In 2023, HOAs in America brought in around $96 billion in revenue. This money comes from fees collected from over 75 million residents living in about 365,000 HOA communities across the country. But are they really worth the cost? Some studies suggest that homes in HOA communities might see a value increase of 5% to 10% compared to similar homes without an HOA. That sounds good, but let's dig a little deeper. The average annual HOA dues range from $2,400 to $3,600 per year, according to the Community Associations Institute (CAI). The average American family stays in one home for about 13 years. So, over 13 years, you could end up paying between $31,200 and $46,800 in HOA dues. So, here's the Math: A 5% increase in a $416,000 home’s value adds about $20,800. A 10% increase would add $41,600. But if you’re paying between $31,200 and $46,800 in dues over those 13 years, the value increase is almost completely canceled out by the HOA fees. At the lower end of that 5% increase, you're likely to lose money. Even at the 10% increase, you might only break even or gain a little, depending on the fees. The Bottom Line: We’re spending $96 billion a year on HOAs, but what do we get in return? A lot of rules, headaches, and meddling, with little to no financial benefit. I've personally dealt with HOAs for 20 years and never had major issues with them, but the math clearly shows they are often a waste of money. In short, just like Dwight is finding out, HOAs might be doing more harm than good, at least financially speaking.
