Does seem like Ken just schilling farming out property management. I’m actually trying to learn how to manage so I can partner with capital and run my own JV multifamily properties.
The problem with out of state property management companies is that they get a kick back on repairs. Therefore, they fix EVERYTHING! If the tenant asks for anything, the management company just fixes it. Repairs and maintenance is insane!
@Ken When do you suggest to get your roofs repaired on rental property? Near the end of the roofs life? Wait til a leak starts? Go off a roofer recommendation? I own 3 properties and also live in AZ. Thx!!
haha, you mentioned if water heater breaks I'll get a anywhere between a $250 number and a $750 number . Well I recently got the $1150 number for that. Lesson learned

Yeah big waste of time.

Ha, I would say property management is also working for tips: I pay my waiters way more than the 6-10% I pay my PM's.
