I Love this House Stephen, hopefully soon I will be moving down to Cape Coral, & we can get together to shop around for these nice houses. Lunch is on me. Need a nice Big Pool & a Canal closer to the open water. 2 bdrm would be suffice. Back patio with pool covered with sunlight coming through. My name is Stephen as well. I will be calling you before this year is out. Love the homes you show. Love the Hello in the Mirror. Keep doing what ur doing on the Hello's....Thank You. Don't Trust any other agents out there. You are Down to earth, & always say the Nicest things. Ttrysoon. 👍
Thank you I appreciate the comment, looking forward to getting together and looking at homes. Not going lie, the lunch also sounds excellent 😉. Reach out when you have time and I can mail you a boaters guide map to the area (travel times, bridge heights, fishing spots) and my top 10 things to do in Cape Coral (restaurants, parks, shops fun things to go see).
This is a pretty dumb comment. The only difference between gas and electric is the time to heat up. There is literally no other difference. Saying otherwise is gaslighting for your preference. A preference by the way that is completely anti environment. Grow up.
Trees 🌳 look gd. Flordia is on my list. Tax friendly states good for retirement. How is the insurance in this location? Seen premiums double in parts of Florida.
On a new or newer home that is built to code you will pay under 5k a year for coverage in this area. Taxes can be high BUT if it is a primary residence you can homestead and save on those as well. Thank you for the comment and watching.
Great video. My tastes for shower tiles is quite different. Currently installing updown shades for window treatments. It lends to alot more versatility. thanks

I couldn't do the shiney tiles. After Ian passed, I came out from hiding, stepped foot on my shiney tile, fell and was knocked out for 1.5 hours. When we rebuilt, I made sure the new tile was scuffed. Also, I think the closet doors in the primary suite need to open into the closets. I don't like it when builders have them open out to the hallway. No cage either? This one may be a good rental. 😉
@stokesrealestate I should have left. Although, I would have been fine if it didn't flood. Yeah, it's not "the look", just safety. (Our current house is near the Westin, Ian hit hard there)
Beautiful home. In my opinion, I wouldn't have a wet bar. I would have a wine frig below and shelving keep the counter open. I personally don't like the sink or stove on the island. The wine room is unnecessary wasted space unless the buyer requests one. Too many bathrooms 3.5/4 tops.
I see glass wine rooms in many of these higher end homes, maybe it is for effect? The are not coolers they just run an AC exhaust into the room. Not sure about them. Since I do not drink, what would I do with it? Seems like a big waste of space to me personally but I do notice that many builders are adding them. I assume they do not cost much and add a high end effect. Still if you are a drinker maybe this becomes something that is enjoyed.
Sorry... can you say that again I am having trouble hearing you. Veterans parkway is in the backyard, and yes there is a bit of noise there, that is the biggest challenge.
All prices are pinned in the comments section of all my videos, that way I can adjust them as they change. This one was 1.299M and sold for 1.1 M Here is the link: shorturl.at/Mg0Gt
Phenomenal home! The wine room, the hidden pantry, the fireplace/feature wall, the primary wet room, the custom closets, the super tall ceilings throughout …really checks off all the boxes and then some! Love the floor color. I’m not the biggest fan of the white shiny floors(they can look a little cheesy in a mediocre home…sorry not sorry😝), but this color I really do like. Very neutral, very pretty. The builder made a lot of beautiful design choices in this home. Two negatives…for me, the biggest miss is the view. The highway wall is killing the pretty water view😭 The second miss(for me), would be the 6 bathrooms(way more bathrooms than I am willing to clean🥲). Most families can somehow manage to get by with just 3-4 bathrooms😂 I would prefer additional closets vs a 5th or 6th bathroom, but I might be alone on that though… Overall, this is a very beautiful home. Someone is going to love this beauty and will love being so close to gulf access!
all prices are pinned in the comments section of all my videos, as well as the full listing sheets including the property address. Thanks for watching.
I can never find prices on these things even when I open description. Albeit after this next storm I am not sure insurance wouldn’t be more than the house if it’s still here .
1.2 M, in this particular case it is pinned in the comments. All the new videos have a QC code and I’m making sure to put the prices and all the information in the description from these older videos. The prices are only still in the comment section pinned sorry about that but the new ones will have everything available.
Shinny floors equal slip and fall on my ass. Back splash did not mesh well with the directional flow with the wineglass horizontal axis. But nice house overall.
Yes, the horizontal axis of the wine rack, no I mean that is correct, now that I look at it again you are right, the bottles go across and the backsplash goes up and down... Interesting. I see it now, thanks for the comment.
Yes, yes... not a chef's kitchen apparently, the builder wanted me to say chef's kitchen and perhaps it would have been better to report, "gourmet kitchen chefs delight". A slippery slope indeed...👽
All prices are pinned in the comments section of all my videos, But I realize if you watch on a TV you cannot access the comments. I will start including them in the video from now on, I avoid it because the prices change and I cannot redo the video... That al said this one is 1.299M. Thanks for watching!

I ❤ everything about this house EXCEPT the refrigerator is in an AWFUL location. Its going to mark up the wall when you open the door and I don't know if you'll be able to open the sliding door inside the refrigerator because the door is so close to the wall. I also don't like how DEEP the garage ISN'T

@@darcychiropractic378 Varies but in this area 8 feet and deeper.

Gorgeous house. I do like the floors.
The builder knocked it out of the park on this house
Yup... I love the build. Even the non car wash shower and the wine rack and I don't drink wine...
He nails it again.. great job...😊
Thanks, appreciate the comment.👽
Nice job Steve as always - interesting house, will make a great home for someone

I'm a retired chef with 49 years experience and I laugh when everyone says a "Chef," kitchen and it's electric.
