Jake’s house is going to be the biggest investment in his life. The equity in the house will grow quickly as the renovations progress. If he gets it appraised in a year from now, he will see that all of his hard work has definitely paid off. All of that equity will become a strong liquid asset. He is such a great kid. My in laws had an attic fan it kept the house cool. Really awesome on days my mother in law baked & cooked when it got warm in the house but not hot to run an ac. They hardly ever ran the AC even in the summer. Open windows and turn the fan on and a nice gentle breeze of fresh air went thru. Loved that house.
When the average new house costs approx 275k on a zero lot in TX, Jake is way ahead. That house looks to have good bones and in reno, sometimes it's good to get down to bare bones to see what you're working with. Wood materials are crazy high so he's pretty good there. He has a great place to raise his farm up and his family. I send encouragement vibes! Note I have done similar projects, slow steady, do it right the first time, look for sales and go for it!

Congratulations, Lou! So glad Dan is offering advice on resolving what's up with septic because based on way things done inside house, probably fair chance septic is a problem as well. My Grandparents had great land but house was eventually found to be a disaster. Roof had to be replaced, asbestos in flooring and siding of the house, windows, doors, entire Kitchen had to be replaced, new septic was needed... $200,000 in estimates. Homeowner insurance rates had premiums on them because of asbestos wrap. If house ever caught fire, asbestos contamination would occur from the wrapped siding and sealed flooring... and so much money would have to flow into it yet again to restore it not to mention the health hazard again... they finally decided to acknowledge they tried but in long run it would cost more to restore than to get a mobile home that would be safe, free from potential health issues down the road. Old house became hobby project which they eventually restored as a guest house over time. Jake is a hard worker, no doubt, and he's obviously learned many building things from you. Much luck to him on his decisions.

Old houses don't usually have enough outlets. You will probably want to add a few. You need to look up code. Example the microwave should be a run by itself. I don't know if it is code, but I would run the lightning separate from the outlets. Some outlets need to be gfis. All I'm saying is don't run the wire exactly like it was previously run because there needs to be some thought into modern living and code.
especially in the kitchen. Figure out where cabinets are going to go and put in plenty of outlets. If you have an island make sure you put some there also. Going to be a great house
Dan you are so correct on all the old barn boards. They are worth a lot. Up here in Ontario people pay big $$$ for this. It's used for feature walls in new homes even restaurants. Country Markets are packed full of refurbished wood decor. I know Jake's 1st priority is getting the house in move in condition but the $$$ from that wood would go a long way towards AC and materials.

I have two of those concrete blocks buried in my yard because I had a clothesline out back when we first moved in 47 years ago. I don’t use the clothesline anymore. The poles are not attached anymore, but the concrete blocks are still in the ground because both my husband and I said they’re too much work to dig them up.

Jake’s done a great job on clearing out the house. He definitely needs more outlets. They didn’t put outlets in the house is back in the day because there wasn’t that big need for electrical apparatus like there is now. But I know he could run the wire with no problem. He’s very capable. And Dan you are so right about that wood bin a gold mine for him. People pay awesome money for that old Barnwood.

Good morning Dan. All Jake needs to do is put in a wood stove for heat and buy a couple window air conditioner units and save for the heating and air conditioning down the road. The ark was not built in a day. You got this Jake ❤
From someone who is living in a 75yr old home with few grounded outlets..Put in more electric outlets than you think you need, GFIs near every sink or water source, put in multiple breakers for kitchen to be able to handle load, buy triple pane low-E glass windows, insulated attic and walls very well and have good roof venting for that, if you can possibly afford spray foam insulation get it, insulate your plumbing to prevent freezing, make access panels to plumbing in shower if possible, put in a fireplace or wood stove in case you lose power, build on a laundry room to house. Solar panels on roof can save you a lot of money in heat/cooling. Small (10” diameter) sun tubes in hallway, kitchen and bathroom can provide alot of light without electricity.

Good morning Dan. All Jake needs to do is put in a wood stove for heat and buy a couple window air conditioner units and save for the heating and air conditioning down the road. The ark was not built in a day. You got this Jake ❤
From someone who is living in a 75yr old home with few grounded outlets..Put in more electric outlets than you think you need, GFIs near every sink or water source, put in multiple breakers for kitchen to be able to handle load, buy triple pane low-E glass windows, insulated attic and walls very well and have good roof venting for that, if you can possibly afford spray foam insulation get it, insulate your plumbing to prevent freezing, make access panels to plumbing in shower if possible, put in a fireplace or wood stove in case you lose power, build on a laundry room to house. Solar panels on roof can save you a lot of money in heat/cooling. Small (10” diameter) sun tubes in hallway, kitchen and bathroom can provide alot of light without electricity.
