    Ever wonder wonder what quality of roofing get done with your tax dollars? Me neither. But, I did get the chance to inspect a local post office roof for a basic annual inspection.

    Carlisle is pronounced " Kaar Lial", not "Kaar Listle", but your right, they hacked this roof with left over parts. when is the last time it rained? Carlisle, Gen-Flex, Firestone, and Mule-Hide manufacturer spec says that ponding water needs to dissipate within 48 hours after a storm.

    In one of your other videos I heard you mention youre business moved to doing only tile repairs, a logical smart decision since its the gold mine for roofers in California lol. Now moving up north, to somewhere it actually rains! Buddy of mine did the same thing and always talks about how busy, well paid and happy he is now. Happy to see someone else go through the same daily life as me, I inspected a post office in downtown Oakland, CA a few years ago, i always wondered why. Now i have an assumption lol

    EPDM is utilized as a single-ply roofing membrane specifically because pounding water does not deteriorate it, as it does with built up roofing materials. ie, asphalt, hot applied tar, coal tar pitch, A.P.P. (atactic poly propylene, torch down)

      You got me, I have never worked on on a roof in my life. If you believe that someone has some beach property they would like to sell you for a great price.

    to fix that would you recommend poly iso board to build crickets in the ponding areas of the roof and adding more drains ? I would like to hear your opinion because I'm new to commercial work.

      I've done maybe 100 flat roofs. Not a lot in my opinion but enough to learn how to solve this problem quickly and effectively. You can remove the plywood over these areas and expose the bent rafters rafters. I found this was typically caused by the rafters installed with the crown reversed. The effect of this over time you got a couple of inches of deflection. To fix this we would simply install the same sized rafter side by side to the bent rafter. This technique is commonly referred to as "sistering" a rafter. You nail the new rafter to old rafter using the six inch "zig zag" pattern or up and down pattern with 16d nails and the low sloped area would be neatly restored to the standard pitch permanently repairing this problem. The charge for this "additional work" would be billed as time and materials at the standard rate which is usually $100 per man per hour or whatever this rate is in your contract. Make sure it is over $80.00 no matter what.

      More then likely it has a couple roofs if torn down to the deck and installing a tapered system with crickets will solve that problem but all depends how much money the owner wants to spend on saving his building..

    Beats me why anyone would accept a roof built like that, or expect it to survive. I inspect roofs too, when I see a low slope one on a 1920s spanish style, there's typically 6-8" slope over 15'. They usually leak at the scuppers though.

      Those are usually hot mopped with glass base used as ply and can last a very long time.

    I would have recommend if they do replace the roof later on down the road to tear it off fix the low spots but let them know you can't fix all the ponding water there always going to be some ponding water on a flat roof then put a built up roof on it base 2ply or 3ply and a cap. Unless the want to put a slight pitch to the roof then that's a whole different story.

    Tell me why would you build a flat roof really! I've never seen flat roof not leak! There is no smart to this. Over the life of a pitched roof and a flat it's just smart money for it to be pitched!my school that i went to the first building they bult had maybe 2 roofs and its over 70 years old the new part hsd more leaks than i can remember in the 12 years of school that i had and that building was less than 20 years at that time! They had to rebuild a big piece of that which has cost us the tax payers over 18 million so far! They saying it's okay because we will get Federal money! I can't justify that!

      I feel you, even a bit of a slope helps an enormous amount to avoid leaks.

    You sound like you hardly know what you are talking about when it comes to Epdm lmfao calls Lap sealant "liquid cement"

    • @SouthCountyRoofing
      @SouthCountyRoofing  3 роки тому

      I try to use general terminology for building owner and such. And, you're right I am not an expert with EPDM.
