    Shocker that Utah’s biggest landlord is one of the biggest predatory Wall Street real estate firms in the country.
    The DOJ is starting the process of protecting people, when are individual states going to start protecting people from ridiculously inflated rental prices?

    Thank you! In Arizona we have the same issue. Bunch of random fees that pop up after the lease was signed. We had to suddenly pay for use of mailboxes, for use of Amazon boxes even if we didn't use them and many more

    Base rent, parking, real estate tax, water, sewer, trash, CAM (Common Area Maintenance), Service Fee (for sending the bill), convenience fee (for accepting your money).
    Commercial tenants get hit with more fees, that they are required to bill you as a "tax" when you buy a burger or whatever.

    Finally, Greystar is shady. They tried to kick me out because they "had to renovate the apartment". And then they told me my only options were the renovated ones to move into which was hundreds of dollars higher than my previous rent. I believe it was about $600 higher. Fortunately, we fought back and they told us we could stay in the non-renovated apartment for $200 higher.

    It’s incredibly predatory. They also use programs that changes rent price based on when you sign the lease. So if I signed a lease on friday it maybe $200 a month more compare if I signed the lease on Wednesday

    Junk fee like cable, trash valet, parking permit, pest control,… should be illegal. The advertised rent should be the rent.

      I'm not sure why these fees should be illegal, if you owned a house you'd have to pay for trash, sewer, water, and if you wanted cable and or internet you'd have to pay that as well, and paying for a parking permit unless its for the space or an extra space I do not see the big deal, and pest control typical mainatance for homes, the only thing I dis agree with is valet trash, I think this is ridiculous, but then again due to so many people being irresponsible, lazy I can see where having trash picked up rather than a discusting tash area makes a little sense.

If I don’t want to pay for cable I can cancel it, if I don’t want to pay for internet I can cancel it, if I don’t want to pay for pest control then I don’t. If these are forced on you then they should be put in the stated price of the rent. They want to act like they have a competitive rent when in reality they hide the true cost to live there. They advertise them as amenities but in reality they are non option paid extras

      My apt complex has those fees, however they told me base rent and told me upfront what the real rent would be with fees so I wasn’t blindsided. Just let people know and they can choose for themselves.

    I hope this lawsuit sets a precedent so others law suits will follow against these corrupt landlords and corporations. The government is supposed to protect its citizens, but corrupt politicians are too busy taking bribes. Land of the fees and surcharges.

      That part is frustrating, but unless they are are monopoly (which maybe they are), rent prices are often a result of supply and demand. If they are a monopoly, they should be sued under antitrust laws for being a monopoly.
      The difference with the fees vs the rent is the massive rent is disclosed clearly while you still have a legal right to walk away. The fees are things you get trapped into paying because they did their best to hide them until after you are in a legal obligation to pay those fees.
      Don’t get me wrong, rent is exorbitant in the Wasatch Front at the moment. I suspect monopoly or oligarchy behavior has contributed to it. But so have out-of-control property taxes. I know a widow who pays more in her 90’s for just property taxes than she and her husband paid in mortgage payments when they originally bought the property. Rights that disproportionately favor Squatter’s Rights can also drive up property costs because in order to care for properties they have to charge their paying tenants more to subsidize the non-paying tenants. Not that Utah is the worst on these issues, but Salt Lake County and Ogden are pretty bad on these issues. Excessive prices and timing for building permits also drives up property costs, and thus rent. And that is only a handful of measures. Hold companies accountable for deceitful practices, enforce antitrust laws ruthlessly, and decrease the many barriers to building and maintaining apartments, etc. and I guarantee competition will make it impossible for them to continue to charge excessive rents. But we have to start by fixing all of the other problems first or it will do nothing to decrease rent and increase customer service.

    Mirador apartments off Harrison Blvd. in Ogden did the same thing to us. They were charging us random gas bills in the hundreads over the summer, and many other random fees. They refused to fix anything. My wife and I called them out on it, and they charged us again 3 months later. We left. The main reason we left was the elm seed bug infestation. We vacuumed 300 elm seed bugs a day, every day. It was discusting. We kept the apartment as clean as we could and sealed all the holes. the bugs still got in. I paid the bills for 8 years and we kept the apartment near perfect till the day we left. Worst land lords ever.

    Same surprise fees for all managed apartments, the individuals just pay up bc it’ll hit your credit. Hit with a $50 (x4) each fee per college roommate bc they accidentally left an empty cardboard box in the kitchen. So not split the $50 among the 4, they charged each.

    I know someone who lives in one of their apartments, he is also getting nickel and dimed by their various fees. Plus the apartment is poorly made with no sound proofing, so you can hear any little noise whether it's the dishwasher, TV, or a door closing, and he is always being disturbed by the neighbors.

The guy who runs Greystar property is one of Donald Trump's best friends. Trump is putting him on his economic advisory panel to get advice over what to do about renters ripping off america.     A lot of landlords give a base utility rate as well without even providing the actual bill from the city. I was living in apartments at charged the same amount for water every month and they never showed me the bill. People using the outdoor spigot to wash their cars. Now I have a house and the utilities are less than what they charged for water.

    This is an issue everywhere and has been, even before covid. I've never understood the cleaning fee, the cable/ wifi, administration fees, trash- concierge even if you take the trash out yourself.

