lol usually you have MUCh less time to foreclosure from the lien filing in most states. you can refile a lien. but to remove the lien the property owner has to go to court even when it's expired. just an annoyance to the property owner in the event they want to sell or get a home equity loan.

In 2000 i filled a mechanics lien for 6000 thousand dollars. My lawyer screwed me over . He didnt push on this and after one year the lien expired.
