I will be so happy if the trend toward huge homes ends in the US. They are impressive at first glance, but not easy to live in. I think they fight against family closeness. Most people appreciate being part of a community, a neighborhood. Let's live within our means and reduce financial stress. Randy and Amanda and company have the right idea for the right time. ❤️
Yes! How can you be a family if you never see your kids? Kids never learn how to live with their siblings and that affects their coping skills in adulthood.
I love you guys and this project looks great. I'm not a tire kicker. I have a serious interest in buying a house and I'm sure I'm not alone.
However, you need to supply two things in order to start getting a significant number of deposits.
1. Need to see what is included in the base model of each home.
2. Need to see a list of amenities, with prices. Please include additional concrete prices. I know concrete prices fluctuate but a ball park figure is needed.
All this information is coming out on every new video update. We are getting this info together as quickly as we can. More is coming!💛💚💙
I would definitely be on board and send my deposit if I had a builder’s contract. Ultimately, I’m giving a down payment on a home being built and need the contract to protect both parties. This would include, heating/cooling, roof, construction of home like 2x6, insulation, drainage on the property if the lot is sloped, etc. Basically the materials used for construction of the home and what is included in the completed home, and the price.
Also should include lien for law protection and dispute resolution. This way everything is clear for both parties. It sounds like more people would be on board and feel more comfortable sending a deposit if a builders contract was given and reviewed prior to an exchange of money. I understand the down payments are initially being used for payment of the land and infrastructure but the main goal is a completed home built on a lot.

Amanda, without an HOA you as a homeowner have no control over what your neighbor puts in his front yard!, you can say it's going to be this or that
I've watched a lot of previous videos where you guys built the rental lots using the same method. All the people in those communities seem really happy and talk a lot about the great deal they got. And how they couldn't find anywhere else in the country with a better deal. So I started researching the area. Cherokee Lake is right there, and is one of the best lakes in TN (like #4 in the top 10). And Douglas Lake is only a half hour drive! Not to mention 1 hour or less to Pigeon Forge, Great Smokies National Park, Dollywood, Norris Lake, Cherokee Forest, Gatlinburg, etc, etc, etc!!!!! This area is so freaking amazing. The Weather, the entertainment, the culture and hospitality, dining, fishing, hiking, camping, golfing, boating, hunting, NASCAR, and on and on and on... This has got to be one of the best, four season resort locations anywhere. And it is growing. So the value will only get better. What an amazing deal. Thank you Randy for making this possible. Thank you Amanda for being Randy's cheer leader all these years through the ups and downs. You guys are amazing! I put down my deposit. I'm getting my HELOC together this week. I can't wait to pick a lot. Started with the kitchen and threw out everything that was expired. I labeled 3 boxes (garage sale, family, and donate). I'm not sure why, but the more I get rid of, the better it feels. By the time you get my house built (maybe next winter). I'll be ready to move in!
Yes this area is great but as far as Douglas Lake, you are a ten minute drive up the 25E. There are so many things to do in Gatlinburg and Pigeon Forge and Sevierville

Unfortunately without an HOA there is no other way to enforce parking restrictions, rental requirements etc
Once the build out is complete the homeowners can do anything they want
The 1 to 2% that do not want to follow the rules can ruin a subdivision. We have 1st hand experience with that happening
When Small Homes rolled this project out we were all in, wanting 2 lots for us and our grown children but now rethinking it.

An HOA can be formed by the owners later. It will need bylaws and rules and will have to be voted on. It can be as strict or lax as needed. I live under a POA (Property Owners Association). It has only the authority to collect dues (less than $10 a month), oversee and keep up the common areas, and keep junk out of people's yards. They do not nit pick, look over back fences, or tell you what kind of flowers you can plant (actually happened to a friend of mine).
I am interested also but the big concern...will this be an owner occupied only community? If it isn't this could be just like so many other developments that investors are buying up all over the country.

What are the basic standards of the houses? Will this information be on the website?
What is the standard for flooring, countertops-quartz? cabinet's, lighting, windows. Is spray foam standard? Are the building material's coming from Lowes? I understand there are many upgrades/amenities, that's where builders make the most profit. Upgrades for a house can go into the thousands, but homes owners needs to know the basic allowances. Will each build site be treated for termites, that has a 10 yr warranty?
Is the subcontractor crew big enough to build several houses at a time? What landscaping is coming with each house? What will be the condition of each property be when it's transferred to the new owner? Who is the general contractor?
Will you put the restrictions of the neighborhood on the website? How will the restrictions be enforced?
I have seen the new homes at the bottom of the road, and on the other road. .Are the standards going to be comparable to those homes?

An owner occupied community is a world of difference from a community of renters. Can you require owner occupancy? Investors are gonna want to buy this up☹️

I really like the cottage looking home but I’d never consider a home with only one bathroom. An additional 1/2 bath would be better.

