      only if your labor directly makes a permanent improvement, usually professional labor like plumber, carpenter, electrician, bricklayer, or some other craftsman. 6 guys spending 100 man hours removing waste from a site couldn't file a mechanics lien as removing waste is not a permanent improvement.

    In 2000 i filled a mechanics lien for 6000 thousand dollars. My lawyer screwed me over . He didnt push on this and after one year the lien expired.

      lol usually you have MUCh less time to foreclosure from the lien filing in most states. you can refile a lien. but to remove the lien the property owner has to go to court even when it's expired. just an annoyance to the property owner in the event they want to sell or get a home equity loan.

      it's against the property owner (where the work was done), and only if your labor had a permanent improvement to the property. there are strict filing timelines for filing a mechanics lien and the fact that you're asking you probably missed those deadlines. the law makes it so you have to act quickly and in a specific way to file the lien. there's a balance between property rights and contractor rights. i personally side on laws favoring property owners.
