She needs to breathe. I rented for years after my divorce. I had one child, lots of debt. Breathe and take care of the two of you. Do not rush to buy a home. Things will get better.
We all need to take a deep breath! Everything will be okay. But it will not go well if you make decisions with this heightened level of anxiety. My worst decisions have been made when my emotions were going haywire. It’s understandable why she’s nervous but I wish someone in her life would help her breathe and sit for a minute. It can’t be easy doing it all on your own. Prayers for her.
I’ve been having major anxiety over selling my home that I had a tenant in for the past year. This eases my mind a lot! Glad she asked so that I don’t have to!

If someone qualifies for a home, they should get one. I know someone who chose to wait and lost their job. Missed the opportunity. There’s no problem with loosing income in a house especially if your smart with money. One can find another job if something happens. I’ve lost a job in a home and was glad I didn’t rent. I found work after. The mortgage company is more forgiving than a landlord right now.
If she already has committed to the area that's all the matters. She says she is very employable - some jobs you will always find opening (healthcare).
It’s a really good call, because it gives everybody a really good example of how emotion can cover in your life. It doesn’t mean you shouldn’t have emotions but when they govern your logical thought processes that can be a problem.
Listening to Dave on this call, it helped calm down my own anxiety over things that are happening around me, (although it's not a house issue for me lol), but it really did help make me feel calmer by just listening to him on this call though.

Prices are so inflated right now, you can't get a mortgage payment that is only 25 percent of your pay. Dave doesn't understand that this "requirement" was doable before the pandemic but it's nearly impossible right now.

We just sold our house as well, and will be moving to a new city. And are having such a hard time finding a house in our price range. My fiancé switched career paths and is starting from bottom up. And houses prices in a whole are sooo expensive, and interest rates are crazy. 😔

I need help figuring this out. So you should not buy a home if your payment is going to be 25% to 28% of your income. When I bought my first home my payment was more than half my income, yes more. Picked up a second job and glad I did, because years later it all worked out.

Depends on the state. I've seen plenty of lower end homes (yes that are older but still good condition vs obvious problems). But most people want "pretty" & new and more space than you ever will use vs sacrificing the facade for a house you can be financially stable in and make a home.

When you know you'll be in an area for a few years, when you have a stable job, when you have the down-payment, when you like the house, etc. Things always even out in the housing market, and if you're waiting for the stars to align before you buy or sell, you're going to get left on the sidelines. Just buy/sell when it's the right TIME for you and your family.
Unless it’s financially killing you, it doesn’t make sense to sell a home that you own in order to rent. Real estate will increase in value over time, and you will build equity, rent is money flushed down the toilet.

Owning a home is a key for working people, to keep their wealth in the long term. Your home usually keeps up with inflation, think of it as a savings bank that could pay up to 10% per year. Thats if you can afford it and manage it. People who don't own a home at some point of their lives are doing a disservice to their family's wealth.

Didn't you have a fully funded emergency fund before you bought your house. If so, this fund would have been there to help you through those three months of changing jobs. If not, this should have come up in the call. Too much house requires too much emergency fund!

15 year is such a mistake. Get a 30, it actually lowers your risk profile. This is where Ramsey is wrong. 15 means you're paying more on a monthly basis. Debt is not inherently risk. Monthly payment obligations are the risk.
Dave’s goal is not to avoid risk…it’s to provide the public with a repeatable plan that gets them from broke to financial freedom in the fastest way. I don’t follow all of Dave’s advice (mostly avoidance of CCs) and am not in the program. I just listen careful and think you’re misinterpreting his advice.

A 15 increases your risk profile initially, but it's even after the first few years. After ten years your risk profile is much lower.
