    Everyone looking for land go to the towns & visit local feed stores, building supplies stores,restaurants and ask the locals if the know of land for sale. Sometimes livestock auctions have a place for want ads/ for sale items in the lobby for you to look at. Local county tax assessors office might be able to help with land that coming up for sale.

    Very good advise Andrew. One other thing make sure you walk the whole property. I looked at so many that had huge piles of tires and junk that would take years to haul away.

      I have a property like that near me I really want to own one day. It's has so much trash on it, I'd have to spend tens of thousands of dollars to clean it up 😔

    Good to try and check property use history if possible too. You could end up with a property that had a chemical factory, or other pollutant source, on it 60 years ago.
    Deed restrictions you covered, but there’s also potential environmental restrictions too that need checked. Access and utilities (electric, water, gas, sewage, trash) are very important to consider. Easement is not guaranteed, can be a huge problem and any agreement with neighbors should be done legally and in writing to avoid any issues in the future.

    Good info, Andrew. We did an environmental survey before we bought Piney Grove. Gopher turtles and some kind of rare mouse can stop you from doing a lot of things on Florida property. Luckily we didn't have any of them or an Indian burial grounds!

    Wow thanks for this, mentioned a few things I hadn't thought of. Currently searching for a little bit of land to build a house on. The growth in central FL is getting crazy, have a developer trying to build a 700+ neighborhood directly across the road from me on an old orange grove.

      That sounds like where I live. Ten's of thousands of new homes built in the last year in my county (Polk) alone. And no infrastructure to support this type of growth.

    another big one is the maximum time to build... Some places, once the plot has been purchased, you have a specific deadline by which a home must be built on that land. This is more common for closer in parcels but its important to know. not all land can have you just move into a trailer and do a self build like what you were able to do over a long period of time.

    In addition to checking for flood plain issues, don't forget about wetlands designation. Depending on the state/county, there may be some serious restrictions about what you can/can't do on the land and how much setback from the wetlands you have to respect. For myself, flood plains and presence of ANY wetlands was a deal breaker.
    Another thing to look out for when you are shopping for rural land is what is going on within a mile or two of you. Is there a chicken farm nearby? Understand that when the chickenhouses are cleaned out, you may have to deal with several days of bad smells and dusty air. This will happen at least twice a year, sometime 3 or 4 times. If you have a pig farm nearby, the aroma on the wind may knock you over - and that can be year-round.
    Are there plans for an asphalt plant or a gravel business going in nearby? I kid you not, I almost got into a beautiful piece of land until I found out about the plan to open an asphalt plant 2 miles from it. Smells, noise, heavy equipment traffic and problems with the water table were just over the horizon on that one. I found out about it by driving around the area and seeing signs on folks' lawns protesting the plant moving in. Checking with the county zoning board can give you some insight into any planned development coming up in the area.

      Very valid points about industrial sites. Once lived 1000 feet from a concrete transfer station where they took dry powder from rail and loaded it into trucks. Smell, noise, constant trucks. But it gets worse. An adjacent industrial lot got sold to a company that crushed cars. So we had noise, filth, fires burning at all hours, and heavy equipment beep beep beep all the time. That business closed down and got replaced with (drumroll) a garbage transfer facility! Yes it got worse. The only thing that helped there was that business also going under. But we had years of stench and beep beep beep 24 hours a day.

    We had a power issue as well. Our issue was just a little different. We had 2 different power companies close to our property and really wanted company 1 vs company 2. Company 1s nearest pole for us to tie into was 3 tenths of a mile away and all property was family land and only needed 1 signature to get service. Well, the issue was company 2 had rights to service and we couldn't contest it. They had to build out 8 tenths of a mile and get 7 people to agree to an electrical easement. It was ridiculous.

    In Colorado, buying land that doesn’t already have a water well is very risky as there’s a good chance you’ll never qualify for a well permit. Very few are granted anymore around certain aquifers in Colorado.

    I own 4 acres thats land locked by one land owner (he owns 700 acres around me ,completely surrounded my land). It's been in my family 123 years.

      Drop Off At Area Bankruptcy Attorneys Offices, Realtors Etc. Works for me every time.
