31:00 - yes, you may only need 10 acres, but extra acres YOU control, that are AROUND the acres you use is something I have come to appreciate. Our 20 acres seems so small, because of the farming practices of neighbours (harmful sprays, fence-jumping dogs that destroy our geese, mowing insect-habitat grass constantly, etc). If I move, I'm looking for a lot more land than I want to use.
Great tip on finding land 😊 .. Asking around locally in coffee shops & feed mills is how I found several of my ~ younger self ~ properties (all bought on land contract). 😊
