In the US, when people sell houses, they often hire stagers and rent the furniture to give the home a completed look (like a show model) to prospective buyers to increase the selling price and also to maximize positives/minimize flaws like putting in table lamps and mirrors to lighten up dark corners, etc I thought it could be an inexpensive way to get an interior designer who can achieve a consistent look and feel of the home (whole as opposed to the sum of the parts)
U can purchase lightings n fixtures such as toilet washing basin, kitchen basin, lightings, toilet mirrors, some furnitures, beddings, dining tables etc n ship to Malaysia.. During the renovation u may ask d contractor to fix it up for u. For kitchen cabinet, kitchen top, wall cabinet, build in cupboard all that to be done in Malaysia.
Renovation the house need to make sure split to a few phases and when each phase is being buy off by yourself and make payment by stage . Don ever make any payments when it is not completed the work on those phases k that agreed upon in the agreement. There are many dark area in renovation and argument will start when things are not progress as per plan.
Some landed houses are guarded with guards patrolling the compounds around the houses so its not a problem if you are not around for awhile and moreover there are pests control services to solve the insects problems why worry 😂
if u dunno much about the renovation, better u enploy the interior designer. coz the renovation more like cheating. once u pay them the downpayment, there will delay u delay and delay....

拿房后还要验房 如果有问题也要等发展商修补 我之前等修补了两个月 我的问题的洗澡的地方地面有积水 做到不够斜水没办法全部流出下水道 时间要算好

signature 只能做一些standard的活，比较customized 的设计他们得向第三方求助，能力也一般。可以参考一下南京lalu和上海puli的设计，点子很多，配色也很好

建议你订制廚房柜最好另外找廚柜制造专门店,因为这是常潮湿地城用途的,不建议用木板廚柜,会很不耐用,可以選擇鋁制柜或玻璃柜门的,两者都非常好看好有高级感,可以上网找去专门店show room 看看.
装修公司你要加倍小心。能写下来就写下来。不然录视频做真剧。钥匙不可以给他们。自己开门给他们开工。要看着他们做防水等。。。等下他们会反着讲。

设计风格理念还有重要的是easy maintenance…. (eg. 玻璃方面注意两面都能擦得到…. 容易换灯泡（不然要找人换灯泡要你整百元）etc….

现在这个点上估计来不及装修了，要等农历新年过后了吧。十月底找到来，都快要圣诞节+农历新年了，一般上承包商都提前半年赶工了。所以你明年第一季度才拿房的话预计还是过了大年十五后才比较好，慢工出细活

@@jack-s9x8l也难怪你不知道，让我告诉你吧，我是大马槟城人，曾经在新加坡，香港，深圳，湖北待过20年，我大胆的告诉你这些城市农历新年都没有大马热闹和应景，尤其是我的家乡槟城（不好意思，我没在吉隆坡度过农历新年所以不知道吉隆坡的氛围感如何）。槟城农历新年穿新衣戴新鞋（不戴帽），男的有些还穿传统中山装、女的传统创新旗袍。极乐寺灯火通明，槟城庙会聚集全世界华人参观同庆，舞狮舞龙鞭炮烟花爆竹燃放齐鸣，尤其槟城年初八晚福建人拜天公大过年更是热闹非凡。有机会你来槟城过农历年你就知道了，但是缺点就是很多餐饮业歇息，游客就惨惨惨只能吃面包/方便面😂

Beside 3D and 2D plans; Remember to demand for print out of Built of Materials, project timeline and payment schedules
I would think these are boilerplate clauses and part of the renovation contract in place by the contractor.
最好是问开发商家，你的想法，颜色，告诉他们，最好是在装修之前。可能开发商会帮你做。。问一问是没有坏处，可以省时，省钱。要快点问。
