Finally! A full sized refrigerator! Love this one. Although the fireplace seems out of place, maybe its just how the funiture is arranged.

Finally a small house that has a living room capable of holding at least four adults comfortably, and bedrooms with ample closet and dresser space! I would move the fireplace over to the right more, but other than that, this is a perfect small house!

BUT......
Open up the small living room by ditching the "hallway" when you come in the front door.
AND....
ditch the side porch for a 2 car garage. The laundry room would make a great access to it.

If you ditch the hallway, you have no place to hang your coat, or put your shoes as you enter the house
I don't like homes that open directly into the living room. I like an entryway. Especially if you have exceptionally hot or cold weather or a lot of rain. lt needs more living space and less back porch.
It’s the perfect size, but, I love the screened port, but I need a tub so I can soak, that’s how I meditate.

I love this just the way it is. The entry hall is great for folks who live in a cold climate to be a buffer against the air when you come in. For those of us who want a secondary heat source or simply the ambiance of the fireplace, it's beautiful. Thank you.
An open fireplace is, alas, a very poor secondary heat source. You can warm your front, but any air that is warmed goes right up the chimney. By the mid 1800s, New Englanders blocked off their fireplaces and installed wood stoves. Those, or gas fireplaces, are much more efficient for heating because the air flow is controlled. Architects now include them because they look pretty.
@@Bobrogers99 ah, but I would install an efficient woodburning stove to provide heat and a cooking surface. I do agree---having been raised in a mid Atlantic state with a fireplace that did not help during power outages. But the ambiance.....

I would put the front door where the fireplace is and again move the fireplace to the focal point in the room I also love love love the screened porch. The bathrooms had no tub and I thought this a missed opportunity.
The outside of this home is so nice looking. You don't need 3 porches, ditch the side one and add a garage w/breezeway. Ditch that fireplace. Try to make the laundry room bigger adding in a mudroom.

I absolutely love the screened in porch off the kitchen. Wished the master bedroom had a tub/shower combo or even better a separate soaking tub and also a separate tiled shower! Also wished there was a place for a deep or stand-up freezer!! This home is adorable, though! Also, I love the stone work on the bottom half on the siding. Love all the porches! Love the full island in the kitchen. Wished the model had a pantry, though! Kitchen is pretty.and.I love the white cabnets that they don't go all the way to the ceiling!

How much are the plans? Can they be customized?
I would make the master bathroom larger and add a tub. The back porch, make it a 4 season porch and do away with that kitken widon. It could be a pass-thru for snakes and such. Laundry room needs to be wider, and attach a 2 car garage. Like someone said, remove that little wall in the living room. Doing that will add more room. Making the back porch into a 4 season room, would make a great den. My sister and brother-in-law turn their back deck into a 4 season room and it was where everyone gathered. During the winter and snow on the ground, it was beautiful.
This house has almost all the features that I look for. I like the entry and the 3-season porch (4 seasons in warmer climates), and I like that the laundry room is convenient to the bedrooms and bathrooms and has an exit door in case you prefer to hang your clothes outside to dry. The kitchen could use at least a pantry closet, and I think I could find space for one.

i mostly like the layout. But these hardly ever show the furnace and A/C unit or the water heater. These take up some space and need to be easily accessible for repair.

It's a nice layout. I would need the dining and living rooms to be 3 feet wider. The laundry room could be extended onto the side porch and widened 2 feet to add storage for linens, out of season coats, etc. This would also carry through to enlarge the area for the living room. I would also want to add a mechanical room at the back of the house behind the master closet with poured concrete floor and drain, the floor 6 to 8 inches above grade accessible only from outside the house. Instead of a heavy stone chimney, I would need a lighter weight version that could serve a free standing gas stove with adequate fireproofing for wall and floor. I really like the screened porch.
