల వల్ల చివరికీ నష్టపోయేది customer మాత్రమే.
      మన govt.సదరు GP అధికారికి convertion కి అనుమతిని ఇచ్చే rights మాత్రమే కాకుండా ....మిగతా
      "open places" "LRS" లాంటివి
      ఉండేలా చూడవలసిన responsibilities కూడా అప్పచెప్పాలికదా....!!
      వాటిగురించి వేరే muncipal లేదా
      DTDA వారికి అప్పచెప్పడం ఎందుకు? అంటే GP పరిధిలో
      ఉన్న land పై GP అధికారులకి పూర్తి అధికారం లేనట్లా...!! ఒక సాధారణ పౌరుడికి సదుపాయం ఉండేలా
      ఆ భూమి ఉన్న.. ప్రభుత్వపు office పరిధిలో... ఎక్కడికక్కడే... అధికారమిచ్చి..అన్ని పనులు జరిగేలా
      అధికారం అప్పచెప్పవచ్చు కదా!!

    Very good explanation bro
    But the open spectra amount should be taken from venture owner only bcoz plot purchased people will buy a plot after various struggles .Some takes loans etc .... In order to buy a plot.
    The plot owners should not pay amount of open spectra it Should be taken from direct venture owner only.The govt should think again 👍

    Please clarify my doubt sir,
    If I buy a plot in with out open space venture I have to pay 14%charges , after that I sell that plot to some other person at that time of registration is it necessary to pay 14% again to the same plot.
    Where should I found the details regarding 14% fee paid or not paid to that particular plot.

    Hello sir. You said that 10% open space is meant for building parks, public utilities and schools... If there are schools and public utilities in form of buildings (of area atleast 10%) already in that area/layout, Do we consider those school buildings and public utility buildings as 10% open area? Or do we still have to pay the 14% of property value? (mundhe aa facilities anni unnappudu inkaa 10% sthalam daanikosam khaaliga undatam avasarama khachitham ga)

    pls explain me about open space of approved layouts. I noticed some of the real estate ventures are replotted the allocated open spaces and later on sold to some commercial purpose ( by name of school or hospital or multipurpose commercial built) instead of land handing over to the Local governments. And another approved layout venture added the adjacent lands in to the approved layout ( approved layout is having lesser area than the actual layout area of plots which were sold-out) which plots pay 14% charges as overall area of so called revised layout does not fulfil the 10% open area. pls also explain what is the purpose of 10% open land space requirements in new layouts for approvals.     i have one doubt. regarding the Road widening. As u said the same dimensions will be deducted from the opposite plots for widening the road. it is o.k.
    but what will be the dimensions deducted if one side is plot and opposite side undeveloped/ agricultural land fencing ?.
    the existing road is 15'-0". the future widening road width is 40'-0".?

    I have purchased a agricultural land in the year 1998 previously it was agricultural land but later on i have converted into non agricultural in 2017.

    In short sir, the burden of pro-rata charges should be born by the plot owners eventually, layout developers sold plots to perspective buyers and made crores, on other hand government coffers swelled with revenue via registrations, building permission, and property taxes, any way both developers and government made huge money, now poor plot owners have to bear the brunt of LRS. Great

    Thanks a lot for your clear n clarification. I have one query about pro-rata open space. At that time Gram Panchayat Surpunch or Secretary has given GP Layout permission are they doesn't about this or managed by venture pupil.
    Now coming to the main point if we can pay the pro-rata open space charges of 14% with that amount our Govt will provide that open space in the same area. It's heavy burden on the common man particularly in this situation. Our Govt has to avoid the same like Nala charges or else it has to be reduced with min charges which a common man can bear.

    an unapproved layout having road width provided (40') more than the prescribed (30') in village area and my plot having 50' depth across road (10% area with 5' width ) the excess road area is 10% of plot area (5' either sides excess area is existing with 40'-30'=10/2=5' , excess road area =5'*W, Width of plot, My plot area is =50'*W, 10% plot area =50'*W/10=5'*W which is equivalent to the excess road with available for my plot and similarly all plots internal roads are proposed by 40" (instead of 30' requirements) excess of 10% of plot areas. In this case , LRS charges 14% charges applicable or not pls reply me.

    my plot is 200 sq yards comes under Grampanchayat, Now falls under muncipality which is yadari district.
    My Plot dimension is 15 feet width ×120sft length.
    నా ప్లాట్ పక్కన 12 ఫీట్ రోడ్ ఉంది ఇది మెయిన్ రోడ్ కాదు. ఈ రోడ్ కూడా మా అమ్మ కు చెందింది. కానీ నా డాక్యుమెంట్ లో 12 ft రోడ్ అని రాసారు.

    On clarification of Open space, if when plot owners are paid 14% to Govt. Can they provide the Open space for the people who are residing there. No. They will suffer the inconvenience.     Sir 14% charges are on Latest Sale deed rate or on the first sale deed from Layout owner to plot owner where it was done like 10 yeras before???

    Is the every plot owner has to pay 14 per cent ? without the fault of plot purchaser. Why govt is unable to demand layout owner to pay 14 per cent open space charges who is responsible for not kept 10 per cent open space in the lay out.
