    fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

Severe recessions offer market buying opportunities with caution, as volatility can yield short-term trading prospects. Not financial advice, but it may be wise to invest, as cash isn't ideal in this period.

      It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

      Wow! His advice propagated the slum lords. I saw plenty of those when I worked in social work. Disgusting and dispicable. And no, tenants weren’t destroying the properties. When units or homes needed repairs from normal wear and tear, the landlords wouldn’t do them. How stupid to let your own properties degrade!

      @@rolisreefranch I would sell the property if I couldn’t or wouldn’t maintain it. It says a lot about landlords who would allow people to live in conditions like that. Renters are at landlords mercy.

      @@waynehendrix4806 it's a possibility. Agent said at the next renewal it could go down but right now nobody can get good rates. Been with them for decades and have multiple discounts applied.
      I'll give it the 6 months and see what happens.

      im 70, no accidents or claims, 8 year old Honda, removed unneeded coverage. still paying the same amount. drive less than 5000 miles a year. have less then 50,000 on my car after driving across country

      Gov’t regulations have caused rents to rise. Look up any place that has had rent control for years & you will find higher rents there than anywhere. The gov’t wants landlords to raise rents every single year & follow all their foolish rules.

      a renter pays all the bills on a rent .taxes .insurance, water. sewer. mortgage . and up keep .all rolled into one charge per month, called rent .rented buildings never make money .if the mortgage is paid .then they make that money .most people can not afford to buy .so they rent .if i was wrong . then no body would be renting .watch as we sell the rented homes .living in the street will be more real.

    The media loves to cast landlords in a bad light, but I believe there are many, many more bad tenants than bad landlords. I've seen how some renters trash a place and it's despicable.

    Ive started to stop using dishwasher and do dishes everytime i use something.. also plan on doing my clothes once a week and start wearing my work uniforms 2 times instead of washing them each time...

      Gotta save.
      I bought a new cheap frig to replace my dying one of 14 years and it has to be more energy efficient.
      Just replaced my 16 year old dehumidifier. Same reason. Energy savings. Next month Eversource is going up.
      Insurance went up like 35 percent.

      Amen. I've owned my duplex for 40 years and getting rid of bad ones is impossible in my state. I've become extremely strict in screening tenants.

    Speaking of being hacked…FL department of vital statistics was down all day Friday. They actually called all users to let us know they were hacked and they would call back to update us on the status. Think of all the information a death certificate has on it. SSN, maiden name, parents names, address etc. Very scary!

I bought a cheap house in 1976 in a junky neighborhood and worked my way up from there. You can find low cost houses with a mortgage for a lot less than paying rent. There are houses in my old neighborhood that are selling for under $150k, and the mortgage on a house like that would be less than $1,500/month. Most renters are idiots with their money. They pay for cable TV, buy new or expensive cars instead of driving junk cars like I did in 1976, have several cell phones in the house, and eat out at restaurants instead of eating all meals at home. I buy $4.99/lb meat and cook everything at home. I can't even remember when I went t a fast food restaurant. Don't whine about landlords leeching off "poooooooooor" idiots. Most poor people are poor because they are lazy and have no clue how to spend their money.

      You have a very valid point, I started investing on my own and for a long time, the market was really ripping me off. I decided to hire a CFA, even though I was skeptical at first, and I beat the market by more than 9%. I thought it was a fluke until it happened two years in a row, and so I've been sticking to investing via an analyst

    Ha zero empathy for landlords! I’ve owned homes, and now rent.. the greed in the rental market is repulsive. I’m a stellar tenant, and every single year they can’t wait to raise the rent the full 10% here in Ca. They could care less when they have a good tenant

    I do handyman work sometimes on rental properties ive noticed a lot of people are living with bed bugs in their rental homes, one lady said she never had bed bugs til she moved into her new rental , probably because of the tenant before her did.

      I made $500 a month, before taxes, working full time (secretary) in 1973. I lived in a duplex by myself for $125 a month. I could afford it on my own. And bachelor apts. (one room, basically) were even lower, like $75-80. We didn’t know how good we had it. This was Los Angeles area suburb.

    I’m voting to increase the Homestead exemption. My county and city government has a responsibility to the local residents, not to those who only live here a few months out of the year, to ensure our taxes are used appropriately for the betterment of our communities. I watch the scheduled government meetings on UA-cam, to stay informed. We residents need more money in our pockets. landlords and snowbirds, get your own exemptions.

    There is a large chance we could be seeing the end of time, and not just a bad economy. There is a strong movement in several states to pass laws to enforce religion. That cause persecution and the end of time. So something much, much we worse than a bad economy is coming.

    Regular homeowners insurance does not cover floods. You have to buy flood insurance through the government. So, why are regular insurers charging so much in Nebraska?

