    I liked this realtor 10x more than the others we've seen on this channel. A bit lowkey for a $26,000,000 house but knew his stuff and didn't make it feel like he was "too good" or "too cool" to answer any questions from either Michael or Adam.

    Great place and great video as always. I'm sorry to be the one that makes this correction about the video but sprinklers don't go off based on smoke detectors. They each have a glass bulb or a filament in the center of the sprinkler head and those glass bulbs hold back the water. There different types. Red glass means it will activate 155 degrees and green means 212 degrees and so on. Usually in the house will use 155 heads and areas like attics or garages use 212 since those areas don't have as much air flow or air conditioning. The way they work is during a fire when the ceiling temperature reaches let's say 155 degrees after about a few seconds the glass bulb will break and the water will shoot out. And they also work individually in homes and almost all business applications meaning only the sprinkler head that had reached its temperature will deploy and not the rest. Unlike the movies where they show the entire sprinkler system in the whole building going off. Smoke detectors (if hard wired) will communicate with your alarm system and when that goes off it will dispatch the monitoring company who then would call the FD if necessary. They are not connected to each other. The ONLY time a smoke detector and sprinkler system are connected together is inside computer rooms and clean room systems but those usually don't use water because to the computer servers would be extreme so they usually use a Halon it CO2 type agent to put the fire out. Ok that was the sprinkler lesson for today. LoL. Great video tho.

      Those cold floors. smh. Who designs a house where the floors are all the same inside, outside, stairs, entryway, poolside...what a total mess architecturaly. You need contrast and lines to draw you from one area to another. This is a commercial flooring design in a residential setting, and quite frankly it just doesn't work. Add-in ugly mis-matched furniture that no-one wants but cost an arm and leg to acquire and annoying over-sized, over-priced art pieces and there you have it. A mixed-up eclectic mosh pit of over-priced shite. No money spent on staging the property correctly and cheaping out on pantry items shows that this property is struggling to sell. So why is it $26M exactly? The location isn't even that great. "Welcome to the nineties Austin, you're going to be very lonely."

    What a concrete Russian bunker, the art is totally not incorporating to the space. The ceilings are to low and the use of space is a mess. Also for 26 million (I hope they are counting the art into that price, still too expensive though) you'd think there would be more outdoor space. Worst villa you guys did by far.     Namaste! This house is incredible, I may not agree with the interior choices but it is a great place with an amazing view.

      What a horribly disjointed, uninviting and ultimately insipid lifeless
      mess! First thoughts...grossly overpriced and will NOT sell at the
      asking price. The owner must have totally ruled over the architect to
      create such a diabolical mess because an architect at that level in the
      market couldn't get it so wrong, could they? I had to find out because
      it's fucking atrocious...........so follow me..
      Well....what a fucking mess this is. Seemingly an ARTIST called Mattia
      Biagi is held 'responsible' according to one website, being labelled the
      'designer'. WTF, right? Who throws the $25m keys to a rookie?
      So, his name may just be a front as it may have some 'pull' in the high
      end art circles I'm guessing? . No doubt Mattia is involved but not in
      the way its being sold as you'll see. Unfortunately the studio darda
      website is down or perhaps removed altogether but I did find this -
      "studio darda is a collaborative intersection of architecture, building,
      art, fashion, and design." Yeah I know right....a word soup put
      together by some hipster clowns with too much money with calamity
      written all over it. Funnily I found that word soup from a foursquare
      webpage linked to Andrew Wilson(the very guy in the video!) The son of a
      developer. Attended architecture school, no mention of graduating(which
      may explain a lot) and was then employed with the family business. A
      family business which has done quite well for itself I would suggest,
      now that things are a bit clearer as to how this has all come about.
      I'm not even in the industry and my alarm bells went off immediately.
      It's like a kid on a 'design a home' pc software program had come to
      real life, which in a way it somewhat has! If I get that vibe as someone
      with no experience in the industry let alone millions in my pocket can
      you imagine what someone with $25m to spend would be thinking whilst
      looking through the joint?!
      For all those that share the same opinion of it being an overpriced
      eyesore.....currently it looks to have been on the market for 11 months.
      Says it all right?

    In regards to the B-roll music parts, don't further reduce the volume just cut out some EQ at 5KHZ because this stock audio stuff has usually too much going on in the mid sections!

    The big bear made the back yard look like an abandoned putt-putt course. This home is very commercial/industrial in places, like a converted parking garage. What an incredible view though ! The glass garage walls are disturbing. I think I would have to install a barrier of sorts, just for peace of mind.

    Suggestion. You have shown a few houses where the garages are glazed at the rear and you mention that it can be hard work judging the distance to reverse back safely. If you were to install a laser that illuminated when the garage doors were raised and it was positioned 6 inches from the glazing and illuminated to the opposite wall of the garage rather than using your mirrors or reversing camera you only need to watch the wall on the opposite side to the laser and as long as you can still see the laser on that wall you know you are safe.

    i really hate this house because of the concrete floors and the outdated furniture with the modern type house. also that bedroom with the glass wall is absolutely horrible.
