no. which is surprising as i normally enjoy minimalistic design. the plot to begin with is lined with walls that give it a hemmed-in feeling and the idea of you playing basketball for hours and being my neighbour would drive me crazy! then there is the feel inside. on the one hand it is minimal but it is about as friendly as an operating theatre. the pool idea intrigues me and has an interesting feel but even the seating area outside seems to be more functional than a place to chill. i love the wall on the bedroom and the shower room as well is extremely elegant but this feels like some kind of a secret hidden complex rather than a place i would relax in and feel any sense of either peace of oppulance that i would have thought it warrants. given it is Japanese design i wonder if they did any feng shui on this either before or after. whilst my response is negative i found the tour and the building interesting to look at. one technical point your mic settings are strange as there is no sense of distance between the narrator (who looks the part) and the camera.
I built a new villa in Samui (near Lamai Beach) a couple of years ago, and sold it a few months ago. A few things jump out at me when I look at this place: 1: The lawn coming up nearly to the edge of the pool on all sides means grass clippings will inevitably end up in the pool every time the grass is cut. Also, keeping that grass green and healthy will be no small feat. It will require daily watering. 2: Pause the video at the 6:08 mark. See the inside of that sink? The residue is caused by the well water, and it's basically impossible to clean it off. My kitchen sink looked exactly like this within a year of living there. Samui well water has high sediment and mineral (iron) content. A big investment into well water filtration is necessary to mitigate this. 2a: Also note that topping off the pool water levels will come from the well, which can stain that sparkling white pool surface. I have first-hand experience of this happening, and had to fully drain and resurface my pool within the first year of ownership. 3: The walls on the perimeter of the property are going to crack and need periodic repairs. They all do because the underlying soil is prone to shifting. It's inevitable. 4: The cabinetry throughout the kitchen is MDF covered with melamine, and the countertops are thin and low grade. Unworthy of a home in this price range. 5: The land directly behind the home is sloped directly toward the foundation. This is a big no-no for me. Reason: rainy season in Samui (Nov/Dec) produces intense, relentless, prolonged downpours. And the runoff from that slope has high potential to inundate and erode the foundation under the structure on that side. Risky. 6: It's in the jungle. Which sounds great...until you see and experience the roads firsthand. You'll need a truck, preferably a 4x4 7: I'm not crazy about the flat roof with no rain gutters. I'd be very interested to see how it's draining off rainwater 8: Construction. Even the very best developers in Samui are basically all using the same subcontractors to build homes on the island. There's high demand for these subcontractors and their laborers, and they can't really afford to be overly picky. As a result, the difference in construction quality between a $300k home and a $600k home is actually quite small. The only real difference is location, plot size, home design, and furnishings. My advice? - Buy a 2nd hand home that has weathered a few years in the Samui climate & check carefully for how well it's holding up - When choosing a home, make sure you understand **clearly** how the surrounding land slopes and how water moves around the property when the downpours come (and trust me, they WILL come). I can't stress this enough. All those Thai homes you see built on concrete pylons to lift them off the ground? Yea, there's a good reason for that 😉 - Invest in solar (because power cuts are a thing on the island), and the best filtration you can afford for the well water - Access roads matter, and the local government does very little to maintain the jungle roads. Most of their budget is used up maintaining the ring road. Make sure you have a decent road leading to the home you choose.
Nice, that bit about water movement might be the most important of all. I had a lot of Bulding experience before ending up in my current location but crazy rain water management was not at the top of my list. Now living in an area that has insane rains, and zero water mgmt, I’ve studied it very closely and it’s probably my #1 factor in decision making, because it’s the one thing that will just have its way with anything man made 😂

Thank you for your feedback. We got some more comprehensive details from the owner to totally answer to your questions. 1. The grass is cut every night by a robot and it never ends up in the pool. Because the grass turns into mulch and fertilizes the grass and does not require cleaning. This is expensive Bermuda grass, 15cm soil with drainage system. The grass type is specifically chosen to last for many years. 2. Unfortunately, it’s a problem of the island itself and its high-mineral underground waters. This problem will be everywhere, except cases when you’re choosing deeper cleaning system. But, the system which is installed at the villa totally follows all standards and can be replaced by wish of the next villa owner. 2a: There are no problems with the color of the tiles, these are expensive tiles and are cleaned 2 times a week. Same as the other items which are connecting with water somehow. The regular cleanings are essential. 3. The fence and walls of the house are made according to all standards with columns, ceilings and high-quality materials. This provides more stable structure of the fence which make it lasting for long time with no cracks. 4. A thin countertop was made by a purpose of following the whole concept of minimalist. The thick one didn’t suit, that’s why the thin one has been used. Nevertheless, it turned out, that the thin one costs more than the thick one. The doors are made of solid wood, all other parts are made from MDF. However, it requires all standards and it made this way to keep the best solution for this particular case. There is an expensive hidden door system from the German company Hafele was installed. The final cost of the kitchen was more than $30,000, because it is tailored specially for this villa with using high-quality elements. 5. There is a large 50 cm drainage channel around the fence, large drainage pipes around the house and under the lawn that drain any volume of water. 6. This area is on flat ground. 5 minutes from the main road, you can easily get to a villa on any type of car. It’s one of the advantages of this particular property, compared to others in the same island area. 7. There are three large 25 cm plastic pipes drain water from the roof, they are hidden in the structure of the house and connected to the stormwater system, protected from leaves. 8. This house was built by one of the best construction companies on Koh Samui with 25 years of experience. Everything is done to quality, and the quality of construction been proved by previous cases of this company. You’re right, as there are many things to be considered. The owner of the villa has considered all of them based on his previous experience and knowledge, as you can see, based on all tech characteristics of the villa. Before your presentation, get your camera person to film the house first without you in it, and then incorporate those scenes in your video presentation. The first few intro minutes try showing the best scenes of the house in 360⁰ and then continue doing so in other spaces gradually. You gained a subbie though.

