Great videos!! I an interested to know more about using 2nd charge bridging loan to reduced the deposit amount on a property I'm interested in. Do you have a bridging lender/broker that you can recommend I can discuss this with.
When refinancing will the morgage lender ask you to be on the bridge for at least 6 months? (as in be an owner for 6 month?). or can a be on a bridge for 2 months and than move to a mortgage?

As I'm viewing it before it hits the market, the rate of the property is well below the going market price. I currently own properties via an LTD company and wanted to know if you have any recommended bridging loan providers with potential remortgage providers for SPV ltd companies which would make my journey a bit easier.....

Would it be under a buy to let mortgage or a commercial mortgage it already has sitting Tenants.
In my opinion, bridging is very similar to shorting and trading derivatives in the stock market; if you don’t know what you’re doing you’ll get burnt. As always, using debt as a tool of leverage needs to be done strategically and you need cash to cover your position. Don’t invest in what you can’t afford and if you’re bridging on speculation it’s very dangerous. I feel you need to be an experienced investor before sourcing a bridging deal, or even be mentored/observe somebody doing a deal to understand the processing. A good mentor in this industry is invaluable.

Are assume you are Muslim, do you know these loans and all interest based borrowings are haraam, so advising other brothers and sisters following your guides will be doing haraam also.

I used to work at a small private bank that sold what they called High Speed Bridging Loans. They went bust during the financial crash of 2008.
We have to be really careful who we pick to work with.

You can bridge for shorter periods (if that is what you are asking).

As a new investor should i avoid bridging?
It's not necessarily about avoiding, it's about understanding what you are committing to.

Please be aware interest based loans and mortgages for making money is totally haraam
@@umartai4104 agreed and there are many other ways to do deals avoiding interest altogether.

No 6 - don't buy a large dilapidated listed building when you have no experience. Don't be a silly Samuel!
