    I love what you are doing Bayo, My dad was Nigerian but I have never been. Planning a trip in Dec 2022 to visit my family and look at land to purchase. So thanks for all the videos, they have been very helpful.

    It's really well done. and thanks for the video. That is about £1333 per month which is quite alot even from two incomes. I don't know the market in 9ja but that would be good deal for UK. I think he might struggle to rent those out for that price. The owner is clearly foreign and a decent person. To me about £1000 a month including everything is fairly priced.

    This apartment is beautiful and modern. I like that there are several bathrooms, the wood floor, large windows, the child safety feature on the balcony doors and nice natural lighting. Thank you for sharing this video!

    I like the outside, and designs on the railings that matches all other metal work. The curved canopies over the balconies adds to the facade, and gives it a modern vibe. Good idea to have those hangers for drying clothes where its hidden. I remember how people hung clothes in front of houses in Lagos/Nigeria that made me dislike front facing balconies. But looks like they aren't allowing that in new housing developments, thankfully. The bathrooms looks good. I like how developers are now designing nice bathrooms that's comparable to those in USA. This architect made some nice choices and canopies made the house stand out in an interesting way. But the purple tiles on kitchen walls is a very bad idea - for a rental use colors that most people won't have a problem with like cream and beige, for example.

    7M/year is roughly $1500 per month. For that price I live in a 3bdrs HOUSE not apartment in the U.S, You’ll also get a nicer and spacious house in most U.S states aside NY and CA. I also strongly believe with $1500 you’ll get a better HOUSE in any western country.
    Now my question is why do Nigerian real estate developers and landlords lease or sell their properties using USD rate most especially in Lagos? Most Nigerian properties owners are greedy and want a quick ROI reason for the price hijacks.

      I have shopped extensively for apartments and i haven't met any Nigerian developer who is listing their apartment in USD. maybe shortlets. regardless, LAGOS is very expensive

      @@thenigeriannomad You missed my point. I said using USD rate not listing In actually USD. In other words they calculate their expenses in USD. Now let’s be realistic here, what’s the % of Nigerians that earn $1500/monthly= N855k? Definitely the 1% of Nigerians, and looking at this particular house I don’t think any 1% earner will settle there.
      It’s high time we stop this “Lagos is expensive” narrative to throw prices anyhow for selfish reasons. Lagos Real estate market is a total scam. Check Abuja with better infrastructure than Lagos have reasonable real estate market prices.

      @@blaise8820 I don't know where you stay in the US but, you will not find a 3bd apartment or home with this much space for 1500 per month. lol you are funny Sir. It will certainly be in a urban (hood) area. Google New Page West OKC, The Seven OKC, this is in the hart of the black community.

      @@MixedAfrican8816 no mind him o. Nigeria is still the cheapest place to rent a house in african. Let him start by buying 1bag of cement at 5k. Airbnb in a city like lagos in usa is $1,550/night

      @@MixedAfrican8816 Nice try but to burst you little bubble I live In Connecticut the fifth richest state in the U.S and in Stratford to be more specific which is definitely not a (hood). Back to my point, there’s obviously nothing astonishing about this particular apartment to slap 7M on it. Lagosians are surrounded by mediocrity they’ll always fall for the“Lagos is expensive” talk.

    Good stuff Bayo as usual, thank you for the info… out of curiosity is there a reason landlords/agents don’t include the full address of the available property in the real estate websites similar to zillow or Trulia?

      thats done to prevent prospective clients from "concluding the deal behind them" and loosing out on the commission or stuff like that

    Look at Alix looking beautiful in that ankara outfit. Our Naija wife.
    So Bayo, I am going to start with the building. I absolutely love this building. Eye catching and beautifully built. Love the fact that there are flower/plant beds with some plants in them. Also love the potted plants....although they could have used larger pots with palm trees or other small trees planted in them, rather than the tiny plants. My only dislike is the moldy driveway/patio. I know moldy driveways and walls are a common sight in Nigeria. But people don't seem to realize it takes very little to remove mold and mildew by power washing or pressure washing the mold and mildew off. Done couple of times a year, will make a helluva different.
    The apartment. I love the apartment. I will rent it in a heartbeat if my family and I come to Nigeria. Love the big windows, the beautiful balconies, the big rooms, the beautiful woodwork throughout the apartment. I love the kitchen, love the big stove..( it's not just a stove-top, Bayo). But the lilac/purple tiles in the kitchen is a big No No for me. But that will not stop me from renting this apartment. Love it!
    Bayo, if you do manage this apartment building, maybe start a car-hire service as well, for people transitioning from/to the airport. Or Airport Shuttle. But people coming from abroad might expect the shuttle to be free of charge. So car hire service is best.
    Also try to link up with some multi-national corporations with office(s) in Nigeria that might be interested in accommodating visiting personnel for short-term or long-term stay.
    I love it! This is the reason it is so difficult for me to buy or build a house in Nigeria. My taste and and my pocket are not at the same level. My taste is at the pinnacle, while pocket is abysmally in the pits.

      Yeah, the house looks nice outside and still new, but the mildew issue on floor outside will only get worse if they don't power wash it, and use some chemicals to clean it regularly. Nigeria needs more businesses to offer those kind of maintenance services and landscaping. I really hate when I see videos of older houses in Nigeria with mildew on outside walls and dirty peeled off paints. I think there should be a law that people must repaint the outside of their houses at least every few years, and no later than ten years.

      I told Bayo before to start a concrete power washing company. Most Nigerians don't seem to know that you don't have to live with mold, that you can clean them easily. Mold especially on the driveways, patios and walls in Nigeria is just part of live.....yikes!
      You'll see beautiful homes and the concrete or interlocking paver driveways or patios have been blackened by mold.

    Wow that’s expensive for an apartment. I rented a townhouse, 3 floors in Elegushi just walking distance to the beach for 7.5 million Naira just recently.
    Don’t know what area that apartment is in. It is clean though and the gym is a nice feature

    Great property but it's far too over priced, I actually thought I miss heard the 7m until I read some of the comments. Is it in VI/ Ikoyi? That would explain the very high price

    Greetings Bayo, I am a great fan of yours, I have followed a lot of your content over the last year, and I’m afraid to say that your critical assessment of properties that you view is becoming less critical. For example, this property that you reviewed in this vlog is absolutely under par and too expensive for 7.0m. I use to rely on your attention to detail and shouting out where things are just sub-standard. I think the value of your brand relies on you speaking the absolute truth about how awful some of these properties are, I should know I’m an Architect. Please let us have the old you back.       Great question. to my understanding, it means someone whose parents are Nigerians but they themselves were born outside of the country. So they are not like ORIGINAL NAIJA but still consider themselves Nigerians off course. ha
