Is it just me or is Blue Heron cutting corners? I understand that Oculus is only (6.3 million 😅) but the design /craftsmanship is not Blue Heron .
I'm officially a "no comment" on that one Patrick. ;) Some items are questionable (in terms of BH design). But perhaps we're entering a new era with them? They tend to be on the cutting edge of design. So time will tell if this home holds up and/or is a pioneer for new design. But again.. I completely understand your perspective. ;)
I know right I’m kinda disappointed
I have always loved Blue Heron homes. This house has a different vibe to me in that the space seems/feels more segmented. I must say in response to your rainfall shower head question, I truly hate them, so I believe if a woman is going to live in this home, she will appreciate not having water beat down on her head.😊
Love the organized feel of the walk in closet, but it needs a little something to make it feel lux.

I'm so glad you enjoyed the tour. And yes, it seems as though we're entering a new design language that omits the rainfall shower heads. 🤷♂️ The next BH home out next month is incredible and at $10M. But that too omitted the rain fall.
Beautiful home. I especially love the covered outdoor patio. And the Master suite with separate bathroom areas. Much like our home that has his and hers separate bedrooms. A much have for whenever my hubby works my nerves. I just tell him to go to your room 😂😂😂.

Oh having a rain shower in the bathroom is highly overrated. Having a extra large shower is just fabulous for sharing with whomever we envite . Ours can easily fit up to 6 people 😊

Great showing Bryan! The Primary suite is absolutely lacking, Linear fire place and large rain fall shower head.
Well, officially "no comment" on that one... ;) But certainly a new design language for this project. Oddly, I'm seeing more and more new remodels without the rainfall shower head. Odd...

Awesome content as usual. Starting to look like homes in Marbella and Spain. Kinda at least. What is Blue Herons profit margin ? Less than similarly priced Toll Bros or even architectural firm designed?
Frankly, I have no idea what their margins are. So much depends on when the land was acquired and and what cost. This was a slight departure from previous designs, so who knows. Typically new BH homes sell quite quickly. Let's see if this goes quick, or takes some time.
Love the primary shower, pool and oculus cut out - from the 2nd floor I feel that I'm inside the Guggenheim museum. Don't like the sunken courtyard seating area - feel that I would fall down after a night of drinking wine. Don't like how shallow the kitchen cabinets are - would it have hurt to add another 4'' ? Don't like the waist height pull out microwave - who wants to bend down while they're watching their pizza reheat. Overall, excellent property. Nice tour.
Some great comments there! Love "night of drinking wine". Thats how I felt about the "steppers with rocks" BH typically does in the home. I absolutely LOVE the look. Question my personal "night walk to bed" though! Hahaha Thanks for watching and great comments!

Blue Heron is VERY protective of their custom home floorpans.
If I had the money? I would not buy. It’s too exquisite for my liking. I love to bbq. The smell will linger in the house for months. This property is truly a masterpiece!!!!

how does the glass stand up to heat over time?
Glass really is never the issue. Typically the SEALS for the low e windows tend to dry/crack/breach before you ever have actual window pane issues.
Bryan I like this new style of BH. Question how does BH get away with the Big Pool? Is it legal???
Blue Heron pulled the permit to build BEFORE the new law was implemented. One of the last ones like this you'll see!

OMG.... When I was reviewing the footage and doing my edits, I noticed the same thing. "NOW". Apparently I need to work on a new "transition" word! Hahaha!
Nice home but the kitchen.. Low ceiling, really dark, no view.
I feel you. Sometimes it's difficult to tell from the video since the exposure is brought up, but MANY of Blue Heron's properties have very dark kitchens. Much more focused recessed lighting and moody. Most have lower'ish ceilings that flow out into the double height ceilings in the family room.

As always, great video. I am a fan and really appreciate your content. You have really helped me to understand the Las Vegas market a lot better. Can I make a critical statement? Not keyboard warrior critical, but still a criticism nonetheless. You will hold a builder responsible for a multimillion dollar build without two or more dishwashers, but you failed to address the elephant in the room or should I say “Primary Bathroom” in this project. Ok, before I go all Kat Williams, I’ll stop here LOL. I’ll tell you what, you can make it up to your loyal fandom by doing a review of the $10M property next door.

So here's the rub. The dishwasher thing is kinda like "my thing". I'm one of the only fools out there that actually cares THAT much about having TWO dishwashers. I meant it in the beginning, but then it took on a life of its own and now it's just part of the show right?
Now, while I'm always honest about pointing out features to the audience and clearly you can infer that I'm not a huge fan of a particular design choice, I also have to be CAREFUL not to trash a property. By doing so, it basically deters people from wanting me to show the property. There have been times that I literally walked in, and had to walk out because there was just no way I could PRETEND the house was desirable with a straight face. I have about 3 videos that I filmed, that upon editing I just felt the house sucked and my criticism was just too honest and too much. One "semi-famous" home (still on the market) in particular I'm sitting on that was an absolute abomination. It's literally HILARIOUS. But not for public consumption.
Hope that makes sense as to why I'm more "subtle" about my criticisms and rather "pose the question" to the audience. If I say, "Huh, that was an interesting choice..." you know I'm saying this decision was trash! Hahahaha
Then of course, I have people stating, "We want to see the house, we don't want to hear what you like or don't like". LOL So sometimes you just can't beat the Katt Williams of the world bro! Hahaha. Thanks again!

Was there a shake up at Blue Heron? This doesn't seem up to their design and finish standards. It's very nice but lacking the "wow" factor that they're known for IMHO.
I don't think there have been any substantial changes. Perhaps a change in design philosophy for this project. But certainly a departure from recent previous builds. 🤷♂️
Kitchen is trash. Rocks are stupid. Lots of glare. Wasted potential. Blue chicken wrapped the coop here

Out of curiosity, what would you do to IMPROVE the property?
@@leboknows You are awesome, BH usually is too... So, where to begin. I think it ran out of money and had to get on the market asap. For a Blue Heron (I'm a fan), it is mainly generic boxes attached to more boxes with very few decent upgrades making rooms feel less friendly than an enterprise rent a car office. The kitchen is too small and there is no chef's kitchen for a home of this size. Did I miss a wine wall or did I lose interest? My 30 year old bbs/fridge/sink set up is better than whatever that atrocity is. The pool has one point of entry that is not all rocks and it's at the farthest point from the house. There is a pony wall in the loft above the relatively small family room. The smoked glass will get women mad that they can't adjust makeup easily as pointed out by two women i watched the video with. There is a lack of feature walls. The new regs ruined the excessive, but often welcomed, water features BH is known for. The lighting, you even mentioned it, is lacking. Your view is a pile of rocks, for now. I like the concept, but it feels unfinished and more like a Toll Bros or Icon on steroids. There are some BH homes I'd love to have here in the other BH (Beverly Hills), especially the Vigor home.

Well, you can always add the solar. Now that we're seeing a TON of resale homes with solar, it's becoming a substantial issue across the board. For the environment, no brainer. From a financial aspect, it's kind of like building a pool. Nice to have, but you're only going to recapture a minute portion of the capital investment. Considering most solar takes 10+ years to break even, it's very much not for everyone.
Looks like you can hop the fence into the yard of another Blue Heron home
Well, thats true of virtually every home in Vegas though. You can spend $30M and you'll have a neighbor with a 6ft wall next to you.