      My apartment is the worst. I didn't find out until I had to sign my 48 page lease, I'd already paid the application fee, and then I read the part where when I move out they get to choose the cleaning service and it's $350 and it will come out of my security deposit. On what planet do they need to spend $3.50 to clean a one-bedroom apartment?

    Absolutely happened to me in Utah. They are finally posting the possible fees. Water, wastewater, storm water, trash, etc! Signed the lease they sent me and when I showed up to pick up my keys, they said oh loos like we don’t have a portion of your lease signed. I signed everything that was sent to me. Oh they forgot to send me the 45 page portion that hard all the “fees”. Moved in last day of the month and they charged me all the fees for an entire month. Absolutely disgusting business practices!

    In any business agreement the total cost must be expressly stated. It’s just common sense. These hidden fees are illegal. It causes a lot of disagreements.

    Greystar was the worst rental experience I’ve ever had. You had to pay for trash pick up from your front door, even if you didn’t want it. They allow tow trucks to enter the secure parking garage and tow vehicles with expired state registration stickers (Texas), and my car was towed on the day I was moving out because my parking permit had “expired”.

    They told me base rent for 1b is 1400 but I play close to 2000 after fees. Not to mention they keep the security deposit and make you pay another one when renewing the lease.

      I'm not in grey star but I'm in some hedge fund own apartment complex and I found out today that if I don't renew my lease for another year, my rent goes up $500 a month for a month-to-month. I don't care if I have to live in a motel 6, I'm getting out of here the day that my lease is up.

    Palladio Apartments downtown SLC - hundreds of dollars in fees in addition to rent. Renters are paying taxes, and all sorts of passed-along fees. I've never experienced that anywhere, and I've rented in four states. Video says average rent for a 1BR apartment in downtown is $1400...it's likely upwards of 1700 with the shady 'fees' that are mandatory. Super dishonest and disingenuous.

    False advertisement is illegal. If they advertise the rent as $XXX, the money for rent should be $XXX. Any additional fees should be clearly stated - not buried in fine print.

    I currently live in a Graystar property and love it, yes the rent is a little higher then I'd like but what isn't. When I was searching for a place I visited 3 different Graystar communities, All fees were disclosed at the first viewing, and I was given everything in writing. I live in one of their townhouse communities and do not have a buch of junk fees. I see people complaining about water, sewer, trash, these would be your responsibility regardless of the community. As far as trash valet is concerned maybe if people were more responsible and didn't make a hugh mess out of traditional trash bin areas, maybe if they didn't dump their furniture, mattresses, ETC., for the communities to pay for their removal, communities won't look for alternitives that cost more to the tenants. I for one love were I live and have found Graystar to be just fine, and I've lived in my current place for 3 years.

    For newer buildings in my area, Greystar partners with Xfinity and then the tenant is forced to get Xfinity AND pay for a technology equipment fee.
    You’re being charged for your monthly Xfinity account and a piece of equipment you never agreed to having upfront LOL.

      In my apartment I was forced to get DirecTV and AT&T for internet. It's $50 more than when I was in a rented house where I could get xfinity. I hate these people.

    This is like dating someone and then finding out they have kids when you get married. These apartment complexes, this business should be upfront with people in the very beginning. The only reason they don’t want to be upfront in the beginning is because it’s intentional and to argue oh no, we don’t do this. Intentionally everybody does it. Then that means it’s an industry wide practice that everyone should stop doing because I guarantee you the renters the customers don’t like it. Why would you do this? If people who rent your properties don’t like finding out at the last minute it’s going to be more expensive. There has to be some reason you don’t tell people all of the costs upfront there’s some reason you’re keeping this from them. What could it be? You’re an open honest business that believes in the community tell us what it is?

    Owners model “turnover” charges in their cash flows and projections. Then they’re essentially putting that back on the tenants. It’s something that they model in excel that they the owner would occur.

    It’s highly concerning when the Federal Government sues a private company like this. This is the 2nd lawsuit from the Government, the first expanded to include Greystar and other large apartment owners for price fixing.
    I have operated rental property for over 20 years in multiple states, worked with or for many companies including Greystar and while many will disagree and probably get very upset for me posting this, the fact is these large professional landlords are not the issue. They have rules, they have policies, they have extensive training to ensure that their employees treat people equally, follow all government regulations, and do so in a way that helps someone to have great experiences in their rental time at the properties.
    Sure, large apartment landlords get complaints but overwhelmingly the feedback they get is positive.
    The fact that this story showed the fees prior to someone submitting an application which is prior to being approved and prior to signing a lease proves this lawsuit has no merit, those fees were disclosed on the website.

      It's called false advertising. If there are units _starting_ at $2,000, a prospective tenant should be able to rent a unit for $2,000, bottom line. Otherwise, management just needs to list precisely what's available and what it costs to rent. It's not unknown information, it's simply being withheld in a bait-and-switch fashion.

    In NORTH DAKOTA ... a CORPORATION is NOT allowed to own a FARM or even a PHARMACY. Sounds like we need the same RULE for HOMES and APARTMENTS nationwide ... limiting ownership to a single person and limited ownership of multiple properties 🤔
