    Here in oriental Mindoro, I know an Australian that been scammed, he buy a land of 2000 square meter for 6 million pesos, he buy it online to save time, when he saw the land it was slop and full of rock, the soil slide easily when it's raining, now he can't build on it before work a lot on the land.

    A lawyer who really knew what they were doing would have caught the problem with the title before you bought it. Maybe they don't know what they are doing and need to have their license to practice law revoked so their incompetence doesn't hurt anyone else. When your lease is up on the big house maybe you can live in that supply shed on your property or put up a tent.

    The real estate laws in the Philippines are incredibly complicated. Many times the land has been inherited by multiple family members and the deeds never transferred. Leading to claims by family after one decides to sell. Way to Many ways to get scammed buying land here. It's the buyers responsibly to do the due diligence to assure you are getting a free and clear deed!

    You made a callous mistake and give others wrong information.Land survey is not the priority when you buy a land.
    When anyone want buy a land there are basic steps to be followed
    1. Find a good lawyer who handles land transactions
    2. Ask your lawyer to check the title status / ownership/ extent etc at the authority like land registry
    ,City Hall, Barangay office
    3. Check the previous owner already paid property tax at the city hall.
    4. If you are satisfied with the title ownership hire a surveyor check the actual extent.
    5. If all are legitimately ok the you can go ahead with buying the property
    These are basic requirements before you a property.
    It looks like you don’t know the procedure and hired unprofessional lawyer.
    Most locals are ignorant about this procedure and don’t pay properly tax too.
    In such case the new buyer have to pay all accumulated property taxes at any time City Hall officials arrive,

    Gelay great video and info you shared even though it's your own heartache you are sharing and dealing with. I have heard of so many stories - ruining peoples dreams - this is suppose to be a amazing part of someones life, dream come true but instead turns into a costly nightmare. Your advise from 13:03 on I fully agree - people watching need to take note of this. It's a real shame this is happening but in reality it is so BEST YOU protect yourself as much as possible. You must look after your own money and insanity - have a great day!

    Thank you for a very valuable video. For me, I would have spent monies for a real estate attorney or broker. All the problems encountered are S.O.P. (Standlard operating procedure) checks for them. When buying land directly from a landowner, you’re asking for trouble. I believe in paying now to be safe, then to REALLY pay later.

    In SE asia....write your own contracts...use docusign...and get it all signed at a Notaria......video record the whole meeting :)) Never let any local lead the process....YOU lead the process.

    If you're a foreigner, you'll never own land in the Philippines. You can do a lease agreement, but you stand to lose your investment.

      There is no investment. Only expenses and losses there. Exactly what the foreigner should be aware of. Common sense really.

      A foreigner can set up a Philippine Corporation and be a member of the Corporation. The bylaws can be created for 100% approval on the ratification of any measure. The corporation can lease the property to a foreigner. This can all be annotated with register of deeds.
      If the foreigner is married, land could also be purchased as the Filipina married to the foreigner and his nationality. This is also annotated with register of deeds. Thus, this is conjugal property and consent is needed by both parties to sell the property.
      You can also setup a Philippine Partnership with the foreigner at 40% owner and then the Partnership lease to the Foreigner as well.
      Best to have a strong knowledge of Philippine real estate law and hire 2 attorneys.
      You will also need a tracebacks and memorandum of encumbrances to make sure the title is clean.
      You need to match up the original certificate of title to the over the counter records with register of deeds.
      Scams and document switching are common so initializing of the title is important. Feel the parchment of the paper to verify it is original and not a photocopy.
      You also need a deed of absolute sale contract and strict verification of the sellers. Passports or National ID only.
      If there is any Special Power of Attorney by the sellers, walk away.
      We have interest in a few properties in the Philippines and it’s fine.
      However, since there’s virtually no title or escrow services, you have to do it all.

    some lady bought a corner lot of land next to the river, my daughters grandfather owns the land, she started building a house and he got a court order and made her get off! she lost all her money!

    the people that build that house with no title deed built the house with out city permits! to get a permit you have to have the deed in hand! and now they have an illegal structure on squatted land.

    before you buy land in the Philippines you have to do a title search to see who holds the deed! you go to the registry of deeds in city hall, any wrong names means the owner has to reapply for a new deed and dont buy nothing without survey or correct deed in hand! most of the land in the Philippines is generational squatted! they think they own it because it was passed down but they dont! I seen people that was living on land for years and the electric company owned it and kicked them off! now the workers use there house..lol

    You know lol, correct me if you don't agree. But being a land and home owner in Canada for more than 30 years in two locations. If you are lucky enough and you always have steady income and pay all your commitments You might get your property paid for. But no matter what if you don't continue paying your taxes for ever they come and take your land and house you thought was yours So really I believe it's fairly the same most likely everywhere in world So just to say we are only the caretakers of the land , and are very lucky if you still have all the bills paid you just might have a few dollars in the end.

    Foreigners can't buy land in the Philippines unless they are married to a Philippina. It would have to be in their name.

    Why should that be important, as you claim? The only important thing is not to buy anything in the PH if you want to keep your money as a beloved foreigner. Just rent, and send the capital to work outside the PH, stocks, ETFs and Reits provide enough return to afford any property suitably. Flexibility, such as relocation, is included free of charge. A property is quickly bought, but difficult to sell in the PH. Gelay's problems are her problems alone.

    🌴 Gelay when making a property purchase you always need a a lawyer involved to protect you from being scammed 🇺🇸 here in the US, we have companies that do title searches and also have real estate attorneys that specialize in real estate purchases you should never develop land or build a home on it until your name is on the property deed 🌴 Does your country have a fraud division that prosecutes scammers 🌴

      you can not buy land in the PI,, just rent ,, and never pay the lease up front..pay monthly.. if you pay up front,,, they may bump you off,, keep the money and rent it to the next guy...

      @@Retired2811 I wouldn't want to invest in land improvements on something I'll never legally own. I've read that there's times it is cheaper to rent than purchase.

      @@Retired2811 The best place I've found to own land and a house is Japan. There's a lot of free houses, some fully furnished, ready to move in. You own it for the tax bill, which apparently goes down as a house ages.