      @MrSteeDoo What are you talking about? These insurance companies need to justify themselves and their rate increases. Using a flooded area to claim the necessity of raising rates is a lie. Flood insurance can only be purchased through the government. Reugular home insurance does not cover floods. Free market has nothing to do with price gouging and that is what is happening. States need to demand answers. But, the insurance lobby is powerful and politicians love their donations.

      It might be the mortgage companies requiring flood insurance to underwrite the loan if the home is in a flood zone. I'm not familiar with the geography of Nebraska (flat, isn't it?) but if its flatland with rivers running through it over to the Mississippi then a few good soaking rainstorms probably causes some good flood potential.

      @crosslink1493 We had a home in a flood plain once. Yes, if you have a home in a flood plane, you have to purchase flood insurance, if you have a mortgage. It's expensive. But, that should not affect the cost of regular home owners coverage. Flood insurance is separate from that. The insurance companies are out of control all across this country. We live in a major city, less than one mile from two fire stations with two fire hydrants flanking our lot. The only claim we have ever made is for hail damaged roofs. No fires. And that hasn't happened in several years. Yet, our insurance increased $700. There are almost 142 million single family residences in the US. This does not include townhomes, condos or apartments. There were approximately 360,000 -375,000 fires for residential homes, including those townhomes, condos and apartments. Average damage is about $25,000. Remember, the land is not ever included in payouts. There are many more stats we could add into this. The insurance companies netted (not grossed) $1.4 trillion dollars in premiums in 2021. Fast forward and premiums have almost doubled or more than doubled in some areas of the country. So, we can approximate that they netted close to $3 trillion this last year and part of 2024. There profits are in the trillions. Their payouts are about $250-$275 billion. So, it's a head scratcher as to what justifies this huge premium increase. It's time Congress starts a probe into all these insurance companies and puts all of them into a federal audit. Something stinks like rotten fish.

    The uber eats should appeal this to the supreme court for adjudication. States should not get involved in telling business how to contract workers. Also they should ask the court on the constitutionality of Minimum wage impacts on private businesses. Private business should have the ability to set their wages, you want to work for the wage fine if not go look some place else.

    I think rather the question that is on the front of the average townsperson's mind right now is: will the Templars ever get over their grand master DeMolay getting burned at the stake on Friday the 13th? Naturally if one travels throughout America on the Fourth of July, you have the local priest kings of every town in America dress up as lambs and parade themselves in front of the townspeople in hopes of being perceived as lambs rather than the "wolf among the sheep". You can contrast this to very primitive African American tribal leaders who dress up as fish as the high priest of the Pleiades / Dagon fish cult being of course the water beast.

      Depends what and where you are. I live in Florida and I received my renewal last year and it almost tripled ( $11K to $32K). Contacted my agent and the solution was a 4 Point Inspection of my property. Make sure your roof is within its life cycle, Hurricane resistant windows and doors) - basically do what you can to update your home.
      I was already updating the above, had the inspection, gave it to my agent and received a revised quote of $13K.
      I live on a the East Coast on a river less than a mile to the Ocean. So, I’m in a risky area but was still able to save.
      After Ian and Nichol I saw a lot of beach front property damaged. 2 years later and at least 50% of the beach front property, that was damaged by surge, has NOT been upgraded anything. My point is the owners have a responsibility to make their property secure in risk areas….its not all the Insurance Companies fault.

      It was a fad, i came of age in the 70s. Most of those kids at Woodstock came from upper middle glass families with some hippie groupie trash thrown in. Totally not any where close to great depression in the 1970s , insulting to people that lived through the depression as a kid like my Dad born in the 1920s.

      I think the comment about people wearing jeans with holes and tatters in 70 s because of the economy shows what a terribly warped in accurate view of history some ( younger ?)people can get from internet , pop culture pics and film reels and stuff. The standard of living was still pretty darn good in the 70s despite inflation oil embargo Vietnam etc. it is important that those of us that lived that era correct these misconceptions. And I was no rich kid and wern't no Senators son!

      Most management companies won’t do anything but take a landlord’s money. This is why so many keep changing companies. It would be hard to understand unless you’re a landlord. You at least have had someone to contact. There’s no law saying a landlord can’t change management companies. It’s sad they have to.

      So im a landlord and use a property management company and you have to make sure they are doing their job and taking care of the tenant. Probably better to just do it yourself.

      @@colettespencer3357 It depends on a lot of factors. If a landlord lives far away from the property, the landlord could be ill, the landlord gets tired of being harassed by tenants ect. Why do you have property a manager if you feel it’s better to take care of it yourself?

