Hi Michael, can you please explain what "fee simple" means?
Yes, Fee simple represents the most complete and comprehensive ownership rights available. In fee simple ownership, the property owner has the right to enjoy all benefits and privileges associated with the property, such as the right to occupy, lease, mortgage, or sell it. The reason why we mention this unit being fee simple is that some properties are still leasehold properties which is like leasing a car. You don't have the fee simple ownership rights and you have to return the property to the original owner at the end of the lease date. There are still a few leaseholds left on Maui and they usually sell much less than a fee simple property. Because this is a great price on this ocean condo someone asked if it is a leasehold. The biggest question is will Maui County let the owners maintain their sea wall when it needs it? Or will they make them watch their condo fall into the sea like building F down the road from here?
Exactly. The agent told me that Kulakane has had the wall repaired and they're just approaching the end of that assessment. But definitely everything along that west side stretch will have future issues.
