We almost bought a property within 6 miles of one... 10 miles is the automatic evacuation distance and assumed contaminated area if there is even a suspected of a leak. Can you imagine trying to sell homegrown produce from the farm after such a leak?!
Check with Department of transportation to see if there are plans to add or enlarge roads. Sometimes plans exist to put roads through or next to your property.
Some good advice there. On the knowing what is going on around the property I would be more concerned than only say a poultry farm, or maybe a pig farm. Anywhere surrounded by intensive farming is likely to have a spray drift issue and a chemical residue issue. This can wreck any garden you are planning to grow, or damage your health.
A friend of mine bought a house w/ 7 acres on a soft Hilly landscape. Seing it I thought that if I bought a parcel on the outskirts of the city, I would like to Be " Far Enough Away [ from the other houses ] for Privacy " But Close Enough for Protection " !
Some Things to mention would be; How Close is the nearest Dr.'s Office, Clinic, And " Hospital " ? ! How many miles away ? Also Grocery, Hardware, & Auto Parts Stores, Excetra. Also I would Like to Live Far enough away from a Town so as to have " My Privacy, " But Close enough for Convenience > Does the Property Have; " Natural Springs " or Wells " & Trees, ( an obvious indicator of Ground Water ) Creeks, Rivers, Can you add a pond to Stock it w/ Fish ? ! [ & Crayfish & Frogs, & Newts & axolotls to Amuse the Kids and " Cheer the Wife. ] / > And other concerns that escape me @ the moment .
CRP, hay or crop contracts on your land, easements people have on your land, winter drainage or poor drainage, stuff the previous owners leave, old buildings or mobiles that need to be removed, old cess pools. A lot of stuff to look at.
Great list! I also look for tax exemptions on the property. Where I am if a property doesn't already have an agricultural exemption, it can take up to 5 years to get one. You pay much higher taxes until then.

Neighbors….And their noise, their attitude etc. Go to the prospective land at different times and days of the week, and listen. Loud music? Dogs barking incessantly? Guns? Visit your prospective neighbors if possible. Are they friendly? Listen to your “ gut”. We looked at a property and most of the neighbors had guard dogs with chain link fences… not a good sign. Don’t buy near kennels unless you don’t mind dogs barking a lot. Are there any dirt bike type trails near by? Be prepared for their noise for hours on end… unless you’re into that sort of thing. We looked at another property and the neighbors had rock music blasting. We had neighbors who would target practice with their guns ( about 300’ from our house) every evening. I know this is all quite negative, but if you’re wanting/expecting peace and quiet, you’re going to have to do your “ do diligence “. I’m speaking from experience. We finally have, by God’s grace, a quiet, safe place in the country.

I drive 50 miles one way and take five different freeways to get their... It takes between 45 to 60 minutes each way This is the about the limit of what a work drive should be in my opinion.
San Diego county makes it nearly impossible for building in its rural areas... Listen folks, always vote in your local elections especially if you live rural... Do NOT let "Others" choose your Sheriff, Prosecutor, Judges, County Supervisors, Town Council Members, Mayor, Planning/Land Use Commission Members, Water Board Members, School Board Members, and other LOCAL OFFICIALS for you. We have got to rebuild our local governments from the very lowest levels first and then work up from there. Many local races are decided by just a handful of votes so make sure that your vote is counted among them.
