    Somehow I got a job in commercial real estate through my contracting firm... And I don't know much about real estate let alone commercials real estate lol. Time to find out how much I can cram before I start next week.

    I just bought the first beginner course! recent college graduate with a finance major. been selling real estate for 6 months and I have already closed $3,615,000 on my own. I am going to take these courses and after a year, I get a commercial real estate analyst job! this is the first video on it that i have ever seen and it inspired me to go forward with it

      ​@@alanraya7730$3.6M sold in real estate isn't that much. When you consider average 5-6% commission and as an agent a common broker fee is 25% of commissions. So that's only around $67k annually in income before taxes

      Was a bit bored as just did financial modelling for the fund and individual assets. Was paid well about $120k plus they paid for my masters part time worth over $70k. The commercial brokers seemed more exciting work.

    Great content. I’ve worked in urban and transportation planning along within economic development for the last 9 years in the public sector. I would like to transition to CRE and work in an Analyst or Developer role. I’m considering Cornell’s modeling certification so I’ll have something on paper. Do you think that would be enough to transition?

    I'm currently working as a leasing agent in the multi family industry. I will be graduating with my Economics Degree soon. What advice can you give me on landing a job as an analyst? Is an internship required?

      Hey Donta, great to hear you've found the videos helpful!
      I mention this at the end of the video, but I'd highly recommend learning real estate finance and financial modeling in Excel. The crash course I mention at the end of the video and in the description is a great place to start (that's free as well). I'd definitely recommend an internship if you can get in one - that will give you hands-on experience and will allow you to put into context what you learn from your coursework.

      Hi Ahd, absolutely! Accounting is a great background to get into a real estate analyst role - you'll have a great foundational knowledge of the cash flow statement and if you have some real estate background, you'll be in a great position. Good luck!

    Thank you for sharing your knowledge! I currently work as a Revenue Analyst for a Financial Services company. I have advanced knowledge in Excel and Financial Modeling & Analytics. I don’t have any idea or experience associated with Real Estate at all but I’ve always wanted to get into this industry. Do you think I need to have any real estate background to easily land in real estate job? Do you think having experience in Excel is enough? :) Looking forward for your response.

      I think your Excel and financial modeling background will help you a ton, and you're already coming from the finance space so that's helpful. I'd focus on learning the basics of CRE and real estate finance, but I think you have a great background overall to break into the industry. Good luck!

      Urban planning is a great degree to get into development. I'd recommend working on your financial analysis skill set and Excel financial modeling skill set - if you're strong in that area, a development analyst or associate job sounds like it could be a great fit for you. Good luck!

    Since there are overlapping roles with what a real estate appraiser actually does as well, do reports by analysts get affirmed by appraisers?

      Appraisals don't value homes from an investors point of view, therefore, you may often see investors/ companies performing their own appraisal and then have an outside appraiser perform their work as well. An appraiser by contrast is a defined career path and your growth will generally be dependent on growing your book of business as an appraiser. This is not to say you cant pivot your career as an appraiser but the barriers to entry are much higher so those who become appraisers tend to stay in the field.

    Hey! I am starting a job next week as Commercial Real Estate Underwriter for a bank. It is my second job out of college. Wondering where I can go from there from your perspective. Will I learn and develop skills useful for other parts of CRE besides underwriting? Will I eventually make the big bucks? Thanks!

      Are you at PNC? If so, great shop and you will learn a lot there. You'll likely mostly be in the trenches underwriting, but try to get out and tour deals and get familiar with the physical side of deals (construction costs) as much as you can. I know a lot of guys who started at similar banks who have done really well for themselves. A common path I've seen to make solid money is to start at a bank and learn in a disciplined approach, then go to a bigger capital markets intermediary (think HFF, Berkadia, etc.) and become a mortgage broker. The "eat what you kill" model can be extremely lucrative if you're good at what you do.

      @@BreakIntoCRE Left PNC for Dollar Bank Sr. CRE UW position. Definitely seems like I'm in the trenches but have good communication with the lenders. Eat what you kill sounds appealing but do you recommend any other paths with the skills I'll learn? I can see staying and becoming a VP and making 100-150k but I want something more lucrative than that. My parents own 8 units in Pittsburgh that i'm trying to get more involved with and I want to get my own but don't know how ill manage on a strict work schedule and a 65k salary. Advice? Thanks!!!1

      @@j-b3rk61 I think you'll have a lot of options as long as you're learning a disciplined approach to UW, even if you want to get out of lending and move to the principal side. Acquisitions and mortgage brokerage could both be solid paths after this role if you're looking for something more lucrative that will allow you to make the kind of money that will allow you to build your own portfolio.

