    Cheers Brandon! Love the FSBO Dom program. Working on the scripts now. Thought I'd share my initial results - WITHOUT warm calling, and how it relates to your program... TL;DR -- Use the telephone to generate business -----
    I began with Mailbox Power (formerly Banner Season) this past summer just using just that, and nothing else. No texting or emailing. I got 1 property review and 2 that I'll follow up with until they LSD. That was out of about 20 prospects. And to be clear, those 3 follow-up prospects only became follow-up prospects because I called them. (They were expireds, and I used your scripts).
    After a few setbacks, I took some time to recalibrate my method (as a first contact I was creating drop letters and leaving them at the prospect's home). Probably due to anxiety with current events, I was getting heavy resistance using drop letters, which is why I knew I needed to readjust.
    Then, a month ago I joined FSBO Domination. I decided to run a 2nd test campaign with 20 FSBO's, WITHOUT warm calling (and not using drop letters either) - using only a Mailbox Power campaign, while at the same time going thru your FSBO Dom program.
    Within 5 days, all but 3 of the 20 FSBOs went off market, went pending, or listed with an agent (hahahaha!). I probably spent roughly 7 hours capturing info from Trulia ads, skip tracing phone numbers and emails, recording data into my documentation/tracking files and folder, and setting up the mailing campaigns on those 20 FSBOs -- 17 of which I ultimately had to cancel.
    What is vital here is the fact that in the first campaign, the follow-up contacts I made happened because of the phone call, and I'm not even sure if they knew they had even received Mailbox Power cards from me. Those prospective future clients became follow-ups BECAUSE of the phone call.
    The 2nd campaign, where I did no calling at all, resulted in -- well, I guess we'll see how things go with the 3 FSBOs that are still on the market. But I did for sure toss 7+ hours out the window setting up funnels/tracking and mailing campaigns for the 17 FSBOs that I ultimately had to cancel.
    And why didn't I call the FSBOs the 2nd campaign? Because I had just joined FSBO Domination and understood the need to implement it in totality, and not cherry pick which parts of the program I liked and avoid parts I didn't, also, I had just bought the program and it takes a substantial chunk of time to learn the required scripts - I didn't want to start the FSBO Dom method until I had learned it completely. This means learning and implementing ALL of the necessary scripts and systems.
    But I also wanted to test the "no phone call method", which many people are a fan of because of their phone anxiety.
    I wanted to demonstrate the difference in results between those who say you can avoid the phone and those who use the phone.
    I only ever got any results when I used the phone - even when I was using physical drop letters, a method that no one liked and a few were very offended by.
    1st campaign with phone calls, 20 prospects - 3 follow ups. People hated the drop letters. But I got 3 follow-ups, with one being a property review.
    2nd campaign without phone calls and without the hated drop letters, 20 prospects - no follow-ups generated.
    I have satisfied my curiosity about whether or not an agent should be using the telephone as a part of their prospecting business. 2 mailing campaigns, the first making phone calls, the 2nd without. The first resulted in viable contacts, the 2nd, not so much.
    I expect to initiate my renewed launch next month, after having completed the process to internalize all the necessary FSBO Dom scripts (I have almost completed everything else, my resume needs a tiny bit of cleanup but I'm essentially there, I just need to finish learning the scripts and I'll be good to go).
    For me that means the FSBO script, the Xprd and Old Xprd script, and the Listing Consultation, Pricing Expectations, and Appointment Setting/Follow Up scripts. I believe these are the bare essential scripts for getting started actually generating business. 6 total, with others to follow in the future.
    And it's no joke either, that's A LOT of script to learn. I'm spending around 4 hours a day working on these scripts, which I'm going to actually have to increase if I'm going to be able to meet my launch goal of March 1st. I anticipate completing the process by the end of next month and making my first phone calls. I'm filling up notepads and voice recordings with these scripts - it's tedious but it's great knowing I only have to do this once, and then, pfft look out mahfuckas! Plus, tomorrow morning I start with my first roleplay partner. (after my first transaction I can join the FSBO Dom FB group and have access to more roleplay partners, for now I have to go with those who aren't familiar w/ FSBO Dom method)
    Anyway, the lesson is - use the damn phone. I'm sure you can get business without it, but I also think you're going to work a lot harder and spend a lot more time doing it. I hope this helped people realize the importance of warm calling.

      I love this! Great detailed trial and error. You “did the work” to actually to find out what works for you instead of theorizing like most. Good for you! The phone is still king 👑

      @@BrandonMulrenin I don't have any videos but I started calling FSBO's about 3 weeks ago and have 1 FSBO listing under contract. And here many FSBOs say I don't do Agent Previews ONLY Agent Showings. How do you get around that Brandon? BUT don't take me wrong BM because I'M GETTING EATIN UP ALIVE AS WELL :)
