  • Reena Sharma who registered an agreement with Lodha builders based on their false promises of Rs 3 lakhs cash-back scheme, narrates the story of Lodha's unfair trade practices and pressure tactics.
    The public is formally warned to stay away from Flat no. F-604, Casa Marvella, Sector 6, Lodha Palava City, until flat-buyer Reena Sharma's money is refunded to her, the dispute is resolved and the sale agreement is cancelled by mutual consent and proper procedure. Unknowingly booking this same flat may potentially cause a loss to unwary flat-buyers and/or home-loan lenders.

    Think twice before investing your hard earned money....read the the fine prints properly...better buy a flat ready possession..
    It will be cheaper than the actual cost during booking... secondly you will know all the pros and cons of the property...

    Most of builders are doing fraud with the citizens.Once a lawyer told me that don't rely on any builder who promise you any terms and conditions orally,always go with writing and hire a property expert lawyer.He also told me that "Hazaaron haraami jab narak mein jaate hai tab jaakar ek builder paida hota hai".

    Pura system corrupt hai. Our courts are functioning properly so these corks are taking advantage. From last 4 years no judges in the consumer court Mumbai.

    Hmm, when we went to sign our agreement, there was plenty of time for us to go through the agreement. The place where you do registration is usually crowded and you have to wait for quite a while for your turn as it is a govt office. The whole time the agreement was in our hands, and the builder representative specifically told us to take our time reading it and let him know if we found any discrepancies. The agreement itself was easy to understand one you get through the legal jargon. Around five minutes before our turn, he told us where we needed to sign and that was it. During our meeting with the sales team, we got each and every point clarified from the sales manager, and only then did we go ahead with our decision. It is important to take your sweet time before buying a house. Yes, the sales people do twist the truth, that is true for any sales team, but it is on the buyer to think wisely before blindly trusting them.

    Thank you Krishnaraj for posting this video. The client is a lady - looks independent - and WITHOUT knowing Real Estate flat purchase, has got herself FOOLED.
    She has taken such a fancy decision WITHOUT any ADVISOR like you.
    I have no sympathy for such person who can sink HUGE money and later cry about it. Thanks for ALERTING us against such flat buyer behaviour!

    Never ever ever believe in words.Get everything in written in hard copy with official embossing of the builder. It's so strange that people don't think and do homework before investing their hard earned money. Hard truth of this universe " Very easy to give away our own money to someone, but very very difficult to get the same money back". Dear people don't deal blindly. Get everything crisp and clear before you do any big transaction of your hard earned money. If needed get legal consultation from 2 lawyers.

    Actually we feel that we are mature enough to handle such decisions and we dont think someone can fool us after the age of 50. Pls take some relative, friends or any other intelligent person with you while seeing the property. Also while buying a property pls take your time wile choosing a property dont just stick on one Real estate builder. Ask these refund related questions before giving them money and create an agreement.

    Lodha Palava builder at Dombivli are not trusted builder, such type of unfair practices has reported in past also. Even the quality of construction is also poor quality. They threaten people who buy flat and not refund any money

    But madam. I booked flat in lodha central .. and they told me I will get 2lacks cash back. Which I received 1.40 lacs already in loan repayment. All calculations I feel ok... I don't know how they miss guide you.

    Lodha is the minister in the current ruling ministry of Maharashtra. So because of the power of ministry as well as his closeness to the Fadanvis, Lodha became a very powerful person in the construction industry. No one will dare to going against him.

    Not sure about this, because the cash back offer is true, Im a resident of the same cluster and I got it. But that only gets paid once you pay the full price.

    You dint had time to read full agreement,but you should read atleast name, amount and flat no before signing, And at time of booking A 4 paper has no meaning it should be from official mail

    Lodha group palav sales officer doesn't have any NOC to show to customer only they have there draft agreement they don't give us to read only give sign they says our Developer is minister he won't do any violation so i agree with them so I argued with him first afall show me environment department NOC he said what is this not available in this office

      Thr r many victims of lodha, they don't even refund after cancellation which is done within 15 days of booking, they keep the money, and it's not small amounts, they purposely swipe more than the booking amt