Hi Randy will your company build smaller homes on lots that people already own? Within a 50 - 60 mile distance? Or one hour or less drive time. To get away from subdivision restrictions on homes square feet sizes.

It's a great opportunity and I hope others can see that. I cannot believe you can still go ahead with a development without the basic infrastructure in place. Here developer's must have the basic infrastructure in place along with services to every lot, Including sealed roads & street lighting! Perhaps providing these futuristic plans would go a long way in helping others SEE your VISION for themselves? I know its coming and its early days but even a proposed diagram of how the future development will eventually be as a whole could help other's to make a firm commitment? Can't wait to see it myself! 💗
My fav was the Adyson. So if someone said I want that house here's my check for 40,000 what is the estimation of time it would be before a home is built and move in ready?

I am glad you addressed the fact that the 40k comes off the total cost of the home you chose.. it has been somewhat confusing. Do you include in the contract once the deposit is made the size of lot you are going to receive? I did hear in a different video where you said the lot could be smaller. If I choose the smaller home it is because I want more yard space.
What he meant by smaller is 1/4 acre minus the area the road takes up. The exact sizes won't be known until we do the plat
Does the local jurisdiction require "complete street" infrastructure - fire hydrants, street lights, sidewalks, storm drains, etc.? WOW! what a great selling point if so!
Yes the Hamblen County regulations will require all the proper subdivision items like curbs, paved roads, etc

Ok that answered my question about the 40,000, now I need to know about heating and air conditioning. I printed out the house I want and made notes of changes I would make. I don't want a fireplace and would rather move the 2 windows together on that wall, but I can live as is really. I will call next week.

Can a person have the steel exterior and interior on these models if they stuccoed so that the don’t look like steel because I don’t want termites and a foundation wood home is vulnerable because it is on the concrete slab on the ground and termites live underground and the construction may get them to come out if they are in your area. The same $139,000 model that you are building there and is they allow it, would those homes be cheaper and with a steel roof or the slate option for the ones wanting that?
That one question I am asking, Is every build site going to be treated for termites, that comes with a 10 year warranty. Every site should be treated before the foundation is poured.

Amanda, checking out Morristown on Maps - looks like a lot is there…. Would you say Maps is accurate? (Lots of areas changed drastically in c19, but maps isn’t updated) ALSO, how can i get info on transportation options in the area?
Morristown is a larger town than Newport where we have our tiny home communities. Most of our residents travel the 30 minutes to Morristown for more restaurants and better shopping. I would say maps is probably pretty accurate but like you mentioned, things are constantly changing. You can probably google transportation options but I do know Morristown does have Uber

I really WANT to be included in this new development BUT since I was in a car accident AND fought & won my fight with cancer over the last couple years I’m working on getting my credit score back up so I can borrow a home equity loan from my current house for the $40,000 deposit. This can take 6 months or so. Then I’m selling my current home & moving into Southern Heights! That’s my plan but don’t know if it will be available in 6 months… 🤷♀️ Hope so! I DEFINITELY NEED a change with beautiful views & more relaxation in my life going forward. Iv been watching y’all & wanting to move there in my future. Love your vision & want to be a part of it! ❤

@@IncredibleTinyHomes The base package was not on that video. I want to know what type of base products are included and then what upgrade packages are available just like when I built my big home. An example would be base countertops are vaneer but level B would be upgraded to butcher block for 500.00 more and level A would be granite for 2000.00 more. Does that make more sense?
I looked up the ITH website to get more information on the floor plans and prices but at the bottom of the page it says “Don’t delay as this property will lease out quickly”. It was my understanding that these homes and home sites are being sold, not leased, as this is a subdivision.

There are a number of errors. I think there was some "cut and paste" from the ITH site, without enough editing.

This will be a regular subdivision neighborhood so internet is something you would be installing when you decide on a specific provider

When did you email?? We have gotten over 200 emails so please do not expect a reply same day. We are trying to keep up with all the emails but if it has been several days call 423-438-0111 and ask for sales but do not send another email or you will end up getting more responses than you want. We have four salesman answering and if you try again they may all get the email so call instead if you can.
Do any of the models have a bedroom which will accommodate a king size bed with room to walk around or use a wheelchair. Will there be options to include handicap access and other ADA needs? (Wheelchair and walkers; Tiled showers with easy enter.)

This is a wonderful idea & it’s economical. Look if you go to buy half acre, figure you’re going to pay between &80,000 & $150,000 or more. Then you have to put utilities on that property which could be around $50 - $80,000. Then, you have to get architects, contractors, you’ll probably pay a couple 100,000 dollars for a small home, so you’ll more than likely paying around $350,000 or more depending on your interior choices. People this is a no brainer, I wish I could do it. If I had the money I’d jump on it!!!
