Thanks for the compliment. 30 minutes or less travel time to open water is considered premium golf access. Only 15% of all water lots in Cape Coral are 30 minutes or less travel time. A lot of waterfront properties that you see online that say golf access can take an hour to an hour and 30 minutes just to get to open water. If you’re ever interested, text me your name and mailing address and I will send you a map that includes travel times bridge height, etc..

What’s taxes and insurance on new sale price ?
The city will determine your taxes based on about 80% assessment of what you pay for the property and then the taxation is 2% of that number. There is a discount available if you declare homestead. So as an example on 1 million dollars you will get a 800K assessment and then pay 16K a year in taxes. Homestead may bring that down to around 11K. Agin only estimates, I am not giving you a quote. As far as insurance, the home is insured for $700 a year. New constructions are much cheaper to insure than older homes which can run 6-9K a year. Of course reach out if you have more questions. The crazy entry, those drop down lights everywhere that should be recessed lighting and the gigantic numbers out front? Goes on and on with the design inside. Not for me to many design features? If you purchase any homes in Cape Coral, that are not hurricane code with windows and doors that are storm resistant, you are playing Russian roulette from August until the end of September

Beautiful home. Love the doors, the ceilings, the sleek kitchen(inside & outside). Great design choices! Really like the privacy on the sides and behind the home. The dining area looks a bit small, but that’s only a problem if you have a large family or love the entertain. Also, I would have skipped the railing around the pool and gone with the clear view panels for the lanai. Overall, they did a fabulous job. Modern homes can come off a little cold, but this home seems very warm and inviting. Also, you really can’t overlook that your neighbor has two boats…If you’re a good neighbor, maybe they’ll let you borrow one😝

Overpriced
Maybe... but the property closed on June 4th for $1,349,900, which was the full asking price. Demand determines price and right now people want to live in south Florida on the water. The price to get that new construction with good gulf access has gone from 850K to 1-1.4 million to get the same property. Time will tell where it all goes.
I don’t understand the Butler’s kitchen in this layout? With the outdoor kitchen you have three kitchens all next to each other. Instead of washer and dryer in the master closet they could have put a steam closet / high-end garment steamer to refresh clothes. Regardless, this is an amazing home. 😮
I am not a fan of butlers kitchens unless you have a full kitchen staff working for you. I feel it is wasted space and the people I know with them say they never use them. Maybe I am just not at that level yet?

Was the RV "garage" area air conditioned? This house has a bunch of good features. That lot looks bigger that .37 acres. I like the cook top being in the island, that's how our current house is and it works out great. It looked like it was on a main road, which might pose some issues getting and RV in\out of there, maybe not with the horseshoe though.

This is the dumbest layout for a home I’ve ever seen. Air handler in the bedroom, master suite with only a tiny partition separating the bathroom, and a smoker UNDER the lanai; where do you suppose all that greasy, oily smoke will collect? This house is a loser.