I like it a lot, beautiful. This would cost quite a bit more in Australia. I would have liked to see more of the surrounds and drone footage for those of us that dont know the area. And i agree less of the agent and more vision of the home. I l9ve the trees in the background, the basketball court and the pool. I agree with others bit of a shame there are no trees in the actual yard.
This house might have been okay if the glass ‘walls’ had opened on to a generous, COVERED, wraparound deck with a pool running alongside it, creating an indoor/outdoor style of living. (The house currently feels like a coffin to me.) The bathrooms are boring and MUCH too small. I’d also toss the basketball court and build a large sala, with a sunken lounging area and an outdoor dining table. I’d also completely cover the roof with solar panels and install one or two of Elon’s home batteries. BTW, the garage needs to be 4X that size. You asked. Blessings! 🙏🏻 Jess.🌹
Great place around Lamai. But fencing yourself off with a 2.5 meter high white concrete walls totally disconnects the house from the surroundings. Also the neighbour is awfully close. Plot should be larger. Nice glass windows...looks like they do not open and have zero overhang for shade. So it is basically a greenhouse which will be burning hell inside if aircon is not running nonstop. Would love to see the roof temperature too on a sunny day. As all trees were cut down, there is nowhere to hide from the sun. Climate will take it's toll within 3-5 years. Nice concept, wrong place, wrong price.

Unfortunately, it’s very complicated to design villa with all requirement the builder of this villa had and fully privacy with lower fence and with no neighbors around. The area is close to schools, markets and other amenities. Also, it is great to mention that there is no uphill on the way to the villa, which makes it even more convenient. Talking about the temperature and heat from the sun. It’s all was thought-through, what we are mentioning in the video. There is full climate control, ventilation system and the temperature of the roof never goes high because of construction of the building. There is an option to check it on a villa viewing too. Also, talking about the shades. They are placed in most important places, to wish make the living in this fantastic villa comfortable and staying within the whole concept. Hello! Thank you for bringing this up. Yes, that's correct. Sometimes the jungle can be quite noisy, especially during thunderstorms in the rainy season, for example. These glass walls add to the overall concept of the villa by providing protection from these elements.
There are some of course, but not as many as usually. This area is less-developed with new buildings, which help it stay same tranquil and quiet as it has been shown in the video.

I'm going to spoil the dream a little... Unfortunately, this house is close to a small street where you can see everything that goes on inside. So in terms of privacy, it's a failure. There's not too much traffic, but still. Then you don't want to be the one cleaning this house, which is a hell of a job, especially in a country like Thailand. Finally, if you don't want everything to rot with the humidity, you have to run the air conditioning 365 days a year. In fact, in the designer's delirium, everything is enclosed, which prevents ventilation. The design is not adapted to the country... The air conditioners are badly placed and the computer is useless in the light. In short, it's an architect's fantasy, but it's not adapted to the country and it's not pleasant to live in.... Everything is white... I find it sad. But it's a good effort and the presentation of the seller... nice video...
The fence on the street side is 2.7 meters high, so no one can see anything. The street is a dead-end with only 15 villas. The house has a ventilation system, and the air conditioners work perfectly in night mode. There is no need to open the window with the ventilation system, as the air is always kept at optimal freshness and humidity levels. There are no mosquitoes or any other insects in the house, which adds extra comfort. It is extremely comfortable to stay in the house, and good sound insulation allows you to fully relax. On the forest side, the trees block the sun, so it never shines on the computer. Cleaning the house 1-2 times a week is enough, and there is staff for that. Here’s a secret: in any house in Thailand, people use air conditioning 365 days a year. When a person doesn't have the money to buy a house, they will find a million made-up reasons not to do it.

I'm going to spoil the dream a little... Unfortunately, this house is close to a small street where you can see everything that goes on inside. So in terms of privacy, it's a failure. There's not too much traffic, but still.

Finally, if you don't want everything to rot with the humidity, you have to run the air conditioning 365 days a year. In fact, in the designer's delirium, everything is enclosed, which prevents ventilation. The design is not adapted to the country... The air conditioners are badly placed and the computer is useless in the light.
In short, it's an architect's fantasy, but it's not adapted to the country and it's not pleasant to live in.... Everything is white... I find it sad.
