    Thanks for taking the time, pretty lady, Mj. 💃🏽 Now I have something to work with as I finance the total repair of my late mother’s humble home on a beach on a small island in Masbate province. I had no idea how building materials cost. Masbate, as you may already know, is just above Cebu. 🥰 🌴🌺

      I cut popular and oak trees down millied them into 2 bys an framed up a two thousand sq. Ft. House an than spent twenty thousand on plywood sheet rock electric an plumbing air conditioner cabinets I built myself old school cabinet construction. So it can be done but you can't go to Lowe's or home Depot to buy material. But there is a way .

    Amazing...She has built this house for $10 per sq. ft. The going rate in the san Francisco bay area is $500 per sq ft. What she has built seems like a very cozy comfortable beautiful home!

    I think that your building went very smoothly, and you seemed very organized in your plans. Maybe as a silver lining to the awful pandemic, it afforded you and your builder the time to get a lot accomplished in a relatively short time.     Congratulations, I enjoy watching your videos-My fiance and I are building a 2 bedroom apartment on 1/2 of the roof of her parents home in The Dominican Republic and it looks like it is just about the same size as your new home. We have the walls and roof done and our budget of $6000 USD is just about used up but I knew it would be closer to $10,000 when we are all done so no worries. When it's finished I will move to her vilage and we will get married and we will start a new and final chapter for me and the first chapter in a book I will help her start. Yes I'm much older than her but I don't mind LOL. Thanks for sharing your journey.

      David, what town is that in, you can own there, do you have life insurance, how far are you from town or coffee shop, can you walk, bicycle, motor bike????

    to be honest Meljean the build was really great value for money and your builder worked very hard and did a fantastic job. Some additional savings were your dads labour and your time to manage the works and arrange materials.     Great nice house...Hardyflex over a wooden frame is a great building material, it's used extensively in Australia and it is quite strong and is a good insulator. There is a slight chance that a cyclone (hurricane) will arrive some day and cause some damage but that is up to the gods.? ...congratulations, just lovely.

    Meljean that was such a genius 👏 idea to build a simple province house with the support of your viewers and social media followers. With an even more genius execution of the idea. To build a similar house here in Texas would have cost between $20,000 USD - $50,000 USD and to go out and buy a similar house would cost between $80,000 USD - $150,000 USD. Of course all these figures would vary on the location, age and condition if you were buying the house. One of the best benefits of this whole project is that it's paid for and there is no mortgage. Again props to you and your supporters who made all this possible. I'm just blown away. Incredible! God bless, and best regards.

    Dear, you are amazing. Wish my daughters were so independent. I know your parents are proud. I am in the Cayman Islands and have priced construction material in the Philoppines online and it is hard to comprehend the low amount you spent on this house.     Thanks for the tips. Nice idea for me who is planning to have a simple house like yours. I like white too especially its too hot un the phil. In southern Spain, i observed that almost all the houses are painted white maybe the reason why is that its hot there and maybe white will cool down the temperature too.     Try to use Led light bulbs, they last longer, and you can always add a dimmer switch to any Room later. Nice job MJ...

    On reflection you should have spent a little extra on an iron structure roof possibly with wall ties. Coconut lumber is not strong enough for major storms especially the CGI fixings into softwood.

    You're correct on the price. I recently built a house for a relative at Pampanga and it cost me $6,100. But then they had to limit spending on the windows, but they have a steel welded trusses for the roof which are corrugated.

    I took an interest in your province house series because we also built a home in Leyte around the same time, Jan. to April 2021. Congrats on building it for 300K! I wish that I had discovered your vlog beforehand because you would've helped me save a stack of $$$$. I spent php1.2M for a 25'x20' +5' terrace. Full concrete & steel , no wood, sliding windows, hardiflex ceiling on a purchased lot. Our homes are very similar in appearance but you were much more successful at saving money. Way to go Meljean! P.s. , I'm afraid to add up all of the home furnishings that I have purchased from Lazada.

    My daughter who lives in Bayombong got a quote to build a house. By the time it was done the price was double because there was a lot of extra costs that she was not aware of. The builder over charged her for windows and tiles. This house was for her sister. Now she is building her house but this time she has a better builder and it will be less money.

      Not the same house. This is more garden shed than home. No running water, a single outlet, no insulation, Screens on widows, what this house does not have is a long list... I found it unbearable living under sheet tin.

    Even if you had to buy the land, that is extremely cheap, I built a house 🏠 in Australia 🇦🇺 and it cost 170, 000 U.S. dollars , so you are miles ahead, all you need now for your house is to have Tom inside. God bless you and Tom.

    Im currently renovating our old ancestral house in cebu province .for the roofing and kisame alone it cost me 65 k minus labor then for the gutter I spend 15k.our old house is quite huge,4 bedrooms and the living room and dining is quite spacious plus the terrace.

    good budget on the roof. I had my roof redone that cost $ 8,000+ on shingles and labor. Excellent data in home building in Cebu

    We call this house in France Chalet (pronounce as chale ) it make almost the same cost if you did full concrete and as color roof 0.4 ) but in fairness it looks very nice , bravo , congratulations for your achievements

    You got a very nice house for a very cheap price! US$6000 is a fantastic price , the foundations alone would cost 3 to 4 times that here in the UK.
    Your plot and house build would cost near US$350,000 here.

    MJ, thanks for the cost recapitulation. It will help me when I build my house. Perhaps you forgot few items. What about costs of plumbing, toilet bowl, septic tank, or kitchen area? Also, you didn't mention house foundation and the money spent for cement and armature. Did you use any concrete hollow blocks? Do you consider water tank as part of the expenses?

    When I come to the Philippines I will have a budget of around $10,000 for both the lot and the build. But I also have my retirement where I can pay for things as I go. Thanks again for sharing 😊

      Build a livable 10,000 dollar house and continue building like a long-range project. You will be amazed what you can do after a year as long as you do a little bit every month.
