Just like these home flipping shows where they only include the home purchase price and the renovation costs and then subtract that from the sales price and make it seem like they just made 150k from flipping a home. Not so fast, there are commission fees and TAXES that will take a good slice of those profits.

I’m sure you’re well aware, but I mention this in case it wasn’t clear to some viewers.
My wife has a full time job and she started doing real estate on the side. She doesn't advertise at all because she just don't have the time to do it full time since she already has a full time job. But yet she sold around15 houses just last year and going strong this year as well. Only from referrals. She is smartest person I have ever met.

you're right about that. if you take 2% (Ryan probably could negotiate higher %) on the 4 billion dollar deal, that's a lot of cash. But imagine what it cost to make that 80MM ? Unfathomable
If they got 1 percent of the gross, it would be too much. They don't deserve anything. They show you ratty old homes that aren't selling. All the while forgetting to mention that these are the ratty homes. Once you press them about it, then they will show you something worth buying. They try to save those for their select flipper clients. But then they will try to get you to overbid to pad their commission. You are better off driving around and looking for open homes yourself.

Hey Ryan. I started in the business in October of last year, the week of my 20th birthday. I read you book while I was getting licensed. I am planning to do around 2-3 million in total sales in my first year. That would gross me about 62K, and after splits and taxes and whatnot I would be around 20~ thousand dollars. I live in St. Louis where homes are cheaper, and it is incredibly easy to become an agent. I actually sold my first property in my first month of being an agent.

I really don’t get when you say “unless a house can sell itself to another house” I’ve heard you say it before I don’t believe it makes much sense. A house wouldn’t ever need to sell itself to another house, houses don’t sell to other houses, houses sell to people. If a landlord can sell their house without an agent, which could be possible in the future, there wouldn’t be a need for agents.
I've heard people say this all the time, while there are landlords who can do this themselves, the reality is the amount of work and knowledge it takes to sell a home and execute it professionally is not worth it to most especially if they are making a healthy margin on the appreciation.

I don’t know why people use agents. I’ve seen people list their homes on Facebook marketplace and sell in days. Then you just have a real estate attorney and title company do the paperwork for a fraction of the cost.

I've been in the Real Estate business 👔 for almost four years; I worked for two New Homebuilders as a Sales Counselor, closed 100 homes in between 2018-2019 top producer. For the real estate agent in Malaysia, we relied on the Real Estate Agent Law whereby the commission usually at 3.18% (include tax) .. the ongoing covid 19 pandemic has affected property transaction and the buyer now question whether they should buy the property or not during this unforeseen circumstances

This was super informative! Though I get motivated from your "on the go" vlogs, I feel as though I'm not only getting motivation, but also learning when you do these desk vlogs. Your brand is so centered around your exuberant personality though so I would recommend on the go vlogs (80%) being mainstays on your channel with occasional desk vlogs sprinkled in (20%) rather than the other way around.

@@1GQ_gent Honestly, its just a lot of hard work. I was in WA for around two years, and by the end I had roughly 6 home in escrow every month. It was just a lot of calls on the phone, leads from ad sources, and hard work.

I don’t know why people use agents. I’ve seen people list their homes on Facebook marketplace and sell in days. Then you just have a real estate attorney and title company do the paperwork for a fraction of the cost.
Did they get what it's really worth? Probably not... Could've lost out on thousands. Why would you make one of the largest purchases you'll ever make without a professional ? It's not always as simple as you make it sound...
Brokers are never needed in society. It's just rules and laziness that make them important.
