    Buy the property, improve the property, adjust the rent, refinance to take the initial investment back out of the property, increased cashflow

      I don't quite get the refinance part. I know refinancing will lower monthly payment hence increase cash flow, but how do you take The initial investment out of the property? By taking equity Loan?

      @@0505gagafrom what I comprehend you refinance to take the equity back out of the property thereby recouping your initial investment back from the improvements

      @@JKoru Not yet because I've been chasing other things as well.
      But eventually, I am probably going to get into some type of real estate.
      I'd like to have rentals.
      But right now I'm learning how to code.

      @@JKoru I'm learning front-end web development so HTML, CSS, and Javascript for now, and also a great front-end library called React, then i plan on branching out and learning the back-end as well.
      Then after I get into a tech job, I plan on possible using those funds to actually get a CS degree from somewhere, and possibly get into Cyber Security.

    Thank you so much for giving me the opportunity to invest in this great knowledge. I am getting out of the military and am transition into free college with no BAD debt and and wanting to create as many ASSETS as I can while I am studying for my passion.     You have to now your Expense, ROI , NOI, screening tenant and you have to be able to stomach the wins n loss' too. Any investment you put your money into, it all comes with risk factor. People have to do their researching and due diligence before making major decision multi family property.

    Robert this advice is literally to sit out and wait on the market. But how long can we wait. No one knows when the market will collapse. We also lose by not being active in this market.

    In my area the good real estate deals can't be had, there is to many investors to compete with. There are other ways to build residual income.

    I wish you guys would come and buy out my apt complex. Its Vista Shadow Mountain Tulsa. I love my apt been here for about 30 yrs. The management here is so bad now they dont have the grass cut till its 2ft tall. They do not fix water leaks. I've got 2 cups a minute coming from a tub faucet that ads up to 5000 gallons of water a month. I have reported it about 6 times. I told them look at your water bill, they could save a bundle just repairing simple water leaks. And hiring their own yard crew.

    Hey Robert, do you have any advice to Canadians, as far as where and when we could start into this venture? Our economy is slightly different, but the "brick and mortar" is a huge concern here as well. I'd also like to know where I can find a Canadian version of Ken McElroy if someone could help me there I'd forever appreciate it ☺.

      John Tucker I live in Australia, I'm a bit concerned about the household debt level of the two countries. Are you not concerned? I think it's not the time to buy. Rates in the next 10 yrs will normalise.

      lisajason111 I feel that more financial education would be beneficial to reduce the "buy now pay later" attitude that many of our middle class adopt. I feel like foreign investors (particularly from China) are contributing to housing inflations across our country with many of our brand new "homes" remaining empty and detracting from the economy and neighborhoods. A lot more change needs to happen now, and I prefer to live my life like I dont have ten years to spare. We've got to get out there and find those opportunities in every market condition and hold our parliament accountable for the state of our country. I Don't know how your beautiful Country/Continent is doing economically, but I hope it's better than ours at the moment. We could use some positive change and stop the selling off of our countries land to foreigners who aren't becoming citizens. I dont care where you come from but at the bare minimum you should live and work here to own land...

      John Tucker hi John, appreciate your reply. With regard to foreign investment in property market, it is the same in Australia . Local young people are squeezed out of the market due to inflated prices. But UBS recently issued an article about Australia s property market saying that it is NOT due to influx of immigrants that caused the steep rise in price. Those new immigrants still need to borrow money from the bank's to buy property. The true reason is due to historically low interest rates. Your central bank as well as ours in Australia messed up the economy. I bet BOC wants to raise rate now, but can't. Because the unwinding will collapse the market die to record high household debt. But the next financial crisis is within two years guaranteed . So it is time to save and keep your powder dry, buy some gold and silver. And wait for the opportune moment to buy when others fire sell. Good luck.
