A very helpful detail not mentioned is "restrictions" like minimum home values. Some areas require a minimum of a $250,000 home, some areas won't allow building anything and being near a river or lake or beach, does not guarantee you will have access to them and a title search is a must. However, there's some nice and appealing properties listed at "chicken feed" prices. I'm going to dig a little deeper because I have been thinking about a vacation home or site.

Been looking at land a while. cost per acre in middle states is going for 3000 to 6000 an acre on average with a few lower and higher. 6,000 for .3 acres is not a deal.
i guess it really depends. ideally, it’s awesome to get more bang for your buck & more acres. right now im paying rent on a quarter acre. i think for someone who doesn’t mind starting small or may not need that much space. i think 6,000 for a quarter acre isn’t that bad. they can have a cabin & a large enough food garden & that’s perfect for a couple or individual. $6,000 overall, with annual property tax of like maybe $100 honestly isn’t bad. it definitely beats paying $15,000+ a year for something that’s not even yours. it’s all about personal preference & perspective. i hear u tho.
County regulations - building permits - well - septic - solar ... I've been looking in Pima County, Arizona and seems a septic system and a well is running $60,000-$70,000.
bet these properties tax values are a 1/5 the asking price. still pretty nice of the owners to consider doing contract for deed , hopefully you check that there not land locked! good luck folks
I wonder about taxes too. Also, need to do perk tests (don't want to live on a sink home) and look at local weather patterns (tornadoes, flash floods, etc). If never been to that area before, explore wildlife, bugs, and spiders as well as growing zones if you plan to have a garden. Always check zoning codes for future building projects and check back taxes (liens) which you may be responsible for if you purchase the property. Some properties have stipulations for use put on them by past owners too. A person can never know what they will find when dealing in buying/selling properties. Some people even try to sell properties they do not even own so a buyer really needs to check everything! When I was young and newly divorced, I looked online and found a cheap beautiful mobile home in Arizona but when I went down there to check it out, I found it was sitting on a piece of land that was super-flat and that would experience gushes of water whenever the yearly rainstorms happened. It was not a great situation! If properties are cheap, there is probably a very good reason.
Some properties have hoa's monthly costs. Also some may require you to pay for paving. Some require you to build at a certain time and value. Mowing monthly 45. Min per week.

They want people to put that down payment on the land pay it for a few months then they bail in the company resells it. The easiest way to find out is to search the town the property is listed near and search for the county. Some of the properties he has mentioned by county. Then search for that county’s government site and go through the building codes and zoning documents.
This is cool, but there's no mention of annual land tax and insurance. Sometimes the tax itself can price you out of land you already own, outright. Gotta add those costs into what you'll pay monthly

You are better off, to check public records for information on details for whatever you do online. By calling that state for further information to make sure that it's legal. You do not want to be hornswoggled.
Joanne, I lived on property like this in AZ, and I actually formed a trust that bought it so I could keep my name private. With that, they had no credit bureau checks at all, and no they won't report your payment history to the bureaus.

They do make land actually when the federal government sales land. 25% of the Us is owned by the federal government regardless that the constitution only gives a few reasons for them to own land. I remember on the macrovoices channel a macro economist basically said even if the U.S. sold all its land holdings it still couldn’t pay off its liabilities. Medicare runs out in 2028, and social security runs out in 2035. It totally possible the US in a depression may sell land. It used to give land to soldiers as compensation. There’s a ton of land that could be privatized. Sure some parks are nice but remember 95% of public land is from Colorado westward. It’s absurd what they’ve done. There’s no parks back east and they’ve had since 1978 to rectify it. I lived in Delaware one summer and was shocked at how small their park was. You go to Utah and Obama’s illegal use of the antiquities act made a monument the size of maybe Rhode Island. And then ya got like the state of Utah owning land in between private and blm or forest land. It’s just horrible economically how some of the land ownership is because the state can’t do much. I thought it was good utah and the federal government did a swap so the Sitla land locked in the grand stairs monument could be moved and economically used.
In this case we’re talking about the counting not the desert, this county is located right next to Las Vegas, and has cities like Lake Havasu, Kingman, Dolan Springs.

Maybe its REO (real estate owned) by the bank. Banks don't like real estate. They want liquid assets like coin collections, precious metals, and cash.
