    Usually the info in your videos is on point and well researched. However, this one is way off: using triple leveraged bear ETFs as a long term position is not a straightforward way to short. DRV tries to seek -300% of the return of the benchmark index but it is only attempting to do so for a single day. Here’s the language from their own fund: “The funds should not be expected to provide three times or negative three times the return of the benchmark’s cumulative return for periods greater than a day.”
    You should research how triple leveraged ETFs compound and rebalance. Happy to talk it over with you too if you like. Love the channel 💪🏽

      That's absolutely true. Over the span of a week, even if the housing market stays STABLE (no up or down), he's still LOSING money because of the amount the fund depreciates through leverage fees. And if he's holding it for MONTHS, then it's essentially gonna be worthless by then, and even if the housing market crashes, he may not even break even on the trade lmao. The dude doesn't understand fees with leveraged positions and the degradation of the asset over time.

      First of all, thanks for breaking this down.
      Could you please help me by further explaining, “DRV tries to seek -300% of the return of the benchmark index but is only attempting to do so for a single day”?
      So DVR is going to change the stocks they play with each day in efforts to reach that -300%?
      I’m newish to stocks and need to learn about ETFs so please do not take my questions too seriously :)

    As an old person who was a kid in the 1970s, I've been impressed with young people such as yourself that quickly caught onto the relationship between money printing and inflation despite not having lived through inflation 45 years ago rather than falling for the politicians' lies and diversions on the subject.     I respect when someone puts their money where their mouth is. I agree with your thesis in general. I'm hoping stocks outperform real estate over the next couple of years but that's probably too much to ask for. Hard to imagine stocks going up while houses go down, but I can hope lol

    Not only the inflation aspect makes this a interesting prospect, there's millions of borrowers in the last 2 years with a sizable chunk of them in variable interest rates. That means they're likely paying hundreds more in interest for the same loan than they were previously. Obviously they had the option to refinance or lock in a low rate but many did not. This creates additional burden that will likely start a train of repossessions over the next year or few.

    Another top video Biaheza. Very entertaining from start to finish, yet again.
    A key difference between now and 2008 housing crisis is that many people will now own more % of their homes than the bank does, due to a more robust borrowing system in place where risk is minimised - it was this that caused the original housing crisis.
    If this is the case, then increasing the interest rate will not have as much effect on housing as it did back then.
    Owning any asset in a time of higher inflation should tend to increase in value. As things get more expensive, there will be less manufacturing and people will be saving more to live day by day.. meaning a slow down in economy, and I hate to say it... **whispers** ... 'recession'.
    I wish you all the best with this challenge but I feel the real problem lies else where.
    Keep up the entertaining videos, I will always take time out of my day to view these short clips.

    I actually just did a paper on this, the only thing that could fight against this prediction is the Labour market, there is currently a lot of demand for the work force while the unemployment rate is low so getting jobs is easy while finding workers are hard thus higher wages to keep current employees till equilibrium.

    I would have recommended going with the yearly contracts in Jan 2023 for more liquidity. Also an even number strike like $45 for more liquidity.

      @@kidwoo what he meant is that $40-$45-$50-$55 etc are strikes with more liquidity, instead of $43. More people/funds/market makers will buy $45 or $40 instead of $43 which makes it easier whenever he wants to sell those contracts since there will be more demand for them.

    i would be cautious with 3x leveraged options. If the prices of the equities inside the index dont change, you will still lose money as they are heavily fee-based and mostly used for day-trades/ So those options are highly risky. Best of luck!

    1-DRV options are extremely illiquid so even if you make money on the trade you might have to hold till expiration just to get out of the trade
    2- 3x leveraged etfs are rebalanced daily so the long term gains are usually different then they should be
    3- as long as there aren’t a lot of new houses being built housing price may not fall solely based on demand- huge real estate companies may also continue to just buy houses no matter rates because they don’t need borrowed money to buy properties
    4-those options don’t have enough time on them in my opinion if you are betting on a crash
    I honestly believe real estate will correct hard but most likely not by the end of this year

      Hard for the market to crash when people aren’t defaulting. Why would anyone choose to sell at a loss when they don’t have to?
      There are like 3% variable rate loans out there so no one who is currently in a home is getting hit by rates.
      Home building stays depressed and supply is still tiny.
      Slight correction coming but if you’re expecting 2008 you will be disappointed.

      huge real estate companies may continue to buy houses no matter rates but they could also wait for the house prices to come down and then buy.

      options on 3x leverage typically arent smart, but if you can guess the correction right it can make a lot of money. I got a 274 september contracts of LABU with $20 strike for .05 and sold all at .25/.3. I just sold rental property and will get some drv calls, but you are right about liquidity, I may just short zillow or blackstone

      @@gavinkneller I don’t think things like the real estate market have as much to do with the acting president as you imply. I guess if you wanted to attribute it to Biden, real estate prices were artificially inflated due to stimulus that he enacted, but Trump likely would have continued as well, and rate increases from the Fed are the main thing that are driving down real estate prices.

      @@HermanWillems It's better to buy puts on Bull 3x Real Estate ETFs or even buy calls on Bear 3x Real Estate ETFs (this is as risky as buying the ETF itself but at least it's leveraged, and if he's wrong and the market keeps going up the ETF is going to 0 anyway, so it's better to have options in this case)

    Well if you're using options you could have just bought put options on a non- leveraged housing etf. This is quite smart actually as you are hedging the risk of your homes decreasing in value, whilst not having to sell them and keeping cashflow.

    The issue with this strategy is that daily ETF’s do not have to correlate to the market for longer than a 24 hour period. Look at SPXS vs spy. Spy is down 14% while SPXS is up 30% even though it should be up 42%. If there is a serious crash no doubt you’ll make money though.

      it depends on the etfs for example the tqqq (3x bull on qqq) and sqqq (3x short on qqq) are very precise even in the long term

    If you really want to profit off raising interest rates you should short fixed rate bonds. Because fixed rate bonds have their principal amount ex: go down when rates go up because people demand a higher rate. For example you have a 1000$ fixed rate bond with a 10$ or 1% coupon, then rates rise to 2% now your bond is worth 500$ because it only yield 1% now it adjusted to the market rate. So the 10$ your getting is now 2% coupon of 500.

    Be careful, many public-traded real estate companies declined already a lot! Redfin, Home Depot, NVR, Zillow for example. Been closing my shorts in recent weeks. The stocks trade mostly before the news will come out but then again oil and gas keeps going up, so inflation is not defeated yet

    @Biaheza You have an awesome channel and have it made with what you do. Why all the risk at such a young age? If I were you, I wouldn't throw away your hard earned cash for these financial gimmicks that the financial system has created over the years. My philosophy has been to stay with the tried and tested instead of panning for gold in a swimming pool with sharks
