This is one of those sets when u first see it u think its a MOC build because u think its to good to be true. And then u realise this is an actual set and a pure master piece
I was about to say the exact same. The set just has a TON of MOC techniques, and it's like you said, something at first, too good to be true.
I got a good chuckle out of seeing Jameson's alternate face. The webbed mouth is just perfect.

The Spider-Man minifigure is actually based off of the classic suit from Spider-Man PS4.

There are some really cool techniques used here. I especially like the use of 1 x 3 jumper plates to secure the atrium to the rest of the building and how the elevator facade is built.
I remember the old version of this set that had Nova.

Only negative about this set is how it is a bit to over the top. There are literally heroes and villains scattered in every corner, apart from that, this set is actually amazing, and I wish for it to be injected into my veins.

looking back this set made 2021 such a great year
Excellent speed build. Could've sworn you were building one of your own if I had not known Lego released this. Definite must buy for comics/Marvel fans alike. Also fantastic usage of those tracked bricks to finish off the building and the large wheels to build up the water tower.

Such a spectacular set
Kind of like the Ghost Busters Mansion. But Marvel, and more epic
Personally I would give this a 9.5/10. Absolutely fantastic minifigure choices and the building, what a master peice. If I were to give one peice of criticism, I would say the main building does look a little monochrome, with the only colour being the sign and stairs or perhaps the unnecessary Spider-bugey build. But apart from that, it is as close as you can get to perfection.
All UA-camrs just make Info videos now about the set and you have it already 😂😮

Positive and negative things on this set, in my opinion: negative: no new villains, they included a vehicle for spiderman, they included the spider-verse figures which I do not like
Positive: it's huge, it's very well detailed, the new characters are great.
