      Are you talking about our famous illusionist, self-proclaimed millionaire with only a bunch of houses in real world charging people surplus of 5 digits and responsible for literally people hung themselves after one way ticket of "masterclass". Sombody needs to stop those youtube liers.
      This on the other hand is spot on first hand practical essential advice.

    One of the most in depth best videos i have heard. I am an 18 hear old trying to get on the property ladder because my education route aint the best 😅. I have been exposed to a lot of terrible advice on youtube . Thanks to your videos i am a little bit more understandable of the property ladder 👌🏽

    Bravo sir. You sir are worth your weight in gold. I am looking to invest in my first buy to let. I was curious in bridging loans even though I have 28k to invest. Thanks for the advice.

      Thank you Kenroy there are lots of briding products available as long as people know so the process and the risks involved there are some very good solutions it's all about understanding the exit strategy

      @@Nicheadvice That seems to be the case. It's a shame that some brokers are not very trustworthy but I guess it up to me to do my due diligence before using a broker.

    why would you use bridging for a light refurb project?
    say a house is 85K bridge LTV is 75% so you still need a deposit of £21K still? + refurb costs + interest + arrangement fees + stamp
    Unless the refurb adds lots of value...why not just get a mortgage?
    is it because bridging is quicker to get?

      +ZoroXLuffy you typically get a light refurbishment product when when the property is not mortgageable for example not a working kitchen and bathroom

    Nice video, probably the best one I've seen on the subject. Can you use a loan from someone as a deposit when buying with bridging finance?

      It depends on the lone structure and the terms of the loan but yes I do believe there are lenders that will accept this

    Bridging loan to get house
    Get central heating in asap
    Get mortgage to exit bridge???

      All comes down to why you think your need the loan and not a standard mortgage in the first place

    Just a question, my inlaw has a mortgaged 2 bed property that he is looking to add value to by extending and making a 4 bedroom.Can he get a bridging loan to finance the extension and have refinanced?
    If not possible, what can he do as he has no personal fund to carry out thr project.

      Yes he could but first we have to look at all the other cheaper alternatives. I suggest you get in touch. Bridging should be the last option as its very expensive and can be risky so we will need to talk about exit strategies and what happens if things go wrong.     What would be your advice. I have seen a property I want which has a lot of potential but in order to purchase I need to sell the two properties I have they will more than cover the amount I need as one has no mortgage and the other has 2 years left.Would you suggest getting a bridging loan to purchase the property and then pay it back once I have sold my other 2 as I am worried that I will lose this property if it takes a while to sell my two.

      That's exactly the reason why bridging loans are actually used as long as there is a viable exit strategy give me a call in the morning so we can talk about what you can potentially get also so you could refinance the unencumbered property with a no early repayment charge buy-to-let mortgage so there are some options so give me a call.