      I'm not Justin, but my understanding is that CRE analysts at commercial banks will focus more on in-place income and on reducing the downside, versus an investment firm investing for the upside in the form of value-add/NOI growth/selling or refinancing at the end of a hold to realize some upside

      i work in multi family real estate as an analyst and there’s an interesting path i’ve seen. you can work in property management as a leasing consultant and work your way up into an actual property manager. once you understand NOI and how to actually operate a property, then you have full understanding of analysis. then work your way into an analyst role!

      Construction management is a great (and very applicable) skill set to CRE analysis, especially when it comes to understanding the capital side. If you can learn the finance and financial modeling side of the business, I think you'd be in a great spot to land an entry-level role as an acquisitions, asset management, or portfolio management analyst.       Technically you can learn everything on your own, but most people won't hire you without a degree.

      Hey Steeve, good questions.
      1. No, most real estate analysts that work for principal (investment) firms are not licensed brokers or agents. If you're an analyst at a brokerage firm, you're generally required to have at least a salesperson's license if your name is going to appear on the investment package, but if you're working for an investor, it's very rarely necessary.
      2. Yes - I haven't seen too many analyst jobs out there for single family home investors, but these titles apply to both multifamily residential and commercial real estate.

      @@BreakIntoCRE Great explanation. Can you also give a few example principal (investment)firm names?
      I am a finance student at SF State. In a ten months CRE fellowship, I learned the basic knowledge of commercial real estate, including property management, asset management, construction and project management, leasing and marketing, facility management, and CRE business development from experienced professionals in the industry. Many of us got an offer as Property Administrator/Project Coordinator because they(who is in charge of the program) told us this is the only way to learn how commercial real estate works (before moving to CRE finance sector). However, when I talk to a Finance Analyst at CBRE, she told me that I could find a job as a Finance Coordinator in commercial real estate.
      But after your video and comments, I feel much clear about my career path. Thank you.

      Hey Tony, good question. Some of the bigger shops will require a degree, but many smaller more entrepreneurial shops will be open to someone with the technical skill set they need, even without a 4-year degree. I'd focus more on building the technical skill sets that will make you most valuable and helpful to an employer - that's going to be the most valuable thing you can do for your career in the long-term.

      I work for a self storage broker and had no prior schooling in finance/real estate etc. I did work in residential real estate prior to though (new home sales/realtor). I was hired in the transaction area but eventually moved to underwriting. To me that's an easier area to get an entry into (work for a broker). Also look at job qualifications/requirements in terms of financial concepts/modeling etc that way you can learn that stuff now if your aim is to work for more of an institutional group. Thats what I'm doing now.

      I don't know any large corporations that hire without a degree anymore. It will also probably hinder you in getting promotions. I haven't met any analysts that don't have a 4 year degree, and I've worked at 3 different firms. I did work for a low income housing tax credit syndicator in their transaction department, and there were some older employees who had many years of experience - probably started before degrees were so common. But this department was more of a funding/underwriting department and not heavy analysis. You may look into working in a job title similar to "transaction administrator". Reviewing property documents, entering data, filing real estate property docs, etc. It will still be well-paying, but you may hit a ceiling. I started out doing this and with my degree was able to transfer into a more analytical role, and am trying to move up from there.

    We Are in Unchartered Financial Waters! every day we encounter challenges that have become the new standard. Although we previously perceived it as a crisis, we now acknowledge it as the new normal and must adapt accordingly. Given the current economic difficulties that the country is experiencing in 2024, how can we enhance our earnings during this period of adjustment? I cannot let my $680,000 savings vanish after putting in so much effort to accumulate them.

      Don't think so lad. Qualitative assumptions still need to be tested and validated, otherwise quant outputs are turd burgers that aren't too tasty.

      @@TrueWojak CRE will always be a business primarily based on building equitable relationships and negotiating terms for a deal. This requires a human element that robots have not been able to produce. Sure, lower level positions such as junior analysts/analysts may start to dissolve due to computers being able to perforn monotonous tasks (rent rolls), but it doesn't replace humans entirely, atleast not yet (or in my lifetime)...
