    Thank you so much, but I’m a total idiot and still confused.
    We live in Coral Springs, and want to buy in Port St. Lucie in the next few months. So…
    Let’s assume my brother-in-law Harry is an agent in that area (I wish), and I see a property on Zillow that I like. Do I sign a Buyer’s Broker agreement with him because I trust him?
    Even though I don’t because he’s a total bum.
    And then he can show me the property through MLS? Like, are any Buyer Brokers prohibited from showing certain properties on MLS?
    And please remember I told you that I’m idiot.

    so now the buyer has to pay,
    no im dealing directly with buyers agent and telling them there being paid . i have a lawyer handling my end

    ill only buy from owner dont need a agent ill go to the house i want and tell them to get ourt of seller areement and ill buy directly

      So your proposal is to find the house that an agent paid money to market well enough to make you aware of it, go the the seller and have them breach their agreement with their agent. Is there anything ethical here?

    It's still BS. The buy agent should be compensated at a flat fee. Buy agents are useless with zillow and sites like that. I gave my requirements to my buy agent and she kept coming back with crap. So I sat on zillow for about an hour and showed her the 3 house I found. Guess what I bought the first one I shared with her. Buy agents are useless as travel agents.

      Not really, not if you're buying in an unfamiliar market, if you're from out of state, if you'd want to see properties that might not be listed, if you'd want the deal to be smooth. I mean, this is not an absolute, sometimes you'd be correct but generally not.

    What a scam the agent will put a 90 day clause without the buyer understanding they are bound to this agent

      The whole point is to clearly understand the working relationship. I'm not sure why someone would sign the agreement without reading the dates.

    The explanation style here is pure bull=--it, just state what is what without the useless and distracting gesticulations and side eye grimmaces, unrelated graphics, pregnant pauses. UGH.

    I think smart or educated buyers won't hire a representing agent if they have to pay a commission, they will go directly to sellers....
