What if you have a year or so timeline? Would they take it as you are wasting their time? I prefer to be transparent but I understand the influences that they may try to impose
I have a question - I went to a home open yesterday and there wasn't a real estate agent, instead the property owner. She told me she was selling it without a real estate agent, to avoid paying any real estate agent fees. Is this a red flag? What are the risks of this.
Hey PrinceZuko, ah interesting its called for sale by owner. To have listed the property on domain/realestate.com.au they need to be using someones real estate licence so there are companies that give people access to this, plus provide a trust account to keep your deposit etc. It is becoming more common for property owners to do this to save 2-3% in real estate agents commissions and only costs around $700-$1000 for the seller to list their property using this service. Provided you get your solicitor/conveyancer to check the contract is all fine, you should be all good. Cheers, Jayden.

Do you have a video of what you should tell them, and how to sound somewhat informed/knowledgeable. And if they ask you questions that require the answers like "I'm pre approved for x amount or I have x amount for my deposit" how do you avoid or answer these questions without also sounding noob lol
This happened to me yesterday 02/09/2020. I told the mortgage broker "I have a student loan overseas", and she put me on hold and came back saying she can't proceed with processing papers with ADELAIDE BANK as a lender but suggested to me ANZ BANK. ANZ BANK is a bit high on their interest...A different mortgage broker before the one I'm dealing with said overseas loans "shouldn't matter"....Am I missing something?? Did I reveal too much??
Heyya @GamingExtreme yeah technically you need disclose any debts if they are in Australia or overseas. A little while ago the banks didnt mind too much but now they need to know the details, if you dont tell them and they find out its failing to disclose debts and a big no no. Good luck with it!

The real estate agent always asks if I’m pre approved but that’s a good tip with not telling them for how much.