    We live in the Daytona Beach/New Smyrna Beach areas of Florida. Our prices 12 years ago have skyrocketed upwards. Now not so much. We're homesteaded. But don't have any idea where prices will go from this point forward. Our taxes haven't gone up like some areas, but people are not coming here like 15, 20 years ago. We decided to make this our permanent home, leaving expensive NC behind. Two homes isn't viable on retirement anymore. Even if you don't have mortgages on either property. Those houses on that hillside scare me.
    My husband is retired from airline. He loved flying, especially the 767. He's glad his flying days are over. It's not the dream job of the 70s, 80s or even 90s. That's a shame. It used to be the best job in the world. Now it's an Uber owner/operator. Just kidding. Or maybe not. Love your videos and perspective on current events.

      Levi - Strauss has an interesting history, during the California gold rush in 1849 they went to make and sell canvas tents to the gold miners. The tents didn't sell well and the miners said they needed durable pants instead. They started making pants 👖 out of the canvas but they couldn't sew and had no zippers; hence the brass rivets and button flie. ( Yes, I know; my brother calls me Cliff Claven from the T.V. show "Cheers". I'm full of useless ininformation. Despite what my younger brother says though I do have quite a liberal, wild side.Let's just say I've been known to run a few yellow traffic lights in my day and cross the street outside of the crosswalk once in a blue moon. I've also littered once accidentally ).

    I got rid of my fire zone rental. The new owner had to buy homeowners insurance from the State insurance. 10x what I was paying. Farmers tried to cancel my policy twice over a four-year period for maintenance issues. The second time, they waited until the beginning of the snow season to tell me the roof needed repair and gave me until Jan to do it. I found a crew willing to work between snow storms and finished it with a week to spare. I saw how this would play out and sold the property at a loss, and glad I did. I have been sleeping well and making a few bucks on the interest from the proceeds.

Not only did selling the house consume my time and energy, but now I need to contemplate the recent changes in banking and brokerage policies that have turned my deposit from the sale into an uncollateralized loan to the bank.     I buy my jeans at Walmart. Less than $20/pair and they last for a few years. I live in a small town, and it was quiet. No really doing or buying anything. Had to do a few errands in the bigger town 30 minutes away: Slammed. Everyone is out shopping. Everything is fine and normal! I mean why not, CNN said that $100 worth of groceries has only increased $20.

    Gee, I hope all those beachfront properties are built on bedrock! Otherwise, why on earth are they built so close to the edge? They have a million dollar ocean view, but the houses are cheaply built and pretty ugly! They look like plastic and cardboard basically.
    I just came back from Lake Como in Italy, and the houses and villas along the lake are absolutely beautiful in comparison to this ugly (but super-expensive) homes! The U.S. just is really lacking culture...not money, but culture!

    I stopped buying Levi jeans years ago to Expensive, I by wranglers at my local Walmart I buy a pair of jeans, 👖 their jeans are around $30 I buy about three or four pairs of jeans at a time I did that last year I got plenty of jeans and pants in the closet, I don't need to go shopping for at least a couple of years for clothing😊

    When someone receives money from a hack or ransom ware into a account be it currency or crypto how can that not be traced since all bank or financial institutions require identification including social security numbers to establish a account.     oh please. my landlord bought her house in 2016. its now doubled since then practically. the only landlords that are screwed are the new ones with the higher interest rates and high total value. also landlords could be less pickier. so many places are anti pet which is annoying.

      Rough rule of thumb, houses rent for 1% of the value. If a house's value goes up, so does the rent.

    Hello Dan from Central Illinois, where crazy over taxed Illinois is adding another gas tax July 1st....3.5 % per gallon which is roughly another .,45 cents slapped on.

    Just saw an article that was out like one day ago. It was on the front page of Google. It said, the housing market is going to stay like it is through at least 2026! I highly doubt that.
    Tons of people all over in the north that don’t live along round any waterlines with beautiful sand, want to buy sand . I’m not talking truckloads of sand, I’m talking bags maybe a 50 pound bag of sand that doesn’t cost 30 ,40, 60 bucks a bag for 50 pound bag.
    It would be really nice if somebody out there could have a company that would ship the sand in the bag maybe double bagged in a box not all full of holes so when you order a 50 pound bag of sand not shipping and half the sand is missing along the way by the time you get the box ! So many people have a bad experience just like going on Walmart to buy a 50 pound bag of sand because they got a little project they’re making just like a little garden for their deck it seasonal and you can’t even get one without having the box destroyed the bag open up half the sand gone And it’s just hassle over hassle. They can’t get it shipped right the bags are busted open and it’s just not right. Why is it so difficult just to go on and order a bag of darn sand!
    30 years ago, I could go to the store and pick up a bag. Now most places to say well we don’t carry it, but you can go on our website and we can deliver it to you. Yeah, you can like everything else you deliver. it’s all busted or broken or destroyed or missing !! Now what do I do? I can’t return it cause I bought it online.😤😵‍💫🤦🏻‍♀️
