Brilliant Saj , my nephew is about to start his property business, this was just the perfect video we were looking for , so much information, covering all the important points.
I was just thinking about this just the other day. Top video Saj, thanks for the high level example. Made it clear to picture the costs involved in bridging. A similar video re auctions would be great. M
Great videos!! I an interested to know more about using 2nd charge bridging loan to reduced the deposit amount on a property I'm interested in. Do you have a bridging lender/broker that you can recommend I can discuss this with.
In my opinion, bridging is very similar to shorting and trading derivatives in the stock market; if you don’t know what you’re doing you’ll get burnt. As always, using debt as a tool of leverage needs to be done strategically and you need cash to cover your position. Don’t invest in what you can’t afford and if you’re bridging on speculation it’s very dangerous. I feel you need to be an experienced investor before sourcing a bridging deal, or even be mentored/observe somebody doing a deal to understand the processing. A good mentor in this industry is invaluable.
Would appreciate if anybody could reply to this question, I’ve came across a property that is BMV it’s a HMO, was going to try bridging loan, I’ve never used bridging finance before, are you always guaranteed to get a mortgage ? Would it be under a buy to let mortgage or a commercial mortgage it already has sitting Tenants.
Great video Saj. I'm looking to get a 100% bridge for a potential property that I'll be viewing in a few days. As I'm viewing it before it hits the market, the rate of the property is well below the going market price. I currently own properties via an LTD company and wanted to know if you have any recommended bridging loan providers with potential remortgage providers for SPV ltd companies which would make my journey a bit easier.....
When refinancing will the morgage lender ask you to be on the bridge for at least 6 months? (as in be an owner for 6 month?). or can a be on a bridge for 2 months and than move to a mortgage?
Assalamulaikum Saj, Thank you for these brilliant and very informative vedios. I live in Birmingham and do you have any accountant in property you would recommend. Want to buy a few small properties under limited company. Perhaps if you could offer me an appointment to discuss what best suits our family needs. Thank you Fayaz
Interest is not. However, I can connect you with a company that uses a sharia compliant structure in providing bridging loans. To access my contacts, use this link www.sajhussain.com/access-sajs-contacts/
Are assume you are Muslim, do you know these loans and all interest based borrowings are haraam, so advising other brothers and sisters following your guides will be doing haraam also.

I used to work at a small private bank that sold what they called High Speed Bridging Loans. They went bust during the financial crash of 2008.

As a new investor should i avoid bridging?
It's not necessarily about avoiding, it's about understanding what you are committing to.

Too much fee's
Definitely not cheap.
No 6 - don't buy a large dilapidated listed building when you have no experience. Don't be a silly Samuel!
Dilapidated listed buildings can be a money pit

Umar, just to be very clear I am not advising people to do this. I am explaining how it works.
