This was super helpful! I’m a single mom and got tired of renting aka paying somebody else’s mortgage. Bought land over the Summer, paying on that and Lord willing want to have a pole barn house built in the Spring. Trying to find the people to do it was something I had no clue how to do. Bank requires me to have licensed contractors do everything inside(sheetrock,everything) which kinda bugs me because I know how to mud, paint and all that because I used to help my dad. They consider it an “unusual structure “ .

@ Crafty Mom - I'm in Michigan and the township approval and inspection people were the first place to research. Did I miss it or did they dance around the price? I'm putting up a 30 X 30 high profile horse barn with loft for $70,000. No well or septic and it sits on cement pillars. Based on what they say, you're looking at over $30,000 for well, septic, drywall, furnace. Site prep and fixtures along with cabinet work is another expense. It's a modular, built off site, loaded on a semi trailer and the roof goes on after delivery. My plumber, electrician and cement guy all gave me a licence, proof of insurance and lein waver's. I am functioning as general contractor and got a building permit ($250) as a homeowner. Praying it all comes together. If you want some names of modular barn builders, let me know. The stalls were expensive, nothing is insulated or painted. These barndo's are expensive!
@Brenda Clifford definitely welcome any names and ideas as I’m in the research/planning stage. For my property it has to be at the least 1500 heated sq ft and my general contractor also has to be licensed.I have two teenagers so looking to have at least 3 bedrooms and 2 bathrooms. My dad had a degree in mechanical drafting and he’s designed and built houses before,I drew out a plan that I think will minimize cost and labor he gave me a thumbs up on my idea, guess I did pay attention all those years of helping him lol 😂 We have local IKEA (Memphis) so I plan on buying my entire kitchen set up from there,I don’t mind putting stuff together,I own several pieces and they are sturdy if you follow the directions. I can get all the cabinet’s for around $2500, the plan is to have all drawers on the bottom because I am not a spring chicken,building this to grow old in, I already have all my appliances except a stove and dishwasher. Probably go as basic as possible and fix up over the years,the economy is too iffy for unnecessary expenditures right now.

Gravity is best and cheeper, low presure pump is next but doubles the cost.. so gravity 5-6k DIY, low presure 10-12k DIY then well you have a mound system ranging from 15k - 20+ k.. we have a low presure system I installed my self for 8-9k, infiltrator chambers are more thean half the cost, either low profile or standard, low profile are a little cheeper, but it depends on what the county wants OR what your septic designer says you need. Some push for the latest and greatest big system that will in a short time only fail, costing thousands more to fix.
I'm doing a pole barn house build a lot like yours in Washington. Your channel was great inspiration. I think the only big change I'd make if I was to do it again would be to wet set brackets in concrete so there would be no wood below grade. I'm not worried about the life of the posts (they have a 50 year warranty) but from what I understand it would have made financing easier to get and if I ever sell it would make it easier for the buyer to get a mortgage.

Your house looks really awesome! I haven't watched all your videos yet on your construction method so I might have missed where you discussed this issue. I am curious why you combined stick built with post building for the exterior walls. Wouldn't you be able to save immensely on framing materials and labor by keeping it strictly pole construction on the exterior? In addition, couldn't you increase your insulation r-value by blowing in a low cost fiberglass or cellulose in that large cavity, and also save on the product costs because I think your spray insulation was quite expensive?
Yes I answer some of the questions in the cost breakdown video. You could certainly save some money by just framing horizontally between the posts etc. you could do cheaper insulation but I decided I wanted to do a combo of spray foam and fiberglass.

Yes they’ve gone up a lot. Hopefully they’ll come down some. I see osb and plywood came down a little already recently. No problem getting concrete here at all. Must vary by area.
I designed my own in my head LOL I do have a floor plan layout but not an actual blueprint plan. Most local lumberyards that design the kits would probably have one if you tell them what you’re looking for.

Hiring Hoover builders, I already had a perc test, I have well & septic permit, I have a dirt guy lined up. They quoted me $30,400 for a 24 x 24 includes, complete shell, concrete, insulated windows (5) 2 doors. R2 insulation. I can show you my contract to be sure I’m on the right path. This will be my 65th birthday gift to myself on inherited land. So I can visit often. Your thoughts or suggestions. Oh, I signed contract for the 24 x 24 originally, but decided to add enclosed attached garage.
Not really. I don’t have natural gas here for one so I’d have to do propane. I like the looks of wood burning ones but they aren’t very efficient. I’ll plan to do a backup woods stove instead.
A lot of ppl nowadays call it post frame as well. Pole barn is more an older term from when they actually used telephone poles etc. it’s a structure that’s using posts for the structure instead of a typical stud frame.

Materials have almost doubled since you guys built, if your not hooked to a contractor you can not even get concrete in Idaho for a big waiting list
