Not artificial sir. Check the revised rate list of authority. 100 sq m built up house is costing 5400000. How can you say that it will cool down. This is govt rate. Govt doesn't bring land rates down. Better to look towards yeida as that still costs 21000 per sq m as per new rates. Purchase one land in the next ROS scheme and live on rent till that area is developed. It will give you 1 cr in next 4 years from 25 lacs. Di not listen to these youtubers. They know nothing. Many are repenting on the losses suffered just because they listened to them including me. Greater noida is the hottest investment destination at this time and especially yeida. So, chose wisely. Take some risk. You will appreciate when you will see the benefits in future.

Same is the case in Noida where land prices have skyrocketed. Now, in Greater Noida, Authority is going to sell Plots via E- Auction route. No application or lottery system per earlier practice. Look at the base price of Authority which have been increased. Land is limited whilst demand will continue to grow, thus, rising price.. Whether it is Noida, Gurgaon, Ghaziabad or Faridabad, increase is across the board in NCR. You need to change your views /advice, otherwise, people will suffer,
